At a glance

  • Over 12 months to end of June 2026, houses sold at a median of €5,500/m² in the Alpes-Maritimes and €4,200/m² in the Var; on the French Riviera, the median falls to €4,000/m² in Fayence, in the Var hinterland, and reaches €25,000/m² in Saint-Tropez, higher still in Saint-Jean-Cap-Ferrat.
  • On the French Riviera, a villa is priced on its real sea view, the sea within walking distance, peace and quiet and its land, far more than on its floor area.
  • In Cannes, the median house sold for €6,700/m² over 12 months to end of June 2026, yet one sale in ten went above €18,600/m²: from one hill to the next, the same floor area does not fetch the same price.
  • Home Select, a buyer’s agent on the French Riviera, searches for your villa from the Maures coast to the Italian border, off-market included, then vets and negotiates it for you, with fees due on success only.

The market

The market for villas on the French Riviera, in figures

Official sales records do not separate villas from houses: the figures here are house prices, and villas make up the top of that market. Over 12 months to end of June 2026, the median stood at €5,500/m² in the Alpes-Maritimes and €4,200/m² in the Var, but the coast lives on another scale. At the top of the table, Saint-Jean-Cap-Ferrat’s median rests on very few sales. Next come Saint-Tropez (€25,000/m²) and Ramatuelle (€18,200/m²), then Roquebrune-Cap-Martin (€13,100/m²) and Èze (€12,400/m²); Gassin, La Croix-Valmer and Grimaud form a plateau between €9,100/m² and €10,100/m². Nice (€6,500/m²), Cannes (€6,700/m²) and Antibes (€6,800/m²) post similar medians because they mix ordinary town houses with exceptional villas.

Within a single town, the address counts for more than the town. In Antibes, one house sale in ten went above €14,800/m²; in Roquebrune-Cap-Martin, that top tenth starts at €31,100/m², carried by the villas of Cap Martin, and in Saint-Tropez at €53,200/m². Four things make the gap: a real sea view, judged from the living room rather than the roof; the sea on foot, with no road to cross; quiet, away from busy corniche roads; and flat, sunny land with a pool that already has its permit. Condition comes next: a 1970s villa in need of work sells below a renovated one, provided the works are costed before you make an offer.

Then comes liquidity, which tells you how many villas you will be able to compare. Over 12 months to end of June 2026, Nice recorded 8,045 sales of all property types, Cannes 2,536 and Antibes 2,164: supply is broad, and sorting is most of the work. Saint-Tropez recorded just 190, Ramatuelle 65 and Saint-Jean-Cap-Ferrat 56: in markets this narrow, the finest villas change hands privately, without a listing, and the network is what opens the door. In the hills, Mougins runs one of the busiest house markets on the coast, at a median of €7,300/m²: there, a family villa is no rarity.

Six areas from west to east, each with its own prices, buyers and pitfalls.

01

The Maures coast

From Cap Bénat to Cavalaire-sur-Mer, the Maures massif runs down to the sea opposite the Îles d’Hyères: villas tiered among pines and cork oaks, small coves, and a coast that has kept its family feel. Medians stay moderate for the Riviera, €6,000/m² in Bormes-les-Mimosas, €8,500/m² in Le Lavandou and €7,400/m² in Cavalaire-sur-Mer, and villas in Le Lavandou are chosen for the view of the islands and a beach you can walk to. This is where families buy the house for every summer. The slopes are steep: check the driveway, parking and the brush clearance required around the house.

The tiled roofs and the campanile of the old village

02

The Gulf of Saint-Tropez

The most expensive market in the Var: a median of €25,000/m² in Saint-Tropez and €18,200/m² in Ramatuelle, where France’s Coastal Law and protected sites make every building permit precious. Villas hide among the pines of Les Parcs de Saint-Tropez, above Pampelonne or on the ridges of Gassin; across the gulf, Sainte-Maxime (€8,100/m²) enjoys the same water for far less. Villas in Saint-Tropez often change hands without ever being listed. Value is read in the distance to the beach, the exposure to the mistral and the summer traffic; always ask for the permit history, because a pool built without consent remains the buyer’s risk.

French Riviera - Les Issambres - Gireliers beach

03

The Estérel and the Gulf of Fréjus

East of Fréjus, the red rock of the Estérel drops into a deep blue sea, and the Corniche d’Or coast road serves villas clinging to the slope from Agay to Le Trayas. Saint-Raphaël offers the widest choice, from the pines and historic golf courses of Valescure to the villas of Boulouris, at a median of €5,500/m²; in Théoule-sur-Mer, Port-la-Galère and Miramar are addresses with nothing but sea in front. Fréjus (€4,800/m²) and Les Issambres offer more accessible villas under the pines, and the TGV station in Saint-Raphaël draws families who live here all year. With a forest massif behind, wildfire risk is checked plot by plot.

