At a glance

  • Over 12 months to end of June 2026, the Alpes-Maritimes recorded 25,298 sales of all property types, and houses sold at a median of €5,500/m²: in a department dominated by apartments, a house is the rare find.
  • In the hills of the Alpes-Maritimes, the median house price reaches €7,300/m² in Mougins and €7,300/m² in Valbonne, near Sophia Antipolis, against €4,800/m² in Grasse.
  • Inland on the French Riviera, a house is priced first on flat land, a sunny aspect, quiet and the distance to schools; a sea view, where there is one, comes on top.
  • Home Select, a buyer’s agent in the Alpes-Maritimes, searches for your house from Grasse to Menton, off-market included, checks brush clearance, natural hazards, drainage and planning for you, then negotiates, with fees due on success only.

The market

The market for houses in the Alpes-Maritimes, in figures

The Alpes-Maritimes is a market of apartments: over 12 months to end of June 2026, the median house sold for €5,500/m², and houses made up only a small share of the 25,298 recorded sales. Grasse (€4,800/m²) sits below the department median and Vence (€5,400/m²) close to it; Cagnes-sur-Mer (€5,900/m²), Le Cannet (€6,300/m²), Nice (€6,500/m²) and Biot (€6,500/m²) form the next tier. Mougins (€7,300/m²) and Valbonne (€7,300/m²) rank above Cannes (€6,700/m²) and Antibes (€6,800/m²): in these hill towns, what sells is mostly the family house with real land, whereas the coastal towns mix small town houses with exceptional estates. To the east, Èze (€12,400/m²) and Roquebrune-Cap-Martin (€13,100/m²) play in another league, priced on views over the sea and Monaco.

Within a single town, land counts for more than floor area. In Mougins, one house sale in ten went below €4,100/m² and another tenth above €13,100/m²: the range runs from a 1970s house in need of work on a slope to a renovated property on a golf estate. Valbonne is more even, with eight sales in ten between €4,900/m² and €10,700/m². Five things set the price: flat land, with no terrace walls to rebuild; aspect, since a north-facing slope loses the winter sun; quiet, away from through roads; easy access and room to park; and the distance to schools and to Sophia Antipolis. A sea view, often a distant one from the hills, is a premium on top.

Then comes liquidity, which tells you how many houses you will be able to compare. Over 12 months to end of June 2026, Grasse recorded 864 sales of all property types, Vence 393 and Mougins 377: there is real choice, and sorting is most of the work. In the villages, the numbers drop: 112 sales in Biot, 98 in Roquefort-les-Pins, mostly houses, and 54 in Saint-Paul-de-Vence, where the finest homes change hands by word of mouth. In Nice, most of the 8,045 sales were apartments, and a house with a garden is found hill by hill. The seafront of the Côte d’Azur has its own pages, for houses on the French Riviera and for villas.

Where to buy

Where to buy in the Alpes-Maritimes?

Five areas from west to east, each with its own prices, buyers and pitfalls; further north, the Roya, Vésubie and Tinée valleys and the ski resorts of Isola 2000, Auron and Valberg form a mountain market that Home Select searches on request.

From the hills above Cannes to Grasse

Behind Cannes, the hills climb in steps towards Grasse. Le Cannet (€6,300/m²) offers houses facing the bay in Les Collines and Rocheville, three kilometres from the Croisette; houses in Mougins (€7,300/m²) range from the old village where Picasso spent his last years to Mougins-le-Haut and the golf estates. Higher up, the world capital of perfume, Grasse (€4,800/m²), gives you the most land for your money, from Magagnosc to Saint-Mathieu and the old bastides on its heights. Families who work in Cannes or Sophia Antipolis come here for space. Check the flood risk at the bottom of the valleys and the drainage of isolated houses.

Around Sophia Antipolis

Founded in 1969 on the Valbonne plateau, the Sophia Antipolis technology park has turned the neighbouring towns into a strongly international family market. Houses in Valbonne (€7,300/m²) are split between the sixteenth-century village, Les Hauts Sartoux and the countryside towards the golf courses; Biot (€6,500/m²) adds its glassblowers and the Fernand Léger museum, Roquefort-les-Pins (€6,500/m²) its hamlets of villas under the pines, and the heights of Vallauris and Antibes extend the choice towards the sea. People buy here for the schools, including the Centre International de Valbonne, and to live close to work. Under the pines, wildfire risk and drainage are checked plot by plot; in Biot, the Brague valley flooded in October 2015.

