Where to buy on the French Atlantic coast: Bordeaux, Arcachon Bay, the Île de Ré, Royan and La Baule
From the pale limestone of Bordeaux to the villas of La Baule, France’s Atlantic coast strings together markets that have little in common: a city lived in all year round, a bay where villas change hands without ever being advertised, islands reached by a bridge, Belle Époque and 1950s resorts. This guide compares them, with the prices of recorded sales, and sets out what to check before you buy.

Where should you buy on the French Atlantic coast? The main markets, from south to north
The French Atlantic coast is not one market but a string of markets that differ in everything: the buildings, the season, the access, the way property changes hands.
Bordeaux: the stone city, its grand apartments and its échoppes, single-storey stone houses, for a life lived all year round.
Arcachon Bay: Arcachon and its Ville d’Hiver, the villas of Pyla-sur-Mer and, across the water, the villages of Cap Ferret.
The Île de Ré and La Rochelle: ten villages at the end of a bridge, and a harbour city that lives all year.
Royan and the Côte de Beauté: the 1950s resort, its villas waiting for renovation, the Gironde estuary.
Noirmoutier and La Baule: a low-lying island with its oak woods, then a great sandy bay lined with Belle Époque villas.
Start with how you will use the house: Bordeaux, La Rochelle or Arcachon to live there all year with children; Cap Ferret, the Île de Ré or Noirmoutier for a family house opened from Easter to early November; Royan for a character villa on a more measured budget.
Bordeaux: buying stone, to live in all year round
Bordeaux is the great city market of this coast: a centre of pale eighteenth-century limestone listed as a UNESCO World Heritage Site since 2007, Paris a little over two hours away by TGV high-speed train, and an international airport at Mérignac. The top of the market sits in the Golden Triangle and around the Jardin Public, in the Chartrons, the old wine merchants’ quarter, then in Caudéran and Le Bouscat for a house with a garden.
Apartments sell for a median of €4,100/m², from €2,700/m² to €5,600/m² between the first and last deciles; houses for around €4,800/m², rising to €6,900/m² at the top of the market. With 4,751 sales, it is a deep market: easy to compare, to negotiate and to sell on. The most sought-after property remains the échoppe, a single-storey stone house unique to Bordeaux, ideally double-fronted and with a garden: see buying a house in Bordeaux.
Arcachon Bay: Arcachon, Pyla-sur-Mer or Cap Ferret?
The Bassin d’Arcachon, Arcachon Bay in English, is an inland sea open to the ocean, fringed with pines, oyster ports and villas. Three addresses share the top of its market, and they could hardly be more different.
Arcachon, the town on the bay
Arcachon lives all year round, with its railway station, shops and schools. The Ville d’Hiver, a hillside of nineteenth-century villas in the pine forest, is its protected jewel; the waterfront lines up apartments with bay views, and Le Moulleau keeps a village feel. Apartments sell for a median of €7,200/m², houses for €8,000/m², with the last decile of houses at €13,800/m²: the great villas of Arcachon often sell without ever reaching an estate agent’s window.
Pyla-sur-Mer, villas under the pines
Pyla-sur-Mer, a resort within the commune of La Teste-de-Buch, spreads its villas over large wooded plots, from the wooded bluffs facing Cap Ferret to the Dune du Pilat, the tallest sand dune in Europe. The figures cover the whole commune: a median of €5,200/m² for houses and a last decile of €12,100/m², a gap that separates the town from the resort. Ancient forest usage rights, the listed dune site and protected trees all limit what a plot allows.
Cap Ferret, the insiders’ peninsula
Across the bay, Cap Ferret strings its villages between bay and ocean, from Claouey to the oyster villages of Le Canon and L’Herbe, down to the tip. Buyers come for a wooden house, a family home or a villa under the pines. Across the commune of Lège-Cap-Ferret, houses sell for a median of €9,300/m², but the last decile climbs to €20,900/m²: out of 279 sales, the tip and the waterfront form a market of their own, traded almost entirely in private.
The Île de Ré or La Rochelle: the closed-off island or the year-round city?
The Île de Ré is one of the tightest, most closed-off markets in France: ten villages linked to the mainland by a bridge since 1988, a tiny supply, houses handed down within families. Houses sell for a median of €6,400/m², with a last decile of €10,400/m², over 473 sales for the whole island. Each village has its own codes:
Saint-Martin-de-Ré, its harbour and its Vauban fortifications, a UNESCO World Heritage Site: the heart of the island’s prestige.
Ars-en-Ré and Les Portes-en-Ré, at the far end of the island: the most sought-after villages, and the rarest supply.
La Flotte, its harbour and its market: charm, and a genuine year-round life.
Le Bois-Plage, La Couarde and Loix: lanes, beaches, salt marshes and calm.
