Guessed from your location: an underlined word changes with a click.

Home Select, an apartment finder in Paris since 2011, searches solely on the buyer’s behalf across the twenty arrondissements, from the Marais to Passy and from Saint-Germain to the Batignolles. Its 16 finders open access to off-market properties, the addresses that change hands before any listing. Fees are 100% on success: nothing is due before completion.

Twenty arrondissements, twenty markets: in Paris the median runs from €8,100/m² in the 19th to €14,400/m² by the Jardin du Luxembourg, and two neighbouring streets may not belong to the same world. Home Select has been hunting here since 2011: the noble floor the portals never see, the finally healthy co-ownership, the through-apartment that will never appear in a listing. The best of Paris is taken quickly, and usually before everyone else.

Why use a apartment finder in Paris?

A apartment finder works for the buyer, and for the buyer alone. Here is what Home Select changes, concretely, for your purchase in Paris.

  1. One contact, from the first call to the keys

A Home Select finder writes your brief, launches the search within the week and stays with you until the deed is signed. Home Select answers every enquiry within 24 working hours.

  2. You see what never goes online

Home Select receives more than 100 off-market properties a day from its 15,000 partners, agents, notaries and managing agents, before they go on sale. The finest addresses in Paris often change hands this way.

  3. You only visit what matters

Home Select pre-visits every property on commented video and shows only 3 properties on average, instead of 40 when searching alone, grouped into a single trip if you come from afar.

  4. You buy at the right price, with no bad surprises

Home Select negotiates 6% on average off the asking price, with the area’s actual sales in hand, and checks every document before you commit. Also paid 10% of the negotiated reduction, Home Select has every reason to bring the price down: you keep 90% of every euro saved. Fees are due on success: nothing before signing.

What does your apartment finder’s service in Paris include?

A buyer-side search mandate, a written method, fees due on success. Here is what you entrust to Home Select in Paris.

  1. What your finder does

They search on your behalf and for you alone, from the written brief to the checking of every document up to the final deed: the six steps are detailed below. Home Select works for the buyer, never for the seller.

  2. For which project?

A main home, a second home, a pied-à-terre or a long-term wealth purchase in Paris, whether you are on site or abroad: the search is run remotely, video viewings included, up to the decisive viewing.

  3. On which terms?

Home Select runs two offers, with the same full service: the Exclusive offer, an exclusive mandate, 2.5% of the net purchase price, minimum €10,000 incl. VAT, at every budget; the Confidential offer, a simple mandate reserved for projects of €2m and above, 1.5% of the net purchase price, dedicated to off-market properties. In both cases, 10% of the negotiated reduction is added to the fees, and nothing is due until you have bought.

  4. How long does it take?

Home Select completes a search in 45 days on average, with 3 viewings on average instead of more than 40, and gives a first answer within one working day.

Buying in Paris: three finder’s reflexes

  1. View the building before the flat

In Paris the co-ownership makes half the value: hall, staircase, roof, voted or pending façade works. A lovely one-bedroom in a tired building will always resell with difficulty.

  2. Trade arrondissement against floor area

At equal budget the choice plays between the 83 sqm of the 12th and the 55 sqm of the 6th. Both are good decisions, taken with full knowledge of commutes and schools.

  3. Price the renovation into your offer

A flat below street-level market usually hides 40,000 to 80,000 EUR of works: electrics, plumbing, layout. Have these items costed before the offer, never after.

We optimise every step

From your brief to the handover of the keys: what Home Select does for you in Paris, and what you gain from it.

  1. The brief

Everything starts with a thorough conversation: the use of the property, the real budget, the non-negotiable criteria, the calendar. This written framing becomes the roadmap of the hunt, and avoids the months lost viewing beside the point.

Every property put to you matches your brief: the search hits the mark from the first week.

