The Perros market is a market of villas: old granite houses, family homes from the thirties, discreet contemporary builds on the high points. Values stand mid to high for northern Brittany, with a front row, Ploumanac’h, Trestrignel, that no longer compares with anything. The clientele is Breton and Parisian, often tied to sailing, and houses are handed down as much as they are sold: a family market, slow, solid, very closed in summer.
Scarcity lies in the geography: the protected site of Ploumanac’h and the line of the customs officers’ path lock the coast, and sea-view villas are not being recreated. A house on the chaos or an address plunging towards Trestrignel almost never lists: it trades between families, sometimes after years of waiting. Monitoring and the network do more here than budget, and in summer everyone occupies their house: decisions are taken at the autumn return.
As for the fabric, granite forgives nothing: the old houses, sound in appearance, sometimes hide damp and joinery to redo, and sea air wears the front rows. The gap is real between a town-centre villa, practical all year, and a coast address, sublime in September, demanding in February.