La Rochelle answers the other need: a city lived in all year, about two and a half hours from Paris by TGV, with an airport and one of the largest marinas on Europe’s Atlantic coast. Shipowners’ town houses inside the old walls, villas in La Genette, modern residences at Les Minimes: apartments sell for around €4,700/m², houses for €4,300/m². Many buyers search both at once, the city for the year and the island for the summer: see buying a house on the Île de Ré and buying a house in La Rochelle.
Royan and the Côte de Beauté: where can you find a villa to renovate?
On the Gironde estuary, Royan was bombed in 1945 and rebuilt in the 1950s: the concrete Notre-Dame church and the seafront still bear the stamp of that rebuilding. The town lives all year round and offers what this coast rarely does, a real stock of 1950s villas to renovate. Apartments sell for a median of €3,800/m², houses for €3,500/m², with a last decile of €5,400/m²: one of the most affordable entry points among the coast’s major resorts.
Around it, the Côte de Beauté is searched to order: Saint-Palais-sur-Mer and Vaux-sur-Mer, Saint-Georges-de-Didonne, Meschers and its cliffs, Talmont on the estuary, Ronce-les-Bains facing the Île d’Oléron; the Le Verdon ferry opens up the tip of the Médoc. A 1950s house needs costing before any offer: concrete, insulation, energy performance, façade works voted by the co-owners. See buying a villa in Royan.
Noirmoutier and La Baule: where to buy on the northern stretch?
Further north, the coast changes character: marshes, a low-lying island, then the great bay of La Baule, an hour from Nantes.
Noirmoutier-en-l’Île, the low island
In the Vendée, the island of Noirmoutier is reached by a bridge or, at low tide, by the Passage du Gois, a causeway the sea covers twice a day. Noirmoutier-en-l’Île brings together the old town and its castle, the villas of the Bois de la Chaize under the holm oaks, facing the Bay of Bourgneuf, the fishing villages of L’Herbaudière and Le Vieil, and the salt marshes. It is a market of houses: a median of €5,100/m², from €3,000/m² to €7,600/m² between the deciles, over 118 sales. The island is low: flood risk is read plot by plot.
La Baule, the bay and its villas
La Baule runs along nine kilometres of sand and keeps one of the richest collections of Belle Époque and 1930s villas on the coast, about three hours from Paris by direct TGV. Apartments sell for a median of €6,300/m², houses for €5,400/m², with a last decile of €9,700/m². A whole villa is won through the network; a ground-floor apartment with a garden in a divided villa is bought with the service charges and the co-ownership rules in hand. See buying a villa in La Baule.
Guérande, Pornic, the Côte de Jade and Les Sables-d’Olonne are searched to order. Further north, Brittany extends the search: see buying a seaside house in Brittany.

How much does a house cost on the French Atlantic coast? The comparison
The table brings together the median prices per square metre of recorded sales, town by town. The last decile shows the top of the market; the number of sales shows its depth, useful for comparing, then for selling on.
Median and last-decile prices per square metre, number of sales of all types: DVF / DGFiP via data.gouv.fr, October 2026 release, 12 months to end of June 2026. A dash: too few sales to publish a figure. Pyla-sur-Mer covers La Teste-de-Buch, Cap Ferret covers Lège-Cap-Ferret, the Île de Ré its ten communes.

Two readings stand out. The gap between the median and the last decile separates, at Cap Ferret as at Pyla-sur-Mer, the ordinary house from the front-row villa. The gap with the wider department gives the price of the sea: the median house sells for €3,100/m² across the Gironde, €2,800/m² in Loire-Atlantique and €2,300/m² in the Vendée.
Living on the French Atlantic coast: access, seasons and schools
Three gateways serve the coast: Bordeaux, a little over two hours from Paris by TGV, with Mérignac airport; La Rochelle, two and a half hours away, with its own airport; Nantes and its airport for Noirmoutier and La Baule, which has its own TGV station. By road, the A10 motorway runs from Paris to Bordeaux via Niort and Saintes, and the A63 leads to Arcachon Bay.
From Bordeaux: Arcachon in an hour, Cap Ferret a little more out of season, Royan in two hours.
From La Rochelle: Saint-Martin-de-Ré in half an hour over the bridge, Royan in an hour and a quarter.
From Nantes: La Baule and Noirmoutier in about an hour, longer on summer weekends.
In summer, the Île de Ré bridge, the Cap Ferret road and the approaches to the dune are saturated, and parking becomes a buying criterion. Winter shows what lives all year: the towns keep their shops, doctors and schools; at Cap Ferret, on the Île de Ré or on Noirmoutier, many shutters close. The oceanic climate is kind in winter but hard on façades: salt spray and storms are part of the upkeep.
For an international education, it is the cities, Bordeaux and Nantes, that offer international schools and bilingual streams; on the coast itself, children follow the French system. For a holiday home, see the guide to buying a second home in France.
Which rules should you check before buying on the French Atlantic coast?
The Coastal Law (loi Littoral) applies to every coastal commune: outside built-up areas, the hundred-metre strip from the shore cannot be built on, outstanding natural sites are protected, and new building may only extend existing villages. An extension or a pool is never a given: it is checked against the local planning rules before any offer.
