Fifteen years, 1,200 buyers guided and a 4.8/5 rating on Google later, the method forged on the densest, most contested market in France now serves your region. Your dedicated finder sets your brief, activates a network of 15,000 agents, notaries and managing agents, taps the off-market, pre-visits, negotiates, then stays with you through to the notaire signing, in full confidentiality. Everything starts with a thorough conversation: the use of the property, the real budget, the non-negotiable criteria, the calendar. This written framing becomes the roadmap of the hunt, and avoids the months lost viewing beside the point.
We cover the whole market: published listings, and above all what is never displayed anywhere. Our network of 15,000 professional partners surfaces more than 100 properties for us every day before they go on sale, and we approach owners directly when the setting calls for it.
Every lead is verified, visited or analysed for you: commented video, technical sheet, first figures. You only travel for properties that truly match the brief.
The offer is drafted and defended by Home Select, complete file in hand. The negotiation covers the price, but also the conditions, the timelines and the works revealed.
Preliminary contract read line by line, surveys, co-ownership rules, charges, easements: every document is checked before you commit. Local points of vigilance, from the coast to the mountains, are in our checklists.
We stay by your side through to the signing before the notaire, and after: contractors, formalities, moving. Our work ends when you are settled in, not when the deed is signed.

They work for the buyer, never for the seller: framing the project, monitoring the whole market including off-list, qualified shortlisting and viewings, negotiation, guidance through to the notaire. You only view the essential: 3 viewings on average instead of 40. The profession is regulated by the Hoguet law and requires a professional T card: the one Home Select has held since 2011 covers the whole of France.

At Home Select, 2.5% of the net purchase price with the Exclusive offer (minimum €10,000 incl. VAT), or 1.5% with the Confidential offer reserved for projects of €2m and above. 100% on success: nothing is due until you have bought. Every figure is published on the fees page: a transparency that is rare on this market, and deliberate.

A share of our clients live abroad or far from their search area, and the method is the same for everyone: briefing by video call, every lead checked and viewed for you, commented video and technical sheet before any travel. You only travel for the shortlisted properties, and a notarised power of attorney even allows you to sign without coming. The buying remotely guide details the journey step by step.

These properties never appear on the portals: selling them discreetly suits the seller, buying them without competition suits the buyer. The property finder holds a search mandate: they represent the buyer and defend the buyer’s interest, from the price to the conditional clauses of the preliminary contract. The two professions are complementary, their interests are opposed. Home Select has only ever worked on the buyer’s side, since 2011.

Yes, entirely. No file fees, no deposit, no subscription: the full fee is due on the day of the signature before the notaire, and if no property is bought, nothing is due. That is the rule of both offers, Exclusive and Confidential alike, written black on white in the search mandate.
