At a glance

  • Over 12 months to end of June 2026, houses sold at a median of €2,500/m² in the Pyrénées-Atlantiques and €2,500/m² in the Landes; on the coast, the median runs from €4,500/m² in Bayonne to €7,900/m² in Biarritz, and reaches €12,000/m² in Hossegor, on the Landes coast.
  • In the French Basque Country, a house is priced on its real ocean view, the beach within walking distance, its land and the condition of the building, far more than on its floor area.
  • Houses are scarce on the Basque coast: over 12 months to end of June 2026, Bidart recorded just 142 sales and Guéthary 45, all property types combined, and the finest houses often change hands without ever being listed.
  • Home Select, a buyer’s agent in the French Basque Country, searches for your house from Seignosse to Saint-Jean-de-Luz and in the villages of the Labourd, off-market included, then vets and negotiates it for you, with fees due on success only.

The market

The market for houses in the French Basque Country, in figures

Over 12 months to end of June 2026, the median house price stood at €2,500/m² in the Pyrénées-Atlantiques and €2,500/m² in the Landes, but the coast lives on another scale. At the top, Hossegor, on the Landes coast, reaches €12,000/m²: its pine forest, its saltwater lake and its famous wave draw buyers from Paris, Bordeaux and northern Europe to very few houses. Next come Biarritz (€7,900/m²) and Bidart (€7,000/m²), then Anglet (€6,600/m²) and Seignosse (€6,500/m²); Saint-Jean-de-Luz (€5,400/m²) and Bayonne (€4,500/m²), a town of apartment buildings where houses are scarce, bring up the rear. These medians mix town houses with grand villas: they give the scale of a town, never the price of an address.

Within a single town, the address counts for more than the town. In Biarritz, one house sale in ten went above €13,300/m²; in Hossegor, that top tenth starts at €19,600/m², and in Bidart, sales ranged from €3,400/m² at the first decile to €12,200/m² at the last. Four things make the gap: a real ocean view, judged from the living room; the beach on foot, with no road to cross; land, which is scarce and small on the coast; and quiet, away from the coast road and the A63 motorway. Condition comes next: in this oceanic climate, roofs, timber and damp are checked before any offer, and a 1970s house in need of work sells below a renovated villa, provided the works are costed first.

Then comes liquidity, which tells you how many houses you will be able to compare. Over 12 months to end of June 2026, Bayonne recorded 979 sales of all property types, Biarritz 784 and Anglet 764, where apartments dominate; yet Anglet is where most houses on the coast change hands. Saint-Jean-de-Luz recorded only 343 and Hossegor 145: in markets this narrow, fine houses change hands through inheritance or private sales, and the network is what opens the door. If town life appeals more, an apartment in the French Basque Country widens the choice, and a house in Charente-Maritime opens up another Atlantic coast; our guide on where to buy in the French Basque Country compares the areas.

Houses, town by town

Town Median per m² 1st to 9th decile Sales over 12 months
Hossegor €12,000/m² €5,400/m² – €19,600/m² 76
Biarritz €7,900/m² €4,700/m² – €13,300/m² 120
Bidart €7,000/m² €3,400/m² – €12,200/m² 45
Anglet €6,600/m² €4,100/m² – €11,300/m² 220
Seignosse €6,500/m² €4,100/m² – €10,600/m² 92
Saint-Jean-de-Luz €5,400/m² €2,800/m² – €8,200/m² 59
Bayonne €4,500/m² €3,200/m² – €6,700/m² 104
  • Pyrénées-Atlantiques: €2,500/m² median for houses, over 4,103 sales.
  • Landes: €2,500/m² median for houses, over 4,751 sales.

Where to buy

Where to buy in the French Basque Country?

Six areas from north to south, from the Landes coast to the hills of the Labourd, each with its own prices, buyers and pitfalls.

01

Hossegor and Seignosse, in the Landes

North of the Adour, the coast leaves the Basque Country for the Landes, but the buyers are often the same. In Hossegor, 1930s Basque-Landes villas and traditional Landes houses hide among the pines, between the saltwater lake, the famous Gravière wave and the golf course, at a median of €12,000/m²; villas in Hossegor often sell before they are ever listed. Further north, Seignosse offers houses on large wooded plots, from Le Penon to the lakes, at €6,500/m². People buy here for the waves and the summers. On the seafront, check the retreat of the dune; in the pine forest, the wildfire risk.

Basque Country - Anglet - La Chambre d’Amour beach

02

Anglet and Bayonne

Between the Adour and Biarritz, Anglet is the town of family houses: neo-Basque villas under the pines of Chiberta, around the golf course, a rare few facing the waves at La Chambre d’Amour, houses with gardens towards Cinq Cantons. The median stands at €6,600/m², and villas in Anglet go fast, often to families who live there all year. In Bayonne, grand period houses in the suburbs around the bullring and town houses in Petit Bayonne and Saint-Esprit trade around a median of €4,500/m². In the protected old centre, façade work needs the approval of the state heritage architect; near the Nive and the Adour, check the flood risk.