  2. Sourcing, off-market included

Home Select covers the whole market: published listings, and above all what is never displayed anywhere. Home Select receives more than 100 properties every day from its 15,000 professional partners before they go on sale, and approaches owners directly when the setting calls for it.

You see properties before the market does, and sometimes properties that will never be published.

  3. Pre-visits

Every lead is verified, visited or analysed for you: commented video, technical sheet, first figures. You only travel for properties that truly match the brief.

Home Select arranges only 3 viewings on average, instead of 40+ for a search undertaken alone: your time is spared.

  1. Negotiation

The offer is drafted and defended by Home Select, complete file in hand. The negotiation covers the price, but also the conditions, the timelines and the works revealed.

You buy at the right price: Home Select negotiates 6% off the asking price on average.

  2. Securing

Preliminary contract read line by line, surveys, co-ownership rules, charges, easements: every document is checked before you commit. The points of vigilance specific to each local market are in Home Select’s checklists.

You commit with full knowledge of the facts, with no bad surprise after signing.

  3. The keys

Home Select stays by your side through to the signing before the notaire, and after: contractors, formalities, moving. Its work ends when you are settled in, not when the deed is signed.

Home Select takes a search to an accepted offer in 45 days on average: at every stage you know where your purchase stands.

Where does the property market in Paris stand in 2026?

Page updated on 19 October 2026, reviewed by Jean Mascla, founder of Home Select

Over the 12 months to end of June 2026, 31,415 sales were recorded in Paris: enough to choose from, never enough for the finest addresses.

The median for apartments has moved -9% since June 2022 and +1.7% over one year: a market correcting, address by address.

Paris cannot be read as one market. Between the cut-stone West, the working-class North-East and the former villages of Belleville or Charonne, the median price per square metre is multiplied by nearly two from one end of the city to the other, sometimes for a better-kept building in the East. A buyer comparing listings without knowing this geography is comparing homes that do not play in the same league.

On well-located homes the city moves fast: the average time to sale hovers around two months, but correctly priced flats go within days, and a share of the finest sales never appears on the portals. It circulates between notaires, managing agents and hunters. That parallel market is exactly where Home Select has worked for fifteen years, with a network of 15,000 partners briefed as soon as a search opens.

Value is checked building by building: voted or pending façade works, real service charges, technical surveys, shared-court easements, co-ownerships in trouble or, on the contrary, beautifully managed. Two similar flats on a viewing can justify a ten percent gap at the compromis. The technical audit belongs to the hunt, not to the after-sale.

Where to buy in Paris, neighbourhood by neighbourhood?

Eleven broad zones are enough to read the city: each points to its arrondissements, their figures and their neighbourhoods.

  • Les Halles and Palais-Royal (1st and 2nd)

The belly of Paris: noble floors by the Palais-Royal, the covered passages of the 2nd, restored apartment buildings around Les Halles. Scarce in large surfaces, highly sought after both by pied-à-terre buyers and by those buying to hand down, with some of the city’s highest medians.

  • The Marais and the islands (3rd and 4th)

The oldest Paris: the private mansions of the 3rd and 4th, the Île Saint-Louis and Île de la Cité, cobbled streets and local shops. Buildings here predate Haussmann: roof timbers, staircases, finely split co-ownerships to survey closely.

  • Saint-Germain and the Luxembourg (5th and 6th)

Quartier Latin and Saint-Germain-des-Prés: the capital’s highest medians, between €13,000 and over €14,000/m² around the Jardin du Luxembourg. The fine addresses are handed down more than they are sold.

  • Invalides and the Champ-de-Mars (7th)

The quarter of power: 18th-century cut-stone and Haussmannian buildings, rare family surfaces, views over Les Invalides or the Eiffel Tower from a few floors. The most international market of the Left Bank.

  • Champs-Élysées, Monceau and the Étoile (8th and 17th)

Cut stone, high floors and standing buildings between the Parc Monceau and avenue Montaigne. On the 17th side, plaine Monceau extends the 8th, and Les Batignolles has drawn families for ten years.

