Do you hunt year-round homes, or only second homes?
Both: year-round living grows in the valley villages, while altitude resorts remain the heart of the weekend market. Two hunting logics, run in parallel when the project calls for it.
What are property prices in the Alps in 2026?
Based on actual recorded sales (DVF / DGFiP via data.gouv.fr, millésime avril 2026, ventes 2025), the market in the Alps ranges from €9,600/m² (Megève) to €11,800/m² (Courchevel) in medians. These are market benchmarks, not an appraisal: the address, the floor, the condition and scarcity make the final price.

In 2025, 708 sales were recorded in the Alps on our surveyed cities, led by Chamonix (320 sales) and Megève (231 sales). A living market, where reading the micro-markets finely decides everything.
