What is a property search mandate?
It is a contract by which you entrust a finder with the search for your property: criteria, budget, area, method, fees. The finder commits their resources; you commit your loyalty for the duration.

The search mandate is the contract binding the buyer to their finder. Read well, it protects both parties: here is what it must contain, and what you must check.
Exclusive vs simple mandate
The exclusive mandate entrusts the whole search to one finder, who dedicates their resources: it is the frame of the full offers. The simple mandate keeps more freedom, often with a tighter scope: at Home Select, the Exclusive offer covers every budget, the Confidential offer is a simple mandate dedicated to off-market for projects of €2m and above.
What the mandate must contain
The scope (cities, property types, budget), the duration, the fees (amount or percentage, minimum, terms), the termination conditions and each party’s obligations. A valid professional licence is required: ask for it.
Duration and termination
A reasonable duration is counted in months, with a short written notice. Check what happens if you find alone: a good mandate does not penalise you for a property the finder never showed you.
Fees: how are they framed?
Finder fees are free but must be written in the mandate. Home Select publishes theirs: 2.5% of the net purchase price (minimum €10,000 incl. VAT), or 1.5% for projects of €2m and above, due on success only.
Can a search mandate be terminated?
Yes, per the written conditions of the mandate: duration, notice, grounds. Read them before signing, not after.
Does the mandate bind a purchase?