  • Opéra and the Grands Boulevards (9th and 10th)

The boulevards and their passages: mixed-use buildings, floors converted into flats, the Canal Saint-Martin as the new frontier. A good balance of location and price for buyers who accept a building with potential.

  • Bastille, Oberkampf and the East (11th and 12th)

The 11th concentrates the transactions of Parisians themselves: workshops, small surfaces, humbler but alive older buildings. The 12th offers space: Bercy, the Bois de Vincennes, large three-bedroom family flats.

  • Butte-aux-Cailles, BnF and the South (13th, 14th, 15th)

Three southern markets: the Butte-aux-Cailles village, the 14th’s stone around parc Montsouris, and family-oriented 15th, Paris’s most populous, between Beaugrenelle and parc André Citroën.

  • Passy, Auteuil and the bois (16th)

Passy and La Muette for noble floors, Auteuil and Porte Molitor for artists’ houses and villas, the Bois de Boulogne as an extension. Surfaces that intramuros Paris hardly offers anywhere else.

  • Montmartre and the North (18th)

Montmartre and Les Abbesses play the village on the hill, La Goutte d’Or and La Chapelle are transforming, and the upper 18th still holds the best price-to-space ratios in intramuros Paris on some addresses.

  • Belleville, La Villette and Ménilmontant (19th and 20th)

Belleville and Ménilmontant keep the soul of the communes annexed in 1860, with their townhouses and artists’ studios. The 19th plays the waterside and the Canal de l’Ourcq, the 20th Père-Lachaise and Gambetta.

Living in Paris means accepting a dense city that makes everything possible: the Sunday morning market, the neighbourhood cinema, the improvised concert, school on foot. Parisian life plays out at street scale, and choosing an arrondissement is first of all choosing a street, a market and a métro stop.

The capital is also a base for those who leave it at weekends: an hour by train to Normandy or Burgundy, three to Provence. Many Home Select clients buy in Paris precisely for that: work, children, grandparents, and the whole of France at the end of the platform.

Investing in Paris for the long term

Paris is kept and handed down more than it is resold: rare stone, noble floors, addresses that circulate before the listings. Demand runs deep, from parents housing a student in the Latin Quarter to international executives settling in the West. The purchase is reasoned building by building: service charges, facade works, co-ownership. Home Select checks the building before the flat.

Long-term investment: the Home Select method

A second home in Paris

The Paris pied-à-terre is a market of its own: a home closed three quarters of the year, reopened for Parisian weeks, or the base of a couple living between two cities. The centre and the West concentrate that use, with its constraints: caretaking, charges, the lift. Home Select views at two different hours before letting you choose.

Second home: the Home Select method

Settling in Paris year-round

Settling in Paris means choosing a street more than a postcard: the schools of the 15th or the lycées of the 6th, markets, métros, parks. Twenty arrondissements, twenty different daily lives, from the village streets of Charonne to the stone avenues of the West. The right call rests on real journeys and schools, not on the arrondissement number.

How to buy in Paris from abroad?

Paris is the best-connected gateway in Europe: two international airports, Roissy to the north and Orly to the south, plus Le Bourget for business aviation, and six mainline stations putting London 2 h 20 away, Brussels 1 h 20 and Amsterdam 3 h 20. From abroad, virtually every European capital flies direct, and the long-haul network covers every continent.

The international community in Paris. The capital hosts France's largest international community: diplomats, executives of global firms, students, retirees from everywhere. Bilingual services are the norm, from international schools to notaires who sign in English, and every arrondissement has addresses of communities established for generations.

When to visit, when to buy? The Paris market is less seasonal than the provinces: it runs all year, denser in spring and markedly slower in August. For a buyer coming from afar, the best window falls between September and November: supply renews, the competition of vacationing Parisian buyers drops, and files complete before the holidays.