Flooding and erosion. Storm Xynthia, in 2010, showed what the sea can do to the low coasts of the Vendée and Charente-Maritime. The risk report attached to the preliminary contract shows where the plot stands on flood risk and, in the communes concerned, on coastal retreat.
Forest and fire. The summer 2022 fire at La Teste-de-Buch was a reminder: in exposed areas, clearing brush is compulsory for fifty metres around buildings, and protected trees may not be felled at will.
Heritage. Central Bordeaux, the protected old town of La Rochelle, Arcachon’s Ville d’Hiver, the surroundings of the Saint-Martin-de-Ré fortifications: visible works need the approval of the state heritage architect.
Termites and soils. The Gironde and Charente-Maritime are among the departments most affected by termites; the clay soils inland call for a close look at any cracks.
Drainage. Without mains drainage, the septic system inspection must be less than three years old, and a non-compliant system must be brought up to standard within a year of the sale.
Pre-emption. A vineyard, a marsh or a natural area may be claimed first by the Safer (the rural land agency), the Conservatoire du littoral (the public coastal trust) or the department: see pre-emption rights.
Bordeaux, La Rochelle, Arcachon and many coastal communes are classed as high-pressure housing areas: there, the town council may add a surcharge to the local tax on second homes, at a rate that varies from one commune to the next. See local property taxes in France.
When should you buy? The Atlantic market calendar
On the bay and the islands, the market follows the seasons: owners often decide at the end of the summer, and the fine sales are negotiated between autumn and spring, among insiders. Bordeaux and La Rochelle follow the school calendar instead.
September and October: the decisions to sell, and the first houses circulating before any listing.
November to March: viewings and offers, when the villages show their winter life and competition is at its thinnest.
April to June: buyers who want the summer arrive, and decisions are made fast.
July and August: the market slows; this is the time to observe the crowds, the noise and the parking.
The purchase itself cannot be rushed: preliminary contract, ten-day cooling-off period, planning documents, clearance of pre-emption rights, then the final deed, with acquisition costs, the so-called notary fees, of around 7 to 8% on an existing home. Financing approved before the viewings lets you make an offer as soon as the house comes up. The guide to buying seaside property details the checks specific to the coast.
How Home Select searches on the French Atlantic coast
On this coast, the listing often comes too late: a well-placed house can change hands between a notaire, an agency and a family without ever appearing online. Home Select works for the buyer alone, in five stages.
The brief: use, budget, communes, type of property and timing, written down together before any viewing.
The watch: every day, the listings, agencies and notaires of the chosen communes.
Off-market: the properties entrusted before any listing by owners and by professionals in the network.
Pre-viewings: each property is vetted on paper and on video, and you travel only for the decisive viewings.
Negotiation: based on comparable sales and the true condition of the property, then support through to the final deed.
Frequently asked questions
Where should I buy a prestige second home on the French Atlantic coast?
On Arcachon Bay and the Île de Ré: the tip of Cap Ferret, the villas of Pyla-sur-Mer and of Arcachon’s Ville d’Hiver, Saint-Martin-de-Ré, Ars-en-Ré and Les Portes. Next come the villas of La Baule and the Bois de la Chaize on Noirmoutier. Everywhere, the finest houses often sell without a listing.
What is the most expensive town on the French Atlantic coast?
For houses, Cap Ferret and Arcachon lead the market, with medians of €9,300/m² and €8,000/m²; at Cap Ferret, the last decile reaches €20,900/m². These figures cover whole communes: the tip of the peninsula trades above them.
Cap Ferret or Arcachon: which should I choose?
Arcachon is a year-round town, with a railway station, shops and schools, apartments facing the bay and the villas of the Ville d’Hiver. Cap Ferret is a peninsula of villages and pines, wilder and more seasonal, where life runs by car, by bike and by boat.
The Île de Ré or La Rochelle: where should I buy?
La Rochelle to live in a city all year round, with the TGV, an airport and schools, at around €4,300/m² for houses. The Île de Ré for a village house and the summer, at around €6,400/m². Rivedoux-Plage and La Flotte, close to the bridge, link the two.
Where can I find a more affordable house on the French Atlantic coast?
In Royan and along the Côte de Beauté, with houses at a median of €3,500/m² and 1950s villas to renovate. Across Charente-Maritime, the median house sells for €2,500/m²: away from the islands and the seafront, the coast remains within reach.
What risks should I check before buying on the French Atlantic coast?
Coastal flooding on the low shores and islands, coastal retreat, forest fire around Arcachon Bay, and termites, which are widespread in the Gironde and Charente-Maritime. The risk report attached to the preliminary contract and the planning documents should be read before any offer.
Can I buy on the French Atlantic coast without living in France?
Yes: the search, the video pre-viewings and the negotiation are run remotely, you travel only for the decisive viewings, and the deed can be signed by power of attorney. Bordeaux, Nantes and La Rochelle have flights to several European cities.