Saint-Paul-de-Vence, Vence and the hills above Cagnes

Between the Loup and Var rivers, the hills have kept their olive groves, cypresses and stone terraces. Some twenty kilometres from Nice, Saint-Paul-de-Vence recorded only 54 sales over 12 months to end of June 2026: its prestige homes hide under the pines around the walled village or inside gated estates. Vence (€5,400/m²), an artists’ town at the foot of its limestone cliffs, the baous, offers more choice and more land, while the hills of Les Vespins and Les Collettes in Cagnes-sur-Mer (€5,900/m²) keep the olive groves where Renoir lived. Buyers come for the light, the art and Nice airport close by. Near listed monuments, the state heritage architect has a say on any visible works.

Nice and its hills

In Nice, a house means going uphill: Cimiez and its villas built for winter visitors, Mont Boron and its forest above the port, Gairaut, Fabron or the slopes of Bellet and its vineyard each offer families and frequent flyers city life with a garden, close to the airport. Houses in Nice sold at a median of €6,500/m², with eight in ten between €3,900/m² and €11,000/m²: the spread separates a small house in town from a villa overlooking the Baie des Anges. Across the Var, the heights of Le Grimond in Saint-Laurent-du-Var (€5,400/m²) offer views from the Estérel to the hills of Nice for less. Have the ground-movement risk, the retaining walls and the width of the access lane checked.

The hilltop villages of the east, from Èze to Menton

Between Nice and Italy, the mountains drop into the sea and a house is won by climbing: Èze village, perched at 429 metres, La Turbie around its Roman Trophy of the Alps, the old village of Roquebrune and, above Menton, the hills of L’Annonciade. Prices follow the view: a median of €12,400/m² for houses in Èze and €13,100/m² in Roquebrune-Cap-Martin, while La Turbie recorded only 55 sales of all types over 12 months to end of June 2026. Many buyers work in Monaco; in Beausoleil, right against the Principality, apartments dominate. Check access, parking and the risk of falling rocks below the cliffs.

Properties

The properties people buy in the Alpes-Maritimes

The hilltop village house

Pressed against its neighbours and built in stone over three or four floors, it opens onto a lane and sometimes onto a terrace with a sea view: in Saint-Paul-de-Vence, in the old town of Vence, in Biot, Valbonne, Èze or La Turbie. You live there without a car at the door and often without a garden, but at the heart of a village that lives all year. Have the damp, roof timbers, roof, services and party walls inspected; in a protected area, even a new window needs the approval of the state heritage architect.

The farmhouse and the bastide of the Grasse country

The hills of Grasse, Châteauneuf-Grasse, Opio and Le Rouret were once a land of perfume flowers, olive trees and stone terraces: what remains are stone farmhouses and a few bastides, the old Provençal manor houses, often extended over the generations and set in large grounds. These are the character homes of the area, for families who want space and authenticity. Have the foundations, roof, damp, the legality of past extensions and the water supply, well or borehole, checked; in an agricultural or natural zone of the local plan, extending may be forbidden.

The hillside villa of the 1960s to 1990s

The most common house inland: round terracotta tiles, pale render, painted shutters, a pool and olive trees on terraces, from Mougins to Roquefort-les-Pins and from Vence to Biot. Built when plots were large, it offers a fine garden, but its insulation, windows and heating are often original, as its energy performance certificate will show. Cost the renovation, have the septic system inspected and check that every extension and the pool were authorised: the French tax authorities now spot undeclared pools on aerial photographs.

The recent house on a divided plot

Since the ALUR law abolished minimum plot sizes in 2014, many large gardens in Mougins, Valbonne and Roquefort-les-Pins have been divided: recent, better-insulated houses now stand on smaller plots. They sell on the absence of works, precious for a working family. If the house is under ten years old, ask for the permit, the completion certificate, the structural damage insurance and the builders’ guarantees; check the rights of way and utility easements created by the division too.

Our method

How Home Select searches in the Alpes-Maritimes

It starts with a precise brief: the children’s school, your commute to Sophia Antipolis, Nice, Monaco or the airport, how much land, quiet and view you expect, and the full budget, notary fees of 7 to 8% included. Every day, Home Select then cross-checks the listings, the houses passed on by its network of 15,000 agents and professional partners, and those that will never be advertised: in the villages, a fine family home often sells off-market, through a notary or by word of mouth.

Each shortlisted house is vetted on paper, then viewed before you in a filmed pre-visit: you only travel for the ones that deserve it. The checks are specific to the Alpes-Maritimes: the legal duty to clear brush over fifty metres around the house, sometimes a hundred; the flood and ground-movement risk prevention plans, summarised in the seller’s hazard report; private drainage and its latest inspection; the local zoning plan, protected woodland and the building rights left for a pool or an extension; and the retaining walls, access and easements of a sloping plot. Have an architect or a builder price any works before you make an offer.

Negotiation is conducted with the file in hand: comparable recorded sales, time on the market. Home Select defends your offer, follows the preliminary contract with your notary, the conditions precedent and the financing, then stays with you until completion and the handover of the keys. Its fees are due on success only.

