The market

The market for apartments on the French Riviera, in figures

Over 12 months to end of June 2026, the median apartment price stood at €4,900/m² in the Alpes-Maritimes and €3,700/m² in the Var, but the coast has to be read town by town. Saint-Tropez tops the table at €12,400/m², on a tiny village market. Next come the bay of Villefranche and the doorstep of Monaco: Beaulieu-sur-Mer (€8,500/m²), Villefranche-sur-Mer (€8,200/m²), Cap-d’Ail (€8,000/m²) and Beausoleil (€7,100/m²). The big towns form a lower, tighter band, from Cannes (€5,800/m²) down to Nice (€4,900/m²), with Antibes and Menton in between. At the foot of the scale, Fréjus (€4,300/m²), Le Cannet (€4,000/m²) and Grasse (€3,000/m²) open the coast to more modest budgets.

Within a single town, the building and the floor count for more than the neighbourhood. In Nice, eight sales in ten fell between €3,000/m² and €7,800/m²; in Villefranche-sur-Mer, the top tenth starts at €13,500/m², and in Saint-Tropez at €20,700/m². Five things make the gap: a real sea view, judged from the living room; a high floor with a lift; a terrace facing south or west; quiet, away from the corniche roads and the summer nightlife; and a parking space, rare in the old centres. The state of the building comes next, and it shows in the minutes of the owners’ general meetings more than in the entrance hall: a façade restoration already voted is paid at purchase, or soon after.

Then comes liquidity: how many apartments you will be able to compare. Over 12 months to end of June 2026, Nice recorded 8,045 sales of all property types, Cannes 2,536, Antibes 2,164, Fréjus 1,395 and Saint-Raphaël 1,332: supply is broad, and sorting is most of the work. Villefranche-sur-Mer recorded just 166, Saint-Tropez 190 and Beaulieu-sur-Mer 99: in markets this narrow, the top floor with a terrace or the apartment facing the bay changes hands without a listing, and the network is what opens the door.

01

The Var coast, from Bormes to Saint-Raphaël

In the Var, an apartment is above all a family summer home, except in Saint-Raphaël and Fréjus, which live all year round around Saint-Raphaël’s TGV station. In Saint-Tropez, a pied-à-terre in the village is among the most expensive on the coast; across the gulf, Sainte-Maxime (€5,700/m²) looks back at it, and Port Grimaud sells apartments on its canals. Le Lavandou (€5,900/m²) and Cavalaire-sur-Mer (€5,700/m²), like La Favière in Bormes, offer residences a short walk from the beaches, while Saint-Raphaël (€4,800/m²) and Fréjus (€4,300/m²) form the busiest market in the area. Ask how many flats in the building are lived in over winter: a block shut out of season is rarely as well kept as one lived in all year.

02

Cannes and its bay

After Nice, Cannes is the most liquid apartment market on the coast, with 2,536 sales over 12 months to end of June 2026, and one of the most tiered: one sale in ten below €3,400/m², one in ten above €11,100/m². La Croisette sells the front row, fought over by international buyers; La Banane, just behind it, the town on foot all year; Le Suquet, the characterful pied-à-terre; La Californie and Super Cannes, residences with grounds facing the Lérins Islands. Le Cannet (€4,000/m²) gives more space for the same budget, and Mandelieu-la-Napoule (€4,900/m²) the residences of Cannes-Marina. To let your apartment during the Film Festival, check the co-ownership rules first.

03

Antibes and Juan-les-Pins

Antibes plays on two registers: the character of old Antibes, inside the ramparts and a short walk from Port Vauban, and the seafront of Juan-les-Pins, facing sandy beaches. The median stands at €5,200/m², and one sale in ten goes above €7,900/m²; in Golfe-Juan, part of Vallauris (€4,300/m²), the same bay costs less. The town lives all year, between the international families of Sophia Antipolis and the yachting professionals of the port. In Juan-les-Pins, sort ruthlessly: the state of the building, salt spray on the façades and summer nights make wide gaps between two neighbouring blocks.

04

Nice and its neighbourhoods

Nice lives all year: people buy here to live as much as for holidays, and the city offers everything, at a median of €4,900/m². The Carré d’Or and the Promenade des Anglais keep the Belle Époque and Art Deco buildings; the Musiciens quarter, the stately blocks of the centre; Cimiez, its former grand hotels turned into apartments; Mont Boron, residences among the pines; Old Nice, the pied-à-terre. Many old buildings got their lift late, or never: on a fourth floor, that changes both daily life and the price. To the west, Saint-Laurent-du-Var (€4,900/m²) and Cagnes-sur-Mer (€4,900/m²) offer the sea at similar prices; listen for the airport before you sign.

