That genuine accessibility, rare in the Alps, is the thesis of this market: firm values, still below Megève ten minutes up the road, for the same mountain life. The gap is about use: Megève sells its village and its calendar, Saint-Gervais sells the mountains all year.
The commune climbs in stages, and so does the market. Le Fayet, on the valley floor, holds the older stock to renovate and the most contained values, a stroll from the trains; the thermal centre and the village concentrate characterful apartments and the shops; Saint-Nicolas-de-Véroce and Bionnay, higher up, line up chalets you can count. Renovated properties barely reach the listings: they move through networks, before any sale is announced.
Demand is family-based and does not only follow the snow: schools, a working spa and the railway sustain a year-round life seasonal resorts never see. On the buildings, the mountain sets its own rules: timber and roofs of old chalets to be judged on the spot, service residence charges to be read line by line, energy ratings of older apartments to be budgeted. Buyers who settle these points before the offer buy calmly; those who discover them afterwards pay twice.
