What price can you aim for in France?

Your deposit, your income, the loan: the maximum price of a property follows, once purchase costs and works are paid. Here is the calculation, with the two rules French banks apply.

Indicative estimate. Costs use the departmental duty raised to 5%, which most departments apply, and the loan finances at most the property price. The approval comes from the bank, on your file. Nothing is sent to a server, everything is computed in your browser.

The two rules that set your budget

The first concerns the monthly payment: French banks cap it at 35% of the household’s net income, insurance included and existing loans deducted. The capital they lend follows from the rate and the term; for a buyer living abroad, the term rarely exceeds 20 to 25 years.

The second concerns the deposit: the loan finances the property price, rarely the costs. The deposit therefore pays the purchase costs and works first, then a share of the price. When the buyer lives outside France, banks often expect that share to reach 20 to 40% of the price.

Example: with a deposit of €150,000 and a net income of €9,000 a month, no other loan, at 3.5% over 20 years, the monthly payment can reach €3,150. The bank then lends about €521,000, and the maximum price of an existing home comes out at around €623,000, purchase costs of €47,600 included.

Frequently asked questions

Can the loan finance the notary fees?

Rarely, and almost never for a non-resident buyer: the bank finances the price, the deposit covers the purchase costs, around 7 to 8% of the price for an existing home. That is why the calculation takes them out of your deposit first.

Why is the monthly payment capped at 35% of income?

It is the rule of the High Council for Financial Stability, which French banks have applied since 2022: the monthly payment, insurance included, does not exceed 35% of net income. A small share of files may depart from it, first for a main residence.

What about a cash purchase?

Leave the income at zero: the maximum price is then the one your deposit pays, costs included. An offer without a loan carries no financing condition, which counts in the negotiation.

Is the budget framed before the search?

Yes. Your Home Select buyer’s agent validates it with you from the first exchange, with a broker if a loan is needed: the search starts from a price that can be financed, and the purchase offer from a file already built.