05

The bay of Villefranche and Beaulieu

Between Nice and Monaco, Villefranche-sur-Mer (€8,200/m²) and Beaulieu-sur-Mer (€8,500/m²) sell well above Nice. Villefranche offers coloured façades above the harbour and one of the most beautiful bays in Europe; Beaulieu, a Belle Époque winter resort, its period buildings and seafront residences. Saint-Jean-Cap-Ferrat recorded only 56 sales of all types over 12 months to end of June 2026, so every apartment there is watched for well in advance. Buyers come from Paris and Northern Europe, or work in Nice and Monaco; count the steps, look for parking and listen for the trains, because the railway runs along the shore.

06

Around Monaco, as far as Menton

On Monaco’s doorstep, Cap-d’Ail (€8,000/m²) and Beausoleil (€7,100/m²) house those who work in the Principality: residences clinging to the slope in Cap-d’Ail, Belle Époque and 1930s buildings in Beausoleil, linked to Monaco by stairways and public lifts. Roquebrune-Cap-Martin (€6,400/m²) lines up seafront residences in Carnolès and Golfe Bleu, and Menton (€5,100/m²) sells a real year-round town, its old town and the terraced upper floors of Garavan. Winter residents from Northern Europe, Monaco commuters and Italians from across the border all meet here; make the daily journey at rush hour before you choose.

Properties

The properties people buy on the French Riviera

The Belle Époque apartment

High ceilings, mouldings, parquet floors and wrought-iron balconies: this is the apartment of the buildings put up for wealthy winter visitors between the late nineteenth century and the 1930s, in the Carré d’Or and Cimiez in Nice, central Cannes, Beaulieu-sur-Mer, Beausoleil or Menton. It sells on volume and light, rarely on its original comforts. Check the lift, wiring, plumbing, heating and the date of the last façade restoration; in a protected area, replacing the windows needs the approval of the state heritage architect.

The top floor with a sea-view roof terrace

The most fought-over property on the coast: a top floor open to the sea, with a terrace you live on from April to October, on La Croisette, on Mont Boron or in Garavan. It often sells without a listing, and its value depends as much on what could be built in front as on today’s view. Ask who owns the terrace, who pays for its waterproofing, and whether the pergola or conservatory was approved by the co-ownership and the town hall.

The residence with grounds and a pool

Caretaker, gardens, pool and parking: residences from the 1960s and 1970s spread across La Californie and Super Cannes, La Croix des Gardes, the hills of Nice and Santa Lucia in Saint-Raphaël. Buyers want an apartment they can lock up for months without worry, often with a large terrace. The service charges pay for that comfort: ask for the real figures over two years, the works already voted and those in the multi-year works plan, where one exists.

The old-town pied-à-terre

A one-bedroom flat under the roofs of Old Nice, Le Suquet, old Antibes, Menton’s old town or the village of Saint-Tropez: the pied-à-terre is lived on foot, with the market and the beach at the end of the street. Small apartments cost more per square metre than large ones. Climb the stairs yourself, as lifts are rare; check the damp in old walls, the plumbing and the noise on summer evenings, and expect to park outside the old town.

The marina apartment

In Port Grimaud, Port-Fréjus, Cannes-Marina or Santa Lucia, an apartment sometimes comes with a berth. The buildings, mostly put up between the 1960s and the 1990s, offer more generous terraces than older stock. If a berth comes with the sale, find out exactly what it is (outright ownership, a fixed-term right of use or a simple rental), how long is left on it, the size of boat allowed and the harbour charges.

Our method

How Home Select searches on the French Riviera

It starts with a precise brief: the life you want in the apartment, the seasons you will spend there, what you are prepared to pay for view, floor or terrace, and the full budget, notary fees of 7 to 8% included for an existing property. Every day, Home Select then cross-checks the listings, the properties passed on by its network of 15,000 agents and professional partners, and those that will never be advertised: on the French Riviera, top floors and front-row apartments often sell off-market.

Each shortlisted apartment is first vetted on paper: minutes of the last three general meetings, maintenance log, actual service charges, works voted and planned, the multi-year works plan where one exists, co-ownership rules, the certified Carrez floor area and the official risk report. It is then viewed before you, in a filmed pre-visit: the view window by window and at the hour that matters, what faces you, the noise, the lift and the parking. You only travel for the apartments that deserve it, and works are costed before any offer.

Negotiation is conducted with the file in hand: comparable sales in the building and the street, level of charges, time on the market, and ideally an offer prepared out of season. Home Select defends your offer, makes the preliminary contract state who pays for works already voted, follows the conditions precedent and the financing with your notary, then stays with you until completion and the handover of the keys. Its fees are due on success only.

One method, two ways in

Both are billed only if the property is found and the purchase completed. On top comes 10% of the negotiated reduction: Home Select is also paid on what you save.