Apartment finder in Paris: your questions

Why use a apartment finder in Paris?

Because the local market has its own rules. Twenty markets within one city: the median runs from €8,100 to €14,400/m² between the 19th and the 6th, three kilometres apart. A apartment finder works for you alone, on the buyer’s side: daily monitoring, access to off-market sales, strict shortlisting and negotiation. Since 2011, Home Select has run more than 1,200 searches with this method, rated 4.8/5 on Google.

What are property prices in Paris in 2026?

Based on actual recorded sales (DVF / DGFiP via data.gouv.fr, October 2026 release, 12 months to end of June 2026), the median price in Paris stands at €9,800/m² for an apartment. These medians are market benchmarks, not an appraisal: the address, the floor, the condition and scarcity make the final price.

What budget do I need to buy a flat in Paris?

The Paris median stands at €9,800/m² over the 12 months to end of June 2026, but it hides very different realities: around €8,500/m² in the East of the city, up to more than €14,000/m² in Saint-Germain. A 40 sqm one-bedroom therefore trades between €340,000 and €600,000 depending on the arrondissement and the building.

Do you really cover all twenty arrondissements?

Yes: every arrondissement has its dedicated page on this site, with its market figures, its neighbourhoods and its buyer profile. Home Select has been hunting here since 2011, from the 1st to the 20th, with the same method and the same network.

How long does a Paris search take?

On average 45 days between the brief and the signed compromis, for an average of three viewings among accompanied buyers: the sorting happens upstream, on file, before taking you up the stairs.

Is the property market in Paris active?

Over the 12 months to end of June 2026, 31,415 sales were recorded in Paris: enough to choose from, never enough for the finest addresses. The median for apartments has moved -9% since June 2022 and +1.7% over one year: a market correcting, address by address.

How long does it take to buy in Paris with a apartment finder?

Home Select completes its searches in 45 days on average, from the signed mandate to the accepted offer, with 3 viewings on the client side instead of 40 and about fifteen hours of your time. In Paris, the exact calendar depends on how rare the target property is: it is framed at the brief, then held.

How do you reach off-market properties in Paris?

Through the network and direct approach: Home Select receives more than 100 properties every day from its 15,000 professional partners before they go on sale, and also contacts owners when the setting calls for it. In Paris, the monitoring starts with two sectors: Les Halles and Palais-Royal (1st and 2nd), then the Marais and the islands (3rd and 4th). That is often where the unfindable property is.

Do you need to bid over to buy in Paris?

On correctly priced homes, multiple offers still happen, especially in spring. The answer is not to bid blindly: it is to arrive first, with a complete file and financing already arranged. That is the hunter's job.

Does parking change a flat’s value?

Yes, sometimes by tens of thousands of euros in the West and the 16th: a basement space trades between 60,000 and 120,000 EUR depending on the area. Home Select always checks the real situation: private box, renting a co-owned space, or a street permit.

Old co-ownership or recent building?

Haussmannian stock offers volume and ceilings; the recent offers the lift, low charges and energy performance. The EPC now trades in the price: a G sells 10 to 15% below its street average.

Can you negotiate in Paris?

The median hides real margins: Home Select obtains on average a 6% discount on the asking price, on homes selected after pre-visiting and audit. Negotiation is prepared with figures: recent comparable sales, works, charges.

How to choose your apartment finder in Paris?

To hunt in Paris, check four points: a search mandate on the buyer’s side only, published fees due on success, a written method, proof that lasts. Home Select answers all four: founded in 2011, 1,200+ buyers guided, 4.8/5 on Google (140 reviews), fees displayed, 100% on success.

What are your fees in Paris?

Home Select, a apartment finder in Paris, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above, plus 10% of the negotiated reduction in both cases. Home Select is paid on success only, and also on what you save: nothing is due until you have bought.

The questions common to every city (purchase costs, remote search, choosing your finder) are gathered on one page.
