The Carnac market is first a market of family houses: 1930s villas behind the Grande-Plage, discreet contemporary homes on planted grounds, rare town houses around the centre. Values stand mid to high for southern Brittany, held by a Parisian and Breton clientele that hands addresses down the way it hands down boats. The very shape of the site feeds that confidentiality: the alignments and their surroundings freeze the landscape, and no extension will come to dilute the existing stock.
Seasonality commands everything: summer fills the town and the beaches, then Carnac gives its streets back to its residents and the market resumes at the autumn return. Sales are mostly settled from October to December and from March to June, often between families who know each other. The front rows of the Grande-Plage and the houses above Beaumer almost never list: they pass from hand to hand, and monitoring counts for more than budget.
Then the fabric, which asks for a real survey: the 1930s villas often hide damp, tired joinery and severe energy ratings, and sea air wears the seafront façades. The gap is clear between a town address, practical but without a view, and a villa opening onto the bay: two products that any comparison by square metre renders artificial. Selection does far more here than negotiation.
