Property finder in Calas

Home Select searches, visits and negotiates for you in Calas. You only visit the properties shortlisted, and nothing is due before the deed is signed.

Your project

Your purchase

  • The written offer binds.A written offer, accepted as it stands, forms the sale: it carries a short validity and your conditions, the loan first. We draft it and defend it, complete file in hand.
  • Ten days to change your mind. After the preliminary contract, ten days to withdraw from the day after its notification, no reason needed: the moment to read the surveys and co-ownership minutes, which we go through with you line by line.
  • Three to four months to the keys.A loan condition of at least a month, the town’s pre-emption right for two months, then the final deed: we hold the dates with the notaire.
  • Notaire fees.Around 7 to 8% of the price for an existing property, of which nearly 5.81% are duties paid to the State and local authorities, 2 to 3% for a new build: to budget on top of the price.
  • Every year after that.Property tax on 1 January, the second-home residence tax in November, sometimes increased in high-demand areas, charges, upkeep, keeping an eye on the house: the budget of a second home goes beyond the price.
The 47 steps of a purchase

Your area

  • As a second home.Calas lends itself to a practical second home rather than a holiday address: a village that lives all year, a few kilometres from the TGV station and less than twenty from the airport.
  • Prices.Median prices over the 12 months to end of June 2026: €5,600/m² for a house (from €3,500 to €7,000). 109 sales, houses +3% in a year, +16% in five years.
  • Address by address.Aix-en-Provence €4,900/m² · Vitrolles €2,900/m²: medians for flats over the same period.
  • Read the risk report first. On the plain of Calas, the part bordering the Grand Vallat is classified as a flood zone, and clay soils expose houses to shrink-swell movement. Ask for the risk report with the first documents, locate the plot on the flood-zone map and have walls and foundations examined before the offer.

Our services

  • Between stays. Our concierge service lets the tradesmen in, checks after every storm or frost, prepares your arrival, and you decide on photos: a house looked after from afar does not sleep.
  • 100 off-market properties a day.Our 15,000 partners, agents, notaires and managing agents, bring us at least 100 properties before they go on sale, and a watch over 1,700 listing sites covers the published market: 15% of the properties our clients buy are found off-market, 25% above €2m.
  • Three viewings, not forty. Our clients view 3 properties on average before buying, about 15 hours of their time, against 40+ viewings and 150 hours on their own: every lead is pre-visited, filmed and costed, you only travel for the decisive viewing.
  • Paid 100% on success.2.5% of the net seller price with the Exclusive Offer (minimum €10,000 incl. VAT), 1.5% with the Confidential Offer from €2m, plus 10% of the negotiation obtained: nothing is due until the deed is signed, the Hoguet law forbids it.
  • 6% on average. We negotiate on the prices actually paid, published by the tax administration, not on asking prices: 6% on average off the seller’s price, measured over more than 1,200 purchases.
The Home Select method
Describe your project

Home Select, a property finder in Calas founded in 2011, seeks villas and village houses exclusively on the buyer’s behalf, from the hamlet around the church to the estates of the Domaine de Calas, a village of the commune of Cabriès. Home Select opens access to off-market properties through its network of 15,000 partners, with fees 100% on success: nothing is due before completion.

Calas is not a municipality: it is a village of Cabriès, at the centre of the commune, between Aix and Marseille, and the one where the commune has grown most. Around the hamlet laid out in the nineteenth century at the foot of its church, estates of villas, the Domaine de Calas among them, have spread a few kilometres from the Aix-en-Provence TGV station. Here, value rests on the plot, a quiet street and the exposure, and is checked against the constraints of the plain.

Why use a property finder in Calas?

A property finder works for the buyer, and for the buyer alone. Here is what Home Select changes, concretely, for your purchase in Calas.

  1. One contact, from the first call to the keys

A Home Select finder writes your brief, launches the search within the week and stays with you until the deed is signed. Home Select answers every enquiry within 24 working hours.

  2. You see what never goes online

Home Select receives more than 100 off-market properties a day from its 15,000 partners, agents, notaries and managing agents, before they go on sale. The finest addresses in Calas often change hands this way.