03

Biarritz

Biarritz owes its fame to the imperial court that summered here, and its houses still show it: Belle Époque and neo-Basque villas in the Impératrice quarter, villas on the Côte des Basques and at Beaurivage turned towards the ocean, 1930s and contemporary houses around the Golf du Phare and Le Braou. The median house reaches €7,900/m², and villas in Biarritz with a view and a garden sell well above it. Buyers come for a life on foot, between beaches, market and schools. On the seafront, ask about cliff erosion and heritage protection before dreaming of an extension.

04

Bidart and Guéthary

South of Biarritz, the coast road links two clifftop villages. Bidart runs from the hills down to the beaches: Labourd houses around the fronton, the pelota wall, villas at Ilbarritz near the golf course and houses on the heights towards Arbonne, at a median of €7,000/m². Guéthary, a former whaling village perched on its cliff, has only a few hundred white and red houses around its harbour: buyers wait a long time for one, and it often sells by word of mouth. On the clifftops, have the cliff’s stability and the coastal footpath checked.

05

Saint-Jean-de-Luz and Ciboure

Around its bay, sheltered by three breakwaters, Saint-Jean-de-Luz has a market of families: shipowners’ houses in the centre and by the harbour, villas on the Sainte-Barbe headland facing the ocean, and surf houses at Acotz. The median house stands at €5,400/m², from €2,800/m² at the first decile to €8,200/m² at the last. Across the Nivelle, Ciboure and Socoa continue the bay, and Urrugne opens towards La Rhune and Spain, where part of the demand comes from. Owners sell little, often directly; on the bay, check the exposure to winter storms.

06

The Labourd hinterland, from Arcangues to La Rhune

Beyond the motorway, ten to twenty minutes from the beaches, the hills of the Labourd offer what the coast no longer has: land, quiet and views of the Pyrenees. Arcangues, Arbonne and Ahetze draw families who want the countryside without leaving the schools of the coast; further inland, Ustaritz, Espelette, Sare and Ainhoa, the last two listed among the most beautiful villages in France, sell Basque farmhouses and houses on large plots. Check the private drainage system, the access roads and, for a farm sold with its meadows, the pre-emption right of the SAFER, the rural land agency.

Properties

The properties people buy in the French Basque Country

The neo-Basque villa

Born in the early twentieth century, it brings the codes of the Labourd farmhouse to the seaside villa: white façades, half-timbering and shutters painted red or green, wooden balconies, wide overhanging roofs. Villa Arnaga, built for Edmond Rostand in Cambo-les-Bains, remains one of its models. It is found in Biarritz, Anglet, Saint-Jean-de-Luz and Guéthary and, in a Basque-Landes version, in Hossegor. Have the rain-exposed timber, the roof structure and the roof itself checked, and make sure every extension and every pool has its permit.

The Labourd farmhouse, or etxe

Home to a family and its land, the etxe can be spotted from afar: a great two-sided tiled roof, a lime-washed façade facing the rising sun, painted timber framing, and often a lintel carved with the names of the couple who built it. It is found inland, from Arcangues to Sare, often with its meadows; the old farm section, under the same roof, becomes a living room of rare height. Have the structure, roof timbers and drainage surveyed, and check what the zoning plan allows before converting the outbuildings.

The period mansion and the shipowner’s house

Dressed stone, high ceilings, grounds with mature trees: the grand period house is found in the suburbs of Bayonne, in Ustaritz or in Cambo-les-Bains, a spa town of Belle Époque villas. On the coast, its cousin is the shipowner’s house of Saint-Jean-de-Luz, a tall façade on the harbour, a legacy of the golden age of deep-sea fishing and privateering. These houses are handed down more often than they are sold. Have the roof, damp, wiring and heating costed: the energy performance certificate often signals a renovation, which the state heritage architect oversees in protected areas.

The surf house and the Landes house

In Hossegor and Seignosse, in the Landes, the surfers’ house is often unpretentious: single-storey, in timber or masonry, hidden in the pines behind the dune, a few minutes’ walk from the waves. People buy it for its location more than its walls, to refresh or to rebuild; in the village centres, the half-timbered Landes house is another option. Have the zoning rules read, measure the exposure to dune retreat and wildfire, and have the timber inspected, since damp and insects spare nothing.

Our method

How Home Select searches in the French Basque Country

It starts with a precise brief: the life you want in the house, all year or for holidays, how far you are happy to be from the beach, the schools or the airport, what a view or land is worth to you, and the full budget, notary fees of 7 to 8% included. Every day, Home Select then cross-checks the listings, the properties passed on by its network of 15,000 agents and professional partners, and those that will never be advertised: in the French Basque Country, a large share of fine houses sells off-market.

Each shortlisted house is vetted on paper, then viewed before you, in a filmed pre-visit: you only travel for those that deserve it. The checks are specific to this coast: the local zoning plan and France’s Coastal Law for any extension or pool, coastal retreat and cliff stability, which the risk disclosure statement flags where the town has mapped them, flooding near the Nive and the Adour, private drainage in the hills, the SAFER’s pre-emption right on farmland, and local letting rules if you plan to let while away. Have an architect or builder price any works before you make an offer.

