The exclusive mandate entrusts the whole search to one finder, who dedicates their resources: it is the frame of the full offers. The simple mandate keeps more freedom, often with a tighter scope: at Home Select, the Exclusive offer covers every budget, the Confidential offer is a simple mandate dedicated to off-market for projects of €2m and above.
The scope (cities, property types, budget), the duration, the fees (amount or percentage, minimum, terms), the termination conditions and each party’s obligations. A valid professional licence is required: ask for it.
A reasonable duration is counted in months, with a short written notice. Check what happens if you find alone: a good mandate does not penalise you for a property the finder never showed you.
Finder fees are free but must be written in the mandate. Home Select publishes theirs: 2.5% of the net purchase price (minimum €10,000 incl. VAT), or 1.5% for projects of €2m and above, due on success only.