  3. You only visit what matters

Home Select pre-visits every property on commented video and shows only 3 properties on average, instead of 40 when searching alone, grouped into a single trip if you come from afar.

  4. You buy at the right price, with no bad surprises

Home Select negotiates 6% on average off the asking price, with the area’s actual sales in hand, and checks every document before you commit. Also paid 10% of the negotiated reduction, Home Select has every reason to bring the price down: you keep 90% of every euro saved. Fees are due on success: nothing before signing.

What does your property finder’s service in Calas include?

A buyer-side search mandate, a written method, fees due on success. Here is what you entrust to Home Select in Calas.

  1. What your finder does

They search on your behalf and for you alone, from the written brief to the checking of every document up to the final deed: the six steps are detailed below. Home Select works for the buyer, never for the seller.

  2. For which project?

A main home, a second home, a pied-à-terre or a long-term wealth purchase in Calas, whether you are on site or abroad: the search is run remotely, video viewings included, up to the decisive viewing.

  3. On which terms?

Home Select runs two offers, with the same full service: the Exclusive offer, an exclusive mandate, 2.5% of the net purchase price, minimum €10,000 incl. VAT, at every budget; the Confidential offer, a simple mandate reserved for projects of €2m and above, 1.5% of the net purchase price, dedicated to off-market properties. In both cases, 10% of the negotiated reduction is added to the fees, and nothing is due until you have bought.

  4. How long does it take?

The calendar depends on the market in Calas and on how rare the target property is: Home Select sets it at the first conversation, then holds it, and answers within one working day.

Buying in Calas: three finder’s reflexes

  1. Read the risk report first

On the plain of Calas, the part bordering the Grand Vallat is classified as a flood zone, and clay soils expose houses to shrink-swell movement. Ask for the risk report with the first documents, locate the plot on the flood-zone map and have walls and foundations examined before the offer.

  2. Open the estate rulebook

The Domaine de Calas and the other villa estates may have their own rules: fences, extensions, pools, plot divisions. Ask for the rulebook, the regulations and the statutes of any owners’ association, then test your project against the local urban plan before the offer.

  3. Test the journeys at rush hour

Calas is judged by its journeys: the D9 towards the TGV station, Marignane and Aix, the RD 543, the A51 via the Les Milles exit. Have the travel times to school and work measured at the hours you will make them, and have the street and its noise filmed during the video pre-viewing.

We optimise every step

From your brief to the handover of the keys: what Home Select does for you in Calas, and what you gain from it.

  1. The brief

Everything starts with a thorough conversation: the use of the property, the real budget, the non-negotiable criteria, the calendar. This written framing becomes the roadmap of the hunt, and avoids the months lost viewing beside the point.

Every property put to you matches your brief: the search hits the mark from the first week.

  2. Sourcing, off-market included

Home Select covers the whole market: published listings, and above all what is never displayed anywhere. Home Select receives more than 100 properties every day from its 15,000 professional partners before they go on sale, and approaches owners directly when the setting calls for it.

You see properties before the market does, and sometimes properties that will never be published.

  3. Pre-visits

Every lead is verified and analysed for you, on file then on a video viewing: technical sheet, first figures. You only travel for properties that truly match the brief.

Fewer journeys: your decisive viewings grouped into a single trip, on the shortlisted properties only.

  1. Negotiation

The offer is drafted and defended by Home Select, complete file in hand. The negotiation covers the price, but also the conditions, the timelines and the works revealed.

You buy at the right price, every offer defended with the area’s actual sales in hand.

  2. Securing

Preliminary contract read line by line, surveys, co-ownership rules, charges, easements: every document is checked before you commit. The points of vigilance specific to each local market are in Home Select’s checklists.

You commit with full knowledge of the facts, with no bad surprise after signing.

  3. The keys

Home Select stays by your side through to the signing before the notaire, and after: contractors, formalities, moving. Its work ends when you are settled in, not when the deed is signed.

A timetable framed at the first conversation, then kept: at every stage you know where your purchase stands.