Negotiation is conducted with the file in hand: comparable recorded sales, time on the market, planning constraints. Home Select defends your offer, follows the preliminary contract with your notary, the conditions precedent and the financing, then stays with you until completion and the handover of the keys. Its fees are due on success only.

One method, two ways in

Both are billed only if the property is found and the purchase completed. On top comes 10% of the negotiated reduction: Home Select is also paid on what you save.

Frequently asked questions

Buying a house in the French Basque Country: your questions

Where can I buy a house near the sea in the French Basque Country?

On the coast between Biarritz and Saint-Jean-de-Luz: Biarritz and Anglet for year-round town life, Bidart and Guéthary for a clifftop village feel, Saint-Jean-de-Luz for its sheltered bay. Over 12 months to end of June 2026, the median house price there ranged from €5,400/m² in Saint-Jean-de-Luz to €7,900/m² in Biarritz. Home Select checks every view and every distance to the beach from the house itself.

Is Hossegor in the Basque Country?

No: Soorts-Hossegor and Seignosse are in the Landes, north of the Adour, which roughly marks the edge of the Basque Country. But the Landes coast extends the same market, half an hour from Biarritz, at high prices: a median of €12,000/m² for houses in Hossegor over 12 months to end of June 2026, against €2,500/m² across the Landes as a whole. Home Select searches it as part of the same hunt.

What is the difference between a Basque house and a neo-Basque villa?

The traditional Basque house, the etxe, is a farmhouse of the Labourd or Lower Navarre, mostly built in the seventeenth and eighteenth centuries together with its land. The neo-Basque villa, born in the early twentieth century, borrows its codes, red or green half-timbering, wooden balconies, wide roofs, for seaside homes in Biarritz, Anglet or Saint-Jean-de-Luz. The first is found inland, often in need of restoration; the second is fought over near the beaches.

Biarritz or Saint-Jean-de-Luz: where should I buy a house?

Biarritz, where the median house reached €7,900/m² over 12 months to end of June 2026, is a proper town, with its airport and life all year round. Saint-Jean-de-Luz, at €5,400/m², is a family town around a sheltered bay, quieter out of season and a quarter of an hour from Spain. One is chosen for town life and surf, the other for family swimming and the charm of the harbour; Home Select often runs both searches side by side.

Where can I find a house with land in the French Basque Country?

In the Labourd hinterland, ten to twenty minutes from the beaches: Arcangues, Arbonne and Ahetze to stay close to the coast, Espelette, Sare or Ainhoa for a farmhouse with its meadows. On the coast, a real garden is rare, except under the pines of Chiberta or in the Seignosse forest. In these villages, no median tells you the price: Home Select values each house against comparable sales.

Is coastal erosion a risk for houses on the Basque coast?

For some, yes: the cliffs of Biarritz, Bidart, Guéthary and the Urrugne corniche are retreating in places, as is the dune on the Landes coast. Towns on the national list map the exposed zones, and the risk disclosure statement attached to the sale says whether the house lies in one; works may then be restricted. Home Select reads these documents before any offer and has the cliff or the dune assessed when a house is in the front row.

Can I let my house in the French Basque Country when I am not there?

In the towns concerned within the Pays Basque urban community, letting a furnished holiday home that is not your main residence requires a change-of-use permit, sometimes with compensation; in Hossegor and Seignosse, which belong to another group of towns, the rules are checked with the town hall. Towns classed as high-demand housing areas can also raise the residence tax on second homes. Home Select checks these rules before any offer.

Is it worth using a buyer’s agent in the French Basque Country?

Yes, because the finest houses are rarely advertised, and those that are often go within days, sometimes before your first trip. A buyer’s agent works for you alone, from shortlisting to negotiation, and checks what the listing leaves out: a retreating cliff, an extension without a permit, drainage to redo. Home Select, a buyer’s agent in the French Basque Country, adds its network of 15,000 agents and professional partners and fees due on success only.

How much does a house cost in the French Basque Country in 2026?

Over 12 months to end of June 2026, the median price per square metre of houses in the French Basque Country ranged from €4,500/m² in Bayonne to €12,000/m² in Hossegor. Pyrénées-Atlantiques: €2,500/m² median for houses, over 4,103 sales. Landes: €2,500/m² median for houses, over 4,751 sales (DVF / DGFiP via data.gouv.fr, October 2026 release, 12 months to end of June 2026). Home Select reads these figures street by street before any offer: view, land and condition make most of the price.

How long does it take to buy in the French Basque Country with a buyer’s agent?

The calendar depends on how rare the target property is in {nom} and on your availability: Home Select frames it at the brief, then holds it. Properties are first seen on video, and your decisive viewings are grouped into a single trip.

How do you reach off-market properties in the French Basque Country?

Through the network and direct approach: Home Select receives more than 100 properties every day from its 15,000 professional partners before they go on sale, and also contacts owners when the setting calls for it. In {nom}, the monitoring starts with two sectors: Hossegor and Biarritz. That is often where the unfindable property is.

What are your fees in the French Basque Country?

Home Select, a buyer’s agent in the French Basque Country, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above, plus 10% of the negotiated reduction in both cases. Home Select is paid on success only, and also on what you save: nothing is due until you have bought.
