What Home Select signs, without the small print

The firm’s fees: 2.5% of the net purchase price, incl. VAT, minimum €10,000 incl. VAT

To give you a sense of scale: on a €1.5M net purchase, the firm bills €37,500 incl. VAT in fees. Your share is set out at the second meeting.

The enquiries it receives are addressed to its property finder: second homes, expatriates, long-term buyers, families settling in. Home Select counts 30% expatriates among its clients. Your city is not listed? Talk to Home Select anyway.

Your questions as a candidate

Do I need to be a property finder already to apply?

Above all, you need to be a recognised professional in your market: an independent property finder, an agent from a prestige agency or an experienced independent agent. The onboarding month covers Home Select’s method, mandates and tools, not the basics of the trade.

What is the status of a Home Select property finder?

Independent commercial agent, registered with the RSAC, the French register of commercial agents. You work under Home Select’s carte T, no. CPI 7501 2018 000 028 939, issued by the CCI Paris Île-de-France, and under its professional liability insurance: you do not need a licence of your own.

How does the pay work?

Commission, 100% success-based, on every signed deal: those the firm entrusts to you as well as those your network brings. No cap, no fixed fee to pay, no joining fee. The figures are set out at the second meeting.

Does the firm bring me clients?

Yes. The enquiries received for your city, through its page and the firm’s campaigns, clientele and referral partners, are entrusted to you, and you are presented on the city’s page. Your own network remains yours and comes on top.

How do training and the start work?

One month of onboarding after signing: Home Select’s method, mandates, tools and processes. Then your first files, handled alongside the management, until you are fully autonomous.

Which clients will I work for?

Buyers of main and second homes, long-term buyers, expatriates and non-residents, from the fine apartment to the most confidential property. Home Select counts 30% expatriates and non-residents among its clients, and publishes two offers: Exclusive, 2.5% of the net purchase price incl. VAT for every budget, and Confidential, 1.5% incl. VAT for projects of €2M and above. In both cases, nothing is due before completion.

Can I work through my own structure?

Yes. Sole trader or company: you invoice your commissions to the firm from your own structure, as all Home Select’s property finders do.

Is my application confidential?

Strictly. It is known only to the management, never to your network or your current employer, and the first meeting commits you to nothing.