How do you reach off-market properties in Calas?

Where does the property market in Calas stand in 2026?

Page updated on 25 October 2026, reviewed by Jean Mascla, founder of Home Select

Over the 12 months to end of June 2026, 109 sales were recorded in Calas: enough to choose from, never enough for the finest addresses.

The median for houses is up +16% since June 2022, +3% in the last year alone: the trend holds, and sellers know it.

From Vitrolles to Bouc-Bel-Air, the median gap reaches +76 %: the neighbourhood prices the property as much as its floor area.

Calas lives first on a market of houses. The old hamlet keeps a few village houses huddled around the church; all around, the estates of recent decades line up family villas on their plots, of every size and age. Across the commune, apartments remain rare. The sales shown on this page cover the whole commune of Cabriès, Calas included: the village cannot be read without it.

Value turns on what a listing leaves out: the size and shape of the plot, exposure to the mistral, the calm of a cul-de-sac rather than the D9 or the RD 543 nearby, the quality of construction. On the plain, the flood zone of the Grand Vallat and clay soils that swell then shrink weigh on use and value: they are read in the risk report, before the offer, never after.

Demand comes first from families who want the villa and the garden without moving away from Aix, Marseille or the TGV station. Home Select runs the search remotely, from its management and with its network of 15,000 partners: every property is qualified on documents and in a video pre-viewing, the price is tested against comparable sales, and the buyer travels only for the decisive viewings, grouped into a single trip.

Median for houses over 12 months to end of June, year by year. A period without enough sales at the threshold is not published: the curve skips it rather than inventing a point.

The city and its department: Calas trades 37% above its department median (€4,100/m²), same vintage and same method.

Where to buy in Calas, neighbourhood by neighbourhood?

From the hamlet around the church to the estates of the Domaine de Calas, the village moves from the village house to the villa on its plot.

  • Old Calas and the church

The hamlet laid out in the nineteenth century by Louise Garavaque, heiress to the lordship of Trébillane: houses on a repeated plan around the church of Notre-Dame-de-l’Assomption she had built, génoise eaves on the gables, the chapel of Notre-Dame-de-la-Salette. Shops, post office and Saturday market on foot; a small stock, judged wall by wall.

  • La Trébillane

The lordship, separated from Cabriès in 1708, left its name to the Château de Trébillane and to the Trébillane Roman villa, spotted from the air in 1960 on the fertile plain watered by the Grand Vallat. Shops, schools and the association halls of the oustau per toutti make up daily life. To check: the flood zone along the Grand Vallat.

  • Le Gay

Le Gay, pronounced “Gaille”, the jay in Provençal, is a quarter of recent streets bearing Provençal bird names: Roussignou for the nightingale, Perdigau for the partridge, where the hill is called the Manegrou, then Jussieu. Houses younger than those of the hamlet, whose construction and extensions are read on documents.

  • Saint-Pierre

The hamlet of Saint-Pierre, near Lagremeuse, bears the mark of Antiquity: a villa was detected there from the air, perhaps the relay of Calcaria on the Roman road, and its chapel is of very ancient origin. The Domaine de Saint-Pierre au Pin, chapel, bastide and château, appears on the heritage inventory of the local urban plan.

  • The Domaine de Calas

It is through estates of villas, the Domaine de Calas among them, that the village has grown since the sixties, carried by Aix and Marseille, then by the TGV station opened in 2001. Family villas on their plots, with gardens: to check, the estate’s rulebook, the easements and brush clearance on the edge of the hills.

Life in Calas fits within a village: the Saturday morning market on the square of the town-hall annex, the shops of the centre and of La Trébillane, two schools and a secondary school, the library and the cultural centre. In front of the church, the monument to Saint Laurent Imbert, a martyred bishop in Korea canonised in Seoul in 1984, recalls the child of the Labory farm. On Easter Monday, the blessing of the horses; in late August, the village fête on the plain.

Nature stays close: the Arbois plateau, a Natura 2000 site, unfolds its stacked plateaus and its views of the Sainte-Victoire and the Alpilles, and the commune has several riding centres. The old village of Cabriès, on its rocky peak, is four kilometres away; Aix and Marseille are each less than twenty kilometres from the commune, and the Plan de Campagne retail zone, one third of it in Cabriès, covers the rest.