Frequently asked questions

Buying an apartment on the French Riviera: your questions

Where can I buy a sea-view apartment on the French Riviera?

The widest views are higher up: La Californie and Super Cannes, Mont Boron, the slopes above the bay of Villefranche, Saint-Roman in Roquebrune-Cap-Martin and Garavan in Menton. On the front row, La Croisette, the Promenade des Anglais and the Juan-les-Pins seafront put the sea right in front of you, with the town below. Home Select checks every view from the living room before putting it to you.

Nice or Cannes: where should I buy an apartment?

Over 12 months to end of June 2026, the median apartment price stood at €4,900/m² in Nice and €5,800/m² in Cannes. Nice is a large city that lives all year, with its airport, tram, schools and the widest choice on the coast; Cannes is smaller and more seasonal, set to the rhythm of the Film Festival and its trade fairs. Home Select helps you decide according to how you will use the apartment.

Where are apartments cheaper on the Côte d’Azur?

A little away from the famous addresses: Le Cannet (€4,000/m²), Vallauris and Golfe-Juan (€4,300/m²) or Fréjus (€4,300/m²) sit below the medians of Cannes and Antibes, while Grasse (€3,000/m²) and Vence (€4,200/m²) offer hinterland life a few kilometres from the sea. If you would rather have a garden than a lift, a house on the French Riviera or a villa widen the field.

What should I check before buying an apartment in a French co-ownership building?

The minutes of the last general meetings, the actual service charges and the works voted or announced: restoring façades exposed to salt spray, waterproofing roof terraces, the lift. Then the co-ownership rules, which can restrict holiday lets, and the parking space, which the deed must name. Home Select reads these documents before any offer, and our guide to checking a co-ownership lists what to ask the seller for.

Can I rent out my apartment as a holiday let on the French Riviera?

That depends first on the co-ownership rules, which may ban or restrict it, then on the town’s rules: a declaration at the town hall, sometimes a registration number or a change-of-use authorisation, depending on the town and on whether it is your main home. As these rules change, Home Select has them checked with the managing agent and the town hall before you offer.

Where should I buy an apartment near Monaco?

In the French towns that border the Principality: Beausoleil (€7,100/m²), Cap-d’Ail (€8,000/m²) and Roquebrune-Cap-Martin (€6,400/m²); a little further on, Menton (€5,100/m²). Distance there is counted in stairways, public lifts and minutes on the corniche rather than in kilometres. Living in France does not make you a Monaco resident: Home Select advises you to have your tax position confirmed before you choose.

Period property or new build: which apartment should I buy on the French Riviera?

Older buildings dominate the town centres and offer volume, high ceilings and front-row addresses, but you must read the co-ownership records and cost the works. New builds, rarer on the coast, bring a lift, parking, terraces and energy performance, with reduced notary fees and the developer’s guarantees. Home Select compares both on the real price per square metre, charges and works included.

Is it worth using a buyer’s agent on the French Riviera?

Yes, because the best apartments are rarely advertised, and those that are often leave out what matters: a partial view, heavy service charges, a façade restoration already voted, no lift, summer noise. A buyer’s agent works for you alone, on the buyer’s side, from shortlisting to negotiation. Home Select, a buyer’s agent on the French Riviera, adds its network of 15,000 agents and professional partners and fees due on success only.

How much does an apartment cost on the French Riviera in 2026?

Over 12 months to end of June 2026, the median price per square metre of apartments on the French Riviera ranged from €3,000/m² in Grasse to €12,500/m² in Saint-Jean-Cap-Ferrat. Alpes-Maritimes: €4,900/m² median for apartments, over 21,298 sales. Var: €3,700/m² median for apartments, over 13,773 sales (DVF / DGFiP via data.gouv.fr, October 2026 release, 12 months to end of June 2026). Home Select reads these figures street by street before any offer: view, land and condition make most of the price.

How long does it take to buy on the French Riviera with a buyer’s agent?

The calendar depends on how rare the target property is in {nom} and on your availability: Home Select frames it at the brief, then holds it. Properties are first seen on video, and your decisive viewings are grouped into a single trip.

How do you reach off-market properties on the French Riviera?

Through the network and direct approach: Home Select receives more than 100 properties every day from its 15,000 professional partners before they go on sale, and also contacts owners when the setting calls for it. In {nom}, the monitoring starts with two sectors: Saint-Jean-Cap-Ferrat and Saint-Tropez. That is often where the unfindable property is.

What are your fees on the French Riviera?

Home Select, a buyer’s agent on the French Riviera, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above, plus 10% of the negotiated reduction in both cases. Home Select is paid on success only, and also on what you save: nothing is due until you have bought.
