Luxury property finders in France: the 2026 comparison

There is no official ranking of luxury property finders in France. On 3 September 2026 the Home Select Observatory recorded the public data of 28 firms across 5 prestige markets and set them against verifiable criteria: professional licence, published fees, form of mandate, access to off-market property, reviews. No score, no ranking.

Who publishes this comparison

This comparison is published by Home Select, a property-finding firm founded in 2011 and listed in the table below under its own initial, on the same grid as every other firm. We are both a competitor in this comparison and its author, and we would rather say so plainly. So we bind ourselves to a method: public facts only, recorded on 3 September 2026 from what each firm publishes and from public registers, with the source named. No score, no ranking, no judgement on a fellow firm.

In brief

Who is the best luxury property finder in France?

There is no official ranking of luxury property finders in France. The right method is to compare firms on verifiable criteria: professional licence, seniority under the same company, published fees, form of mandate, genuine access to off-market properties, displayed reviews.

Of the 28 firms compared across 5 prestige markets and two models with no regional anchor, 20 publish a fee schedule on their site, 21 display their professional licence number, 14 publish activity figures that no third party audits, and 2 firms charge, on top of that, a share of the discount it negotiates for you.

The 10 firms that quote a single rate put it between 2% and 6% of the purchase price; the rest publish a degressive grid, or nothing at all. Fees fall due on success alone at 22 of the 28 firms compared, and 13 add a minimum on top, from €4,900 to €20,000. On a €2m purchase, across the 5 firms whose rate applies to the whole price, the bill runs from €40,000 to €100,000, a spread of €60,000. The publisher of this comparison charges €50,000 at that level on the offer open to every client, calculated on the net purchase price.

Methodology

How this comparison is built

This comparison is not exhaustive. It covers the firms identified as of 3 September 2026 from public sources: search engines, the directory of the Fédération des Chasseurs Immobiliers, company registers and the trade press. A firm with no public website, or whose website did not allow the criteria compared to be established, does not appear. No firm paid to be included, none was excluded in exchange for payment, and the publisher has no business relationship with any firm cited. The table is ordered alphabetically within each market, and nothing else determines that order.

Scope: firms practising buyer-side property finding in France with a stated prestige, luxury or high-end positioning, or a service dedicated to high budgets. Classic seller-side agencies, concierge services and relocation-only providers are excluded, unless they run a genuine search service under mandate.

Sources: what each firm publishes (fees, legal notice, presentation pages) as it stood on 3 September 2026; the public registers (Sirene, RCS); the directory of the Fédération des Chasseurs Immobiliers; review platforms. Every cell is a dated fact, and each profile names the source whenever it is not the firm’s own site. No firm was approached and none supplied data: this comparison rests on public record alone. Where a firm publishes nothing, the cell reads “not disclosed”, which is itself a finding.

Order: within each market, firms are listed alphabetically. Home Select is listed like everyone else, under its own initial.

Composition of the corpus, and what it says about the market: 12 of the 28 firms retained operate from Paris, 16 from the rest of France. Exact split: Paris and Île-de-France (12) · French Riviera and Provence (6) · Alps (2) · Bordeaux, Arcachon Bay and the South-West (2) · Normandy, Brittany and the Atlantic coast (3) · National networks (1) · English-speaking buyer’s agents (2). That imbalance is the imbalance of what public sources allow us to identify and compare: Parisian firms publish more, and more of them therefore clear our criteria. Whether it reflects the real state of the profession we do not know, and we would rather say so than leave the reader to work it out.

Outside Paris, very few firms work on luxury alone. We therefore retained those that genuinely serve the prestige segment on their market, even when they also assist more ordinary budgets, and each profile says so in its positioning. Excluding them would have produced a map more flattering to the publisher and less true for the reader.

Cost at €2m and €5m: computed only where a firm publishes a rate that applies to the whole price. Degressive grids are reproduced as published, never extrapolated, and where a firm states its own figure, that figure is the one shown. One thing the table cannot align: rates are not all charged on the same base. Some apply to the deed price net of agency commission, some to the asking price with commission included, some to the net price to the seller. Two identical rates can therefore produce two different bills, and each profile reproduces the firm’s exact wording.

Reviews: a rating is retained only where the platform is named and the number of reviews is published and reaches 30. Below that, a rating is not a measure. The rule binds the publisher exactly as it binds the firms compared, and the column states whether a rating is displayed by the firm or read by us on the platform. Review counts are those observed on 3 September 2026: they move every day, for everyone.

Findings

What comparing 28 luxury property finders reveals

Ten market findings recorded by the Home Select Observatory on 3 September 2026, none of them naming a firm: they describe the profession as it presents itself publicly in 2026.

  1. 20 firms out of 28 publish a fee schedule on their site; the others give a range, an example, a document to download, or nothing.
  2. On the negotiation bonus the split is clear: 2 firms charge, on top of its fees, a share of the discount obtained; 16 publish a fee schedule that mentions none; 10 do not say either way. Common on the mass market, the practice stays marginal on prestige.
  3. 21 firms out of 28 display their professional licence number. French law (loi Hoguet) requires the licence; it does not require publishing the number, but a firm that displays it spares you a check.
  4. All 28 firms compared claim access to off-market property. Not one row in the table says no. The difference therefore lies in the method described, never in the word: a network named and a share quantified beats a promise.
  5. 13 firms out of 28 work under an exclusive search mandate. Published durations run from three months renewable to twelve months by tacit renewal; one mandate alone can be revoked at any time, and the only network publishing an irrevocable period, of 45 days, does not attach it to its prestige offer.
  6. 14 firms out of 28 publish activity figures: clients assisted, average time to purchase, reduction obtained. None of those figures is audited by a third party, the publisher included: they are claims, and this comparison reports them as such.
  7. 22 firms out of 28 state fees due on success only. Entry fees and retainers remain rare on the prestige segment, but they exist.
  8. 5 firms out of 28 publish a minimum budget. On a market that calls itself prestige, the entry ticket is the least shared piece of information: ask for it at the first meeting, not after.
  9. 3 rows of the comparison belong to a group operating several brands under one company and one professional licence. Common on the mass market, rarer on prestige, and readable in the table: a brand is not always a business. The table then carries the group’s name.
  10. The oldest company still active under the same entity was registered in 2003. Taking instead the year each brand claims for itself, 14 firms out of 28 date from 2017 or later: the profession as we compare it today is under ten years old.