One method, two ways in

Both are billed only if the property is found and the purchase completed. On top comes 10% of the negotiated reduction: Home Select is also paid on what you save.

Frequently asked questions

Buying a house in the Alpes-Maritimes: your questions

Where can I buy a house with a garden near Sophia Antipolis?

Valbonne, Biot, Roquefort-les-Pins and Mougins surround the park: over 12 months to end of June 2026, the median house sold for €7,300/m² in Valbonne and €6,500/m² in Roquefort-les-Pins. Valbonne offers the village and the international schools, Roquefort-les-Pins more land under the pines, Biot the sea close by through Antibes. Home Select helps you weigh commute, school and land.

Where are houses cheaper in the Alpes-Maritimes?

Away from the seafront and the best-known villages. Over 12 months to end of June 2026, the median house sold for €4,800/m² in Grasse, €5,400/m² in Vence and €5,400/m² in Saint-Laurent-du-Var. At these prices a house often needs work, which Home Select costs before you offer; a house in the Var also widens the field.

What is the 50-metre brush clearance rule in the South of France?

In towns exposed to forest fires, owners must clear brush over fifty metres around their house, a distance the mayor can raise to a hundred metres, and along the access drive, even onto a neighbour’s land if needed. A neglected plot exposes you to a fine, and your insurer can raise the excess after a fire. Look at the state of the land, and what its upkeep will cost, before you offer.

How do I know if a house is in a flood zone or another risk area?

The seller must give you a hazard report stating whether the house falls under a risk prevention plan, for flooding, forest fire or ground movement, and giving its seismic zone. In the Alpes-Maritimes, the Brague and the Siagne burst their banks in October 2015, and Storm Alex devastated the Roya and Vésubie valleys in October 2020. Home Select reads these documents with you before any offer.

Is a house without mains drainage a problem?

Not if the system complies: in the hills, many houses have a septic tank or a small treatment plant. The seller must provide an inspection by the public sanitation service carried out within the last three years; if it finds the system non-compliant, the buyer has one year after the sale to carry out the works. Have a contractor price the work before you commit.

Can I build a pool on a sloping plot?

Often, if the local zoning plan allows it, which it does not in protected woodland or in the red zone of a risk prevention plan. A pool over 10 m² needs a prior declaration and one over 100 m² a full building permit, and a slope calls for retaining walls, sometimes a soil survey. Home Select has these points checked before the offer and, where needed, makes the purchase conditional on the permit.

Where can I buy a house near Monaco on the French side?

On the heights: La Turbie, Èze, Beausoleil and Roquebrune-Cap-Martin surround the Principality, and houses in Roquebrune-Cap-Martin sold at a median of €13,100/m² over 12 months to end of June 2026. They are scarce, since Beausoleil sells mostly apartments, and the view of the Rock sets the price. Home Select also searches off-market there, as fine houses often change hands without a listing.

Is it worth using a buyer’s agent to buy a house in the Alpes-Maritimes?

Nothing requires it, but an inland house often hides what the listing leaves out: overdue brush clearance, a non-compliant septic tank, an extension without a permit, a plot in a red zone. A buyer’s agent works for you alone, on the buyer’s side, from shortlisting to negotiation. Home Select, a buyer’s agent on the French Riviera, adds its network of 15,000 agents and professional partners and fees due on success only.

How much does a house cost in the Alpes-Maritimes in 2026?

Over 12 months to end of June 2026, the median price per square metre of houses in the Alpes-Maritimes ranged from €4,800/m² in Grasse to €37,400/m² in Saint-Jean-Cap-Ferrat. Alpes-Maritimes: €5,500/m² median for houses, over 4,000 sales (DVF / DGFiP via data.gouv.fr, October 2026 release, 12 months to end of June 2026). Home Select reads these figures street by street before any offer: view, land and condition make most of the price.

How long does it take to buy in the Alpes-Maritimes with a buyer’s agent?

The calendar depends on how rare the target property is in {nom} and on your availability: Home Select frames it at the brief, then holds it. Properties are first seen on video, and your decisive viewings are grouped into a single trip.

How do you reach off-market properties in the Alpes-Maritimes?

Through the network and direct approach: Home Select receives more than 100 properties every day from its 15,000 professional partners before they go on sale, and also contacts owners when the setting calls for it. In {nom}, the monitoring starts with two sectors: Saint-Jean-Cap-Ferrat and Roquebrune-Cap-Martin. That is often where the unfindable property is.

What are your fees in the Alpes-Maritimes?

Home Select, a buyer’s agent in the Alpes-Maritimes, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above, plus 10% of the negotiated reduction in both cases. Home Select is paid on success only, and also on what you save: nothing is due until you have bought.
