Cabourg is a narrow market, the most Parisian of the Côte Fleurie: two and a half hours by train, the beach at the end of the promenade, and a resort that lives at village scale, barely 2,100 year-round residents. The offer is counted more than listed: 1900 villas with noble façades, Belle Époque apartments in divided mansions, houses of the town and properties of the pays d’Auge. Every transaction shows, and values stay high for Normandy.
The fine addresses of the promenade Marcel-Proust and the parallel streets almost never list: the Parisian families who have made the resort for generations pass the properties between them, and a villa renovated with its original joinery goes before the listing. The coast is constrained, and Dives as Houlgate absorb the spillover of demand. For a buyer, monitoring and the network do more than negotiation.
Then vigilance, technical first: sea air works on the renders and façades of the 1900 villas, old divisions hide uneven co-ownerships, charges and voted refurbishments, and a house barely occupied through winter decays fast. In the pays d’Auge countryside, drainage and access weigh as much as the stone. The gap from one street to the next, between a villa on the promenade and a house set back, is the real subject.