Choosing

How to choose a luxury property finder: 7 criteria

On the prestige segment, the gaps between firms do not show on the brochure. They show on seven points, all verifiable before you sign.

1. The professional licence and the guarantee

A property finder operates under a “carte T” (loi Hoguet), with professional liability insurance and, if client funds are handled, a financial guarantee. Ask for the licence number: a legitimate firm gives it in one sentence.

2. Seniority under the same company

A brand from 1999 can be carried by a company registered last year. The trade register tells you how long the entity that will sign your mandate has actually existed.

3. Published fees, and the real cost at your budget

A percentage alone says nothing: 3% of €2m is €60,000, and a degressive grid can cost more than a flat rate. Demand the figure in euros for your budget, minimum included, and check whether a share of the negotiated discount is charged on top.

4. The form of the mandate

Exclusive, simple or confidential: each form binds you differently. Read the duration, the termination conditions and the geographic scope. A 45-day irrevocable mandate and a 12-month terminable mandate are not the same commitment.

5. The method of access to off-market properties

Everyone claims off-market. Ask for the method: which network, which introducers, how many properties received each week, and since when. A precise answer is worth more than any promise.

6. Discretion

On the prestige segment, confidentiality protects the buyer as much as the seller: anonymised search, non-disclosure agreement, purchase through a company. A firm that handles such requests routinely says so plainly.

7. The evidence

Published activity figures, reviews on a named platform, a team presented by name: all of it can be checked. A firm that communicates no figure asks you to take its word for it.

  • An “official ranking” invoked as proof: none exists.
  • File fees, a deposit or a retainer demanded before any result, with no contractual statement of what becomes of them if the search fails.
  • A firm that will not give you its licence number when you ask, or a licence held by a company other than the one signing your mandate. The law requires the licence, not the publication of its number: an absence from a website is no breach, a refusal in the room is.
  • A review score with no platform named and no number of reviews published: without both, a rating can neither be checked nor compared.
  • A percentage announced with no worked example at your budget, and no mention of the minimum.
  • An off-market claim with no method described.
  • An old brand carried by a recent company, with no explanation.

How much does a luxury property finder cost in France?

The 10 firms that quote a single rate put it between 2% and 6% of the purchase price; the rest publish a degressive grid, or nothing at all. Fees fall due on success alone at 22 of the 28 firms compared. 13 also display a minimum, from €4,900 to €20,000, and on smaller budgets it is that minimum, never the percentage, that sets the price. On a €2m purchase, across the 5 firms whose rate applies to the whole price, the bill runs from €40,000 to €100,000. Two warnings: a degressive grid is not automatically cheaper than a flat rate, and rates are not all charged on the same base. Ask for the amount in euros at your budget, and for the base it is calculated on.

Are a French “chasseur immobilier” and a buyer’s agent the same thing?

Yes: “chasseur immobilier” is the French name of the buyer’s agent, a professional mandated by the buyer and paid by the buyer alone. In France they operate under a professional licence (carte T), like an estate agent. Several firms compared here were founded for British or American buyers and are sometimes incorporated abroad: check then which entity holds the French licence.

What is an exclusive, simple or confidential search mandate?

An exclusive mandate binds you to entrust your search to one firm only for its duration; a simple mandate leaves you free to search elsewhere; a confidential mandate, offered by some firms on the prestige segment, covers off-market properties only and comes with discretion commitments. In every case, read the duration and the termination conditions before signing.

How do I check that a property finder is licensed in France?

Ask for the licence number, marked “Transactions sur immeubles et fonds de commerce”, and for the name of the chamber of commerce that issued it. The number names it: it opens with CPI, then the code of the issuing département and the year. There is no single national register open to the public, licences being held by each chamber, so the check is made with the chamber concerned. Finally, check that the company signing your mandate is the one holding the licence: in networks it often belongs to the network head, the finder operating as its agent.

Do property finders really have access to off-market properties?

Some do, and it can be measured: number of properties received without a listing, channels (notaires, agents, managers, introducers), share of off-market in completed purchases. 28 of the 28 firms compared claim it, which is to say all of them; few describe their method, and that is where the difference reads. Ask how many unlisted properties a firm received last month, and through which channels: a figure beats the word.

Is it normal for a buyer’s agent to take a share of the discount it negotiates?

It is a business-model choice, and on prestige it is a minority one: 2 firms charge a share of the discount obtained on top of its fees, while 16 publish a fee schedule that mentions none and 10 do not say either way. Those who charge it see an alignment of interests; the others treat negotiating as part of the service. A word of caution: a schedule silent on the point is not a commitment. What matters is the total cost at your budget, asked for in euros, bonus included, before you sign.

Do I need a finder to buy a villa on the Riviera or a chalet in the Alps?

On these markets, rare properties often sell before any listing and buyers are largely foreign or non-resident. A local finder, or a national firm with a genuine network on site, brings the access, the technical and legal checks, the negotiation and the presence at viewings that distance forbids. The comparison presents the firms market by market.
