Paris property prices in 2026, arrondissement by arrondissement

Home Select, apartment finder in Paris since 2011, reads the real prices of the Paris market here from recorded sales, not listings: the median for the city, the median for each of the twenty arrondissements, and how they moved over one year and five. The goal: knowing what an apartment is worth before making an offer.

What sales say, not listings

An asking price says what a seller hopes for; a recorded sale price says what the market agreed to pay. Every figure on this page comes from sales actually signed before notaires and published by the French tax authority, in the official land value register that anyone can consult and that Home Select rereads with each new release. Listings only serve to measure the gap between what people hope for and what they get.

The median is the right benchmark, not the average. In Paris, a few exceptional sales, a large apartment on the Champ-de-Mars or a grand floor in the Marais, pull the average up without saying anything about the one-bedroom you are viewing on Saturday. The median splits sales into two equal halves: half sold for more, half for less. It is the price of the everyday market.

What the register does not say must be said too: it publishes neither the floor, nor the condition, nor the aspect, nor the view. A median places a market; it never sets the price of a property. Between two apartments of the same size in the same street, the gap can exceed what separates two neighbouring arrondissements.

Twenty arrondissements, twenty markets

The arrondissement table shows what Paris hides behind a single figure. On one side, the Left Bank and the centre, where cut stone, grand floors and historic addresses hold the highest medians; on the other, the north-east and part of the south-east, more accessible, where the same budget still buys space. Between the two extremes, the price per square metre nearly doubles, a few metro stops apart.

That gap is not a ranking of quality. The 11th or the 12th draw families who want a bright two-bedroom near a school and a market; the 6th or the 7th, buyers who purchase an address to keep and pass on. Each pays for something different: space on one side, scarcity on the other.

The number of sales matters as much as the median. An arrondissement where few sales are signed in a year, such as the 1st or the 2nd, publishes a more fragile median that moves more from one release to the next; a very active one, such as the 15th or the 18th, gives a sturdier benchmark. Before concluding that a district is rising or falling, check how many sales carry the figure.

What sets the price of a Paris apartment

Within an arrondissement, value turns on a handful of criteria that hurried buyers underestimate. Floor and lift first: a fifth floor without a lift does not compare with a second floor with one. Light next, the aspect, an open view or facing windows. Then the real legal floor area, the layout, the ceiling height, a full-length balcony or a terrace, rare and priced accordingly.

The building weighs as much as the apartment. A façade renovation already voted, a roof to redo, high service charges or a struggling co-ownership change the real price of a property, and they must be read before the offer: minutes of general meetings, maintenance log, energy performance certificate. Since the law is gradually taking the most energy-hungry homes off the rental market, the energy rating also weighs on resale value.

Size, finally, does not work the same way everywhere. On the Left Bank and in the centre, large family apartments, being rare, cost more per square metre than studios; in eastern Paris the gap fades and sometimes reverses. Comparing an apartment with the median of its arrondissement is therefore never enough: the right comparison is made at comparable size, floor and street.

Offering the right price: the method

Home Select never proposes a price at random. For each shortlisted property, your apartment finder gathers the comparable sales of the street and of the building where they exist, sets them against the asking price, and weighs what sets the apartment apart: floor, condition, service charges, outdoor space. Works are costed by an architect or a contractor before you commit. The offer starts from that file, not from a discount percentage read on a forum.

That discipline explains the negotiation: Home Select obtains on average 6% off the seller’s price, measured over more than 1,200 transactions. It is not won by haggling but by showing the seller and their agent why the asking price does not hold, sales in hand. On rare and correctly priced properties, the right decision is sometimes to offer the asking price, quickly, and win.

The prices on this page are market benchmarks, never a valuation of a property. They are read alongside the page of each arrondissement, which details its neighbourhoods, and alongside a project: a size, a budget, a deadline. That is what Home Select sets against every apartment it views.

Why an apartment finder in Paris?

The best addresses never list

On this market, a share of the sought-after properties sells before publication, between families and through notaires and local networks. Home Select receives more than 100 off-market properties every day from its network of 15,000 partners.

You only view the essential

Every lead is verified and priced for you before you travel, on file then on a video viewing: you view only the shortlisted properties, your decisive viewings grouped into a single trip. Home Select then defends your offer, with a complete file and the actual sales of the area in hand.

Frequently asked questions

Paris property prices in 2026, arrondissement by arrondissement

What is the price per square metre in Paris in 2026?

The median of recorded apartment sales in Paris is published at the top of this page, with the median of each of the twenty arrondissements, over the last twelve months known from the sales register. It places the everyday market; the price of a given apartment then depends on the floor, the condition, the building and the street.

Which is the most expensive arrondissement in Paris?

The highest medians are on the Left Bank, in the 6th and the 7th, then in the centre, in the 4th and the 1st; the most accessible in the north-east and south-east, from the 19th to the 20th and in the 13th. The table on this page ranks them on the same sales, and each arrondissement has its own page.

Are prices still falling in Paris?

The curve on this page shows five years of median prices: the correction that followed the rise in interest rates, then a stabilisation. Nobody knows where the market will be in two years, and anyone who claims to is making it up. What Home Select sees on the ground: well-located, correctly priced properties sell fast, the others wait and get negotiated.

Why are listing prices higher than those on this page?

Because a listing publishes an asking price, and this page prices actually paid. The gap between the two is the negotiation margin, wider or narrower depending on the property and the moment: that is where an apartment finder works, comparable sales in hand.

How does Home Select judge the price of an apartment before an offer?

By starting from the comparable sales of the street and the building, then weighing what sets the property apart: floor and lift, light, outdoor space, condition of the building, service charges. Works are costed by an architect or a contractor. That file serves to set the offer and to defend it with the seller.

What are your fees in Paris?

Home Select, an apartment finder in Paris, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above, plus 10% of the negotiated reduction in both cases. Home Select is paid on success only, and also on what you save: nothing is due until you have bought.
