What we are asked about the method
Do you work only for buyers?
Yes, exclusively. We never take a sales mandate: no conflict of interest, and a negotiation run solely for your benefit. That is the very principle of property finding, framed by the Hoguet law and a written search mandate.
What happens if no property fits?
The search stops and you owe nothing: fees are due only on success, at the signing of the authentic deed. The mandate states its scope and duration from the start, and you can reassess everything at the first conversation.
How do the viewings work?
You only view properties that match the brief: 3 on average. Every viewing is prepared, complete file in hand, and followed by a technical second viewing when the property passes the first filter: structure, co-ownership, charges, environment.
Do you work in my city if it has no page on this site?
Yes. The pages of this site describe the cities where we hunt most often; any other French city is handled tailor-made, with the same method and the same network. Tell us about your project: we answer quickly, and candidly.
How much does property finding cost?
Exclusive offer at 2.5% of the net purchase price (minimum €10,000 incl. VAT), or the Confidential offer at 1.5% for projects of €2m and above. 100% on success: nothing is due until you have bought.
How long does it take to find a property?
45 days on average between the brief and the signing before the notaire, with 3 viewings and about fifteen hours of your time. The calendar follows the brief: a sharply targeted project can go faster, a rare hunt may ask for more patience.
