The Albi market reads as a paradox: an episcopal city listed by UNESCO, one of the finest heritages of the South-West, and values still measured, out of step with the pressure of the great southern metropolises. The offer splits between the mansion houses of the old centre, the brick town houses of the trading streets and the houses of the southern slopes: three markets, one material, the brick of the former brickworks that gives the town its colour and its coherence.
Scarcity plays on the fine addresses: a mansion house with a grand staircase behind its carriage gate, a renovated town house near the Vigan square, a floor with a view over the Tarn, hardly ever reach the listings. The Toulouse clientele, 50 minutes by regional train, deals part of the market privately, and tastefully renovated properties move fast the moment they surface. For a buyer, monitoring and the network count as much as the budget.
Then the fabric, which is demanding: brick ages well but asks for steady care, joints, renders and joinery; the older co-ownerships of the centre hide uneven conditions, and the protected sector around the episcopal city subjects works to strict rules. The gap from one street to the next is real, between a dark house on a courtyard and a bright room open to the river. Selection does more here than negotiation.