04

Cannes and Antibes

In Cannes, La Californie and Super Cannes look down on the bay and the Lérins Islands, while La Croix des Gardes offers the calm of a wooded hill; in Antibes, Cap d’Antibes, a confidential market of world rank, keeps its estates out of sight behind the pines. The medians, €6,700/m² in Cannes and €6,800/m² in Antibes, hide wide gaps from one hill to the next. When the budget tightens, Le Cannet and the heights of Vallauris look over the same bay. Have the view measured: a villa sold as sea-view sometimes sees only a sliver of blue.

05

The hinterland, from Mougins to Vence

A few minutes from the sea, the hills offer what the coast cannot: flat land, large gardens, pools in full sun and the hush of the pines. Mougins (€7,300/m²) and Valbonne (€7,300/m²) draw international families working in Sophia Antipolis, with international schools close by; Roquefort-les-Pins (€6,500/m²) and Biot offer the same life under the pines, while Saint-Paul-de-Vence and Vence add views and the legacy of Chagall and Matisse. The market runs all year, and each square metre buys more land than on the seafront. Check the drainage: many villas are not connected to mains sewerage.

06

From Nice to Menton

Between Nice and Italy, the Alps plunge into the sea in a string of famous headlands and bays: Mont Boron, the bay of Villefranche, Saint-Jean-Cap-Ferrat, the corniches of Èze, Cap Martin. Villas are scarce here and every square metre is expensive: a median of €12,400/m² in Èze and €13,100/m² in Roquebrune-Cap-Martin, while Saint-Jean-Cap-Ferrat recorded only 56 sales of all types over 12 months to end of June 2026. Monaco and Nice airport bring a highly international clientele; in Nice itself, villa hunters look to Mont Boron, Cimiez and Gairaut. The Belle Époque villas of Beaulieu-sur-Mer and of Garavan, in Menton, call for a thorough structural survey.

Properties

The properties people buy on the French Riviera

The Belle Époque villa

Built between the late nineteenth century and the 1930s for wealthy winter visitors, it is known by its turrets, loggias and gardens of rare species, in Beaulieu-sur-Mer, on Cap Ferrat, on Mont Boron, in Garavan or in La Californie in Cannes. Many were split into apartments; those still whole are among the most sought-after homes on the coast. Have the roof timbers, roofs, services and retaining walls surveyed, read the co-ownership rules if the villa has been divided, and remember that in a protected area, façade work needs the approval of the state heritage architect.

The Provençal-style villa

Round terracotta tiles, ochre render, painted shutters and a pool among the olive trees: the most common villa on the coast, from Mougins to Valbonne and from Roquefort-les-Pins to the hills of Grimaud. Mostly built between the 1960s and the 1990s, it offers real gardens and layouts made for family life, but its insulation, windows and heating are often original. Cost the renovation before you offer, have the septic system inspected, and check that every extension, pool house and pool has its permit.

The contemporary villa

Flat roofs, wide glazing, concrete and glass facing the sea: the architect-designed villa has spread across the slopes of Èze, Super Cannes, Théoule-sur-Mer and the Gulf of Saint-Tropez, often in place of an older house. It sells on view, light and the absence of works. If it is under ten years old, ask for the permit, the completion certificate, the structural damage insurance and the builders’ guarantees; in every case, have the waterproofing of the roof terraces checked, the weak point of the style.

The villa in a gated estate

A guard at the gate, private roads, sometimes a beach or a harbour: the gated estate is a Riviera speciality, from Les Parcs de Saint-Tropez to Guerrevieille in Sainte-Maxime and Port-la-Galère in Théoule-sur-Mer, and on to Terre Blanche near Fayence. Buyers come for security and peace of mind, precious in a villa lived in a few months a year. Read the estate’s specifications and the statutes of its owners’ association: they set the architecture, fences, sometimes even the colours, and the service charges can be heavy.

The waterfront villa

The rarest property on the coast: a villa set on the rocks with its own access to the sea, on Cap d’Antibes, Cap Ferrat or Cap Martin, at the foot of the Estérel or along the Maures corniche. The Coastal Law strictly limits new building at the water’s edge, which freezes supply. Have the route of the coastal footpath checked, along with the licence for any jetty on the public shore, the state of the rock defences and the exposure to storms.

Our method

How Home Select searches on the French Riviera

It starts with a precise brief: the life you want in the villa, the seasons you will spend there, what you are prepared to pay for view, land or the sea on foot, and the full budget, notary fees of 7 to 8% included. Every day, Home Select then cross-checks the listings, the properties passed on by its network of 15,000 agents and professional partners, and those that will never be advertised: on the French Riviera, a large share of prestige villas sells off-market.

Each shortlisted villa is vetted on paper, then viewed before you, in a filmed pre-visit with the seller’s agent or the owner: you only travel for the houses that deserve it. The checks are specific to this coast: the local zoning plan and the Coastal Law for any extension or pool, the wildfire risk plan and brush clearance, ground movement on steep plots, private drainage, rights of way and view easements, and the rules of the co-ownership or estate. Have an architect or builder price any works before you make an offer.