Investing in Calas for the long term

In Calas, a house is kept and handed down when it combines what cannot be reproduced: a well-exposed plot, a quiet street, the TGV station, Aix and Marseille within reach. The village has grown a great deal since the sixties, and large free plots are becoming scarce. It remains to check this property by property: flood zone and clay on the plain, estate rules, quality of construction, before paying the price of the address.

Long-term investment: the Home Select method

A second home in Calas

Calas lends itself to a practical second home rather than a holiday address: a village that lives all year, a few kilometres from the TGV station and less than twenty from the airport. A villa in the Domaine de Calas or Le Gay is simple to close and watch over; in old Calas, a village house puts shops and market on foot. Allow for garden upkeep and brush clearance.

Second home: the Home Select method

Settling in Calas year-round

Calas lives all year round: two schools, a secondary school, shops, a market, and Aix and Marseille each less than twenty kilometres from the commune. Families look for the villa with a garden, in the Domaine de Calas or Le Gay, working people for the D9, the A51 and the TGV station, which puts Paris about three hours away. The real criterion is the daily journey, to be tested at rush hour.

Concierge services

How to buy in Calas from abroad?

Marseille-Provence airport, at Marignane, is less than twenty kilometres away by the D9, a dual carriageway since 2020, which also serves the Aix-en-Provence TGV station, a few kilometres west of the village: Paris is about three hours away by direct TGV, and Lyon and the Côte d’Azur are served. The A51, via the Les Milles exit nine kilometres away, leads to Aix and Marseille. Day to day, a car remains necessary, even though a coach line links Calas to Aix.

The international community in Calas. Calas is not an international enclave: it is a Provençal village where people live as families, between Aix, its universities and schools, and Marseille. For a buyer purchasing from abroad, the advantage is simplicity: TGV station and airport within reach, a house that is easy to close, services open all year round. France imposes no condition of nationality or residence on the buyer.

When to visit, when to buy? The Calas market follows the calendar of families: searches pick up in spring, to move in before the school year, then resume in the autumn. Summer, hot and dry, slows viewings without stopping sales; winter shows the mistral, the true calm of the streets and the state of the land after rain. For a buyer at a distance, the brief is set in winter, the video pre-viewings follow in spring, and the trip for the decisive viewings is planned before summer or in September.

Property finder in Calas: your questions

Why use a property finder in Calas?

Because the local market has its own rules. Calas is a village of Cabriès, not a municipality: planning rules and sales are read at the scale of Cabriès. A property finder works for you alone, on the buyer’s side: daily monitoring, access to off-market sales, strict shortlisting and negotiation. Since 2011, Home Select has run more than 1,200 searches with this method, rated 4.8/5 on Google.

What are property prices in Calas in 2026?

Based on actual recorded sales (DVF / DGFiP via data.gouv.fr, October 2026 release, 12 months to end of June 2026), the median price in Calas stands at €5,600/m² for a house. Across the sectors of the survey, the median ranges from €2,900/m² (Vitrolles) to €5,100/m² (Bouc-Bel-Air). These medians are market benchmarks, not an appraisal: the address, the floor, the condition and scarcity make the final price.

How much does a 4 rooms house cost in Calas?

Over the 12 months to end of June 2026, 4 rooms traded at a median of €5,700/m², on a median surface of 85 sqm (DVF / DGFiP via data.gouv.fr, October 2026 release, 12 months to end of June 2026). A median home of the bracket changes hands around €485,000; condition, floor and address then make the rest of the price.

Is Calas a municipality or a quarter of Cabriès?

A village: Calas belongs to the commune of Cabriès, at the centre of its territory, four kilometres from the old village perched on its rocky peak. It has its own town-hall annex, post office, schools, secondary school and market, but planning and sales are read at the scale of Cabriès.

What should you check before buying a villa in Calas?

