Sète is the most singular coastal market of the Languedoc: a two-speed town, where the renovated quays of the royal canal are fought over while some quarters keep a persistent discount. The transformation is under way, carried by Montpellier forty minutes away and by a generation that understood the value of a fisherman’s house with a view of the water. Buying here means buying before the town has finished turning round, street by street and quay by quay.
The buildings set the rules: narrow and deep fishermen’s houses, walls along the canal that drink the damp, façade works to plan, co-ownerships scarce but old. The energy performance of this old stock is revised at the quotation stage, and two twin houses on the same quay can demand two different works budgets. Selection happens stone by stone, which still protects patient buyers and punishes hasty crushes.
The geography does the rest: the mont Saint-Clair and its views, the old centre and the canals, the corniche and the beaches, the Pointe-Courte of the fishermen, the Môle and the port front. Each quarter is almost a town of its own, with its level and its clientele. The gap plays from one quay to the next, sometimes from one street: in Sète, viewings are done on foot, slowly, and listings rarely tell the truth of a place.