Negotiation is conducted with the file in hand: comparable recorded sales, time on the market, planning constraints. Home Select defends your offer, follows the preliminary contract with your notary, the conditions precedent and the financing, then stays with you until completion and the handover of the keys. Its fees are due on success only.

One method, two ways in

Both are billed only if the property is found and the purchase completed. On top comes 10% of the negotiated reduction: Home Select is also paid on what you save.

Frequently asked questions

Buying a villa on the French Riviera: your questions

Where can I buy a villa with a sea view on the French Riviera?

The widest views are on the slopes: Super Cannes and La Californie in Cannes, the corniches of Èze and Roquebrune-Cap-Martin, the heights of Théoule-sur-Mer and Sainte-Maxime, the hills of Gassin and Ramatuelle. The headlands bring the sea closer, at much higher prices. Home Select checks every view from the house itself before putting it to you.

Var or Alpes-Maritimes: where should I buy a villa?

Over 12 months to end of June 2026, houses sold at a median of €5,500/m² in the Alpes-Maritimes and €4,200/m² in the Var. The Alpes-Maritimes offer Nice airport, Monaco, year-round life and world-class headlands; the Var offers more land, sandy beaches and the more seasonal Gulf of Saint-Tropez. The choice depends first on how you will use the villa and how far from the airport you are happy to be.

Where are villas cheaper on the Côte d’Azur?

A little way back from the water. In the Var, Fayence (€4,000/m²) and Fréjus (€4,800/m²) sit well below coastal prices; in the Alpes-Maritimes, Grasse (€4,800/m²) and Vence (€5,400/m²) offer villas with land in the hinterland. If land matters more than the sea, a house on the French Riviera or a villa in Provence widen the field, and Home Select helps you weigh view, land and the sea on foot.

Saint-Tropez or Cap Ferrat: where should I buy an exceptional villa?

Two summits of the Riviera, two ways of living. Saint-Tropez, where the median house reached €25,000/m² over 12 months to end of June 2026, is a summer destination of beaches and pines; Saint-Jean-Cap-Ferrat, with only 56 sales over the same period, is a discreet peninsula between Nice and Monaco where great estates rarely change hands. In both, the finest villas sell without a listing, and Home Select’s network is what gives access to them.

What costs come on top of the price of a villa in France?

First, notary fees of 7 to 8% of the price for an existing property. Then the annual property tax, the residence tax that second homes still pay, garden and pool upkeep, compulsory brush clearance in wooded areas and insurance; in a gated estate, add the owners’ association charges. Home Select puts these costs together before you offer, so the price hides no surprises.

Can I extend a villa or add a pool near the sea?

It depends on the town’s zoning plan, the Coastal Law and often a risk prevention plan. On the coast and in wooded areas, building rights can be very limited, sometimes nil, whatever the size of the plot. Home Select has these rules checked before the offer and, where needed, makes the purchase conditional on obtaining a permit.

What are the wildfire rules for a villa in the South of France?

In towns exposed to forest fires, which are numerous in the Var and the Alpes-Maritimes, owners must clear brush around their house, usually over fifty metres and sometimes more under local rules, even onto a neighbour’s land if the zone reaches it. Home Select checks the villa’s exposure, the state of the clearance, access for the fire services and the risk prevention plan, which can restrict works.

Is it worth using a buyer’s agent on the French Riviera?

Yes, because the best villas are rarely advertised, and those that are often hide a flaw the listing leaves out: a partial view, a noisy road, a missing permit, unbuildable land. A buyer’s agent works for you alone, on the buyer’s side, from shortlisting to negotiation. Home Select, a buyer’s agent on the French Riviera, adds its network of 15,000 agents and professional partners and fees due on success only.

How much does a villa cost on the French Riviera in 2026?

Over 12 months to end of June 2026, the median price per square metre of villas on the French Riviera ranged from €4,000/m² in Fayence to €37,400/m² in Saint-Jean-Cap-Ferrat. Alpes-Maritimes: €5,500/m² median for villas, over 4,000 sales. Var: €4,200/m² median for villas, over 8,948 sales (DVF / DGFiP via data.gouv.fr, October 2026 release, 12 months to end of June 2026). Home Select reads these figures street by street before any offer: view, land and condition make most of the price.

How long does it take to buy on the French Riviera with a buyer’s agent?

The calendar depends on how rare the target property is in {nom} and on your availability: Home Select frames it at the brief, then holds it. Properties are first seen on video, and your decisive viewings are grouped into a single trip.

How do you reach off-market properties on the French Riviera?

Through the network and direct approach: Home Select receives more than 100 properties every day from its 15,000 professional partners before they go on sale, and also contacts owners when the setting calls for it. In {nom}, the monitoring starts with two sectors: Saint-Jean-Cap-Ferrat and Saint-Tropez. That is often where the unfindable property is.

What are your fees on the French Riviera?

Home Select, a buyer’s agent on the French Riviera, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above, plus 10% of the negotiated reduction in both cases. Home Select is paid on success only, and also on what you save: nothing is due until you have bought.