The land first: the flood zone along the Grand Vallat, the clay of the plain, brush clearance on the edge of the hills. Then the estate’s rulebook, noise from the main roads and the quality of construction. Home Select has these points checked on documents, before any offer.

Is the property market in Calas active?

Over the 12 months to end of June 2026, 109 sales were recorded in Calas: enough to choose from, never enough for the finest addresses. The median for houses is up +16% since June 2022, +3% in the last year alone: the trend holds, and sellers know it.

How long does it take to buy in Calas with a property finder?

The calendar depends on how rare the target property is in Calas and on your availability: Home Select frames it at the brief, then holds it. Properties are first seen on video, and your decisive viewings are grouped into a single trip.

How do you reach off-market properties in Calas?

Through the network and direct approach: Home Select receives more than 100 properties every day from its 15,000 professional partners before they go on sale, and also contacts owners when the setting calls for it. In Calas, the monitoring starts with two sectors: Old Calas and the church, then La Trébillane. That is often where the unfindable property is.

Which quarter of Calas for a second home?

It depends on use. For short stays, a house in old Calas puts shops, post office and market on foot, and is simple to close. For summer with the family, a villa in the Domaine de Calas or Le Gay offers a garden and calm, a few kilometres from the TGV station. Either way, Calas remains a village that lives all year: allow for garden upkeep, brush clearance and someone to watch over the house while you are away.

How do you buy in Calas without living there?

Home Select, a property finder in Calas, runs the search remotely from its management, with its network of 15,000 partners. The brief is set by video call or phone, every property is qualified on documents, then in a video pre-viewing run with the seller’s agent, and the price is tested against comparable DVF sales before the negotiation. You come only for the decisive viewings, grouped into a single trip by TGV or via Marseille-Provence airport; Home Select then secures the purchase and coordinates the notaire.

Do the prices shown concern Calas alone?

No: as Calas is not a municipality, the sales published by the tax authorities (DVF) are recorded here at the scale of Cabriès, which brings together the old village, Calas and their quarters. The figures on this page therefore cover the whole commune. For a given property, Home Select tests the asking price against the closest comparable sales, same area, same type of house, same plot size, rather than against an average.

Where is the TGV station in relation to Calas?

Very close: the Aix-en-Provence TGV station, opened in 2001 on the Arbois plateau, lies half within the commune of Cabriès, a few kilometres west of the village. Calas has two interchanges on the D9, a dual carriageway since 2020, which leads there and then on to Marignane and Marseille-Provence airport. Paris is about three hours away by direct TGV; Lyon and the Côte d’Azur are served too.

Can you build or extend in Calas?

It depends on the plot: zoning under the local urban plan, the footprint already built, the estate rules, the Grand Vallat flood zone, fire risk on the edge of the hills. An extension, a pool or a plot division is checked before the offer, with a planning certificate if needed, never after signing. Have the works costed by a professional before committing, too.

When should you search and view in Calas?

The market follows the rhythm of families: searches pick up in spring, to move in before the school year, then resume in the autumn. Summer, hot and dry, shows the garden and the real shade; winter shows the mistral and the true calm of the streets. The right method: set the brief in winter, run the video pre-viewings in spring, then come for the decisive viewings, grouped into a single trip.

Do you have a property finder in Calas?

Yes, though not as a local branch: outside Île-de-France, Home Select runs every search from its head office, with its network of 15,000 professional partners. Each property is vetted on paper, then toured in a video pre-viewing led with the seller’s agent, and you travel only once, for the decisive viewings. The guide “Buying property in France remotely” spells out how it works.

How to choose your property finder in Calas?

To hunt in Calas, check four points: a search mandate on the buyer’s side only, published fees due on success, a written method, proof that lasts. Home Select answers all four: founded in 2011, 1,200+ buyers guided, 4.8/5 on Google (139 reviews), fees displayed, 100% on success.

What are your fees in Calas?

Home Select, a property finder in Calas, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above, plus 10% of the negotiated reduction in both cases. Home Select is paid on success only, and also on what you save: nothing is due until you have bought.

The questions common to every city (purchase costs, remote search, choosing your finder) are gathered on one page.
