Home Select charges 2.5% of the net purchase price with the Exclusive offer, under an exclusive search mandate (minimum €10,000 incl. VAT, every budget), or 1.5% with the Confidential offer, under a simple mandate, reserved for projects of €2m and above and devoted entirely to off-market properties. The service is the same, in full, and so is the rule: 100% on success. In both cases, Home Select also receives 10% of the negotiated reduction: you keep 90% of every euro won on the price. No file fees, no deposit, no subscription: the fee is paid on the day of the signing before the notaire, and nothing is due if you do not buy. Home Select negotiates 6% on average off the asking price, measured across 1,200+ completed purchases since 2011. The negotiation covers the price, but also the conditions, the timelines and the works revealed, and it rests on real comparables documented in the offer file. On a property at €800,000, the 6% Home Select secures on average represents €48,000, of which €4,800 goes to Home Select as its 10% share of the negotiated reduction and €43,200 stays with you: the negotiation most often funds the search itself.

Home Select takes a search to an accepted offer in 45 days on average, against roughly six months for a search undertaken alone, and sends you its first proposals within 48 hours. The real timeline depends above all on how rare the target property is: it is framed in the brief, then held. Once the offer is accepted, allow around three months between the preliminary contract and the final deed before the notaire, the time for the cooling-off period, the conditions precedent and the financing.
