Two offers, one way of paying: success

Home Select asks for no deposit, no file fee and no start-up package. French law, the Hoguet law, in fact forbids a property professional from collecting a fee before the transaction is concluded: your apartment finder’s fees are settled on the day of the final deed, before the notaire, and only if you have bought the property they presented to you.

The Exclusive offer, under an exclusive search mandate, is open to every budget: 2.5% of the net purchase price, with a minimum of €10,000 incl. VAT. The net purchase price is the price actually paid to the seller, excluding agency commission: your fees do not grow with an agency’s charges. The minimum applies to purchases below €400,000; above that, the rate applies.

The Confidential offer, under a simple mandate, is reserved for projects of €2m and above: 1.5% of the net purchase price, for the same full service. What changes is the hunting ground: only off-market properties are presented to you, apartments that will never appear in a listing, and you remain free to search in parallel.

10% of the reduction: paid on what you save as well

Both offers add 10% incl. VAT of the negotiated reduction to the fees, that is, of the difference between the asking price and the price paid, measured like the fees on the net purchase price. The principle is simple: Home Select also earns on what you save, and you keep 90% of every euro negotiated.

Your apartment finder’s interest is thus aligned with yours. On an extra €10,000 of reduction, Home Select loses €250 of fees at the 2.5% rate and earns €1,000 on the negotiation: every euro obtained from the seller counts for both sides. A finder paid only as a percentage of the price would, in theory, gain from you paying more; here, it is the reverse.

An example, with Home Select’s reference figures: an apartment listed at €500,000, bought 6% cheaper, at €470,000. Fees come to €11,750, that is 2.5% of €470,000, plus €3,000, that is 10% of the €30,000 negotiated: €14,750 in total. The net saving, fees paid, is €15,250.

What the fees include

Both offers include the same service, from the first conversation until after completion. Nothing is charged on top, and nothing at all is charged if the search does not succeed.

  1. 01 The written brief

A first meeting sets the use of the property, the real budget, the non-negotiable criteria and the timing; it becomes a written brief, the reference for the whole search.

  2. 02 The all-source hunt

Listings monitored continuously on 1,700 websites, a network of 15,000 agents, notaires and building managers, early-release and off-market properties: the first proposals arrive within 48 hours of signing the mandate.

  3. 03 The pre-viewings

Your apartment finder views first, films and comments, then hands over an analysis sheet: you only travel for the properties that live up to their promise, three on average.

  4. 04 The offer and the negotiation

With comparable sales in hand, Home Select prepares the offer and defends it with the seller and their agent: 6% obtained on average off the seller’s price.

  5. 05 The checks before signing

Preliminary agreement, surveys, co-ownership documents: every document is reviewed before you commit, then Home Select stays with you until completion, and after.

Comparing apartment finder fees

Models vary widely from one professional to another: a flat fee, a percentage with no stated floor or ceiling, a share due before the purchase even happens. Before comparing two finders, three questions are enough: on which price is the percentage calculated, is the minimum stated before or including VAT, and when are the fees due?

The first question is the most common trap: a rate calculated on the price including agency fees costs more than a rate on the net purchase price, for the same apartment. The second one too: a minimum stated before tax rises by 20% once VAT is added. Home Select publishes a rate on the net purchase price, a minimum including VAT, and fees due on success alone.

A good fee is finally judged by what it brings. A search carried out alone takes six months on average, with more than forty viewings and nearly 150 hours; with Home Select, it takes 45 days on average, from the written brief to the accepted offer, for three viewings and around fifteen hours. The time saved appears on no invoice, but it counts.

On the ground

Why an apartment finder in Paris?

The best addresses never list

On this market, a share of the sought-after properties sells before publication, between families and through notaires and local networks. Home Select receives more than 100 off-market properties every day from its network of 15,000 partners.

You only view the essential

Every lead is verified and priced for you before you travel, on file then on a video viewing: you view only the shortlisted properties, your decisive viewings grouped into a single trip. Home Select then defends your offer, with a complete file and the actual sales of the area in hand.

The building audited before you commit

Surveys, co-ownership rules, easements, local building specifics: every document is checked before you commit.

One method, two ways in

Both are billed only if the property is found and the purchase completed. On top comes 10% of the negotiated reduction: Home Select is also paid on what you save.

The Confidential offer

Frequently asked questions

How much does an apartment finder cost in Paris?

How much does an apartment finder cost for a €1 million purchase in Paris?

On the Exclusive offer, 2.5% of the net purchase price, that is €25,000 for an apartment bought at €1,000,000, plus 10% of the negotiated reduction: if the property was listed at €1,060,000, the €60,000 negotiated add €6,000. These fees are only due at completion, if the purchase goes ahead.

Are the finder’s fees added to agency fees?

They are separate. Your apartment finder works for you alone and never receives a commission from the seller; the agency selling the property, when there is one, is paid under its own mandate. Home Select’s fees are calculated on the net purchase price, excluding agency commission: you do not pay a percentage on someone else’s fees.

What happens if I buy nothing?

Nothing is due. The search mandate runs for twelve months at most, renewed month by month, and can be terminated at any time with seven days’ notice: you only pay if you buy a property presented by Home Select.

Why a minimum of €10,000 incl. VAT?

Because a search in Paris takes the same work for a studio as for a two-bedroom: written brief, monitoring, pre-viewings, negotiation, review of the preliminary agreement. The minimum covers that base; above €400,000, the 2.5% rate applies.

Is the Confidential offer less complete?

No: it includes exactly the same support as the Exclusive offer, pre-viewings, negotiation and follow-up until completion. It differs in the mandate, simple instead of exclusive, in the hunting ground, off-market properties only, and in its threshold: projects of €2m and above, at 1.5% of the net purchase price.

What are your fees in Paris?

Home Select, an apartment finder in Paris, charges 2.5% of the net purchase price (minimum €10,000 incl. Home Select is paid on success only, and also on what you save: nothing is due until you have bought.
