Living in Les Chartrons
Daily life in Les Chartrons revolves around rue Notre-Dame and the covered market hall on place du Marché-des-Chartrons. Rue Notre-Dame lines up antique dealers, galleries, wine shops and restaurants along a single narrow street. The nineteenth-century Halle des Chartrons hosts exhibitions and events. On Sunday mornings the Chartrons market fills the quay along the Garonne. Bakeries, nursery and primary schools sit within walking distance of most streets, which matters to the families who settle here.
Tram line B runs along quai des Chartrons and reaches place des Quinconces in a few minutes, the Cité du Vin and the Bassins à flot in the other direction. Tram line C serves the western edge of the district, by the Jardin Public, and continues to Saint-Jean station. The Jardin Public is the main green space of Les Chartrons, with its lawns, its pond and its natural history museum. The landscaped quays serve cyclists and runners as far as Bacalan.

The buildings and what sells in Les Chartrons
The merchant house is the building type specific to Les Chartrons. A stone façade of two or three storeys faces the street, with former offices and living quarters, and the plot runs deep behind it: a courtyard, then a chai, sometimes a vaulted cellar. These ensembles rarely sell whole, as many were divided into lots when the district was renovated. A complete house with its chai and a town garden is among the rarest properties in the district and often changes hands privately, without a listing.
The stone buildings of Les Chartrons, eighteenth- and nineteenth-century, hold dual-aspect apartments, street to courtyard, with high ceilings, parquet floors and fireplaces. Converted chais provide open-plan lofts, often on the ground floor or at the back of the plot, where natural light and ventilation have to be checked on site. On the same street, a cleaned building and its still-blackened neighbour stand side by side, and the gap shows from the façade: washed stone, replaced windows, repaired roof.
Streets and micro-sectors
- 01
Quai des Chartrons
Quai des Chartrons has the best-known façades in the district, facing the Garonne. Upper-floor apartments gain the river view and the evening light. They also get the tram, the traffic and the terraces: double glazing and the position of the bedrooms are checked first.
- 02
Rue Notre-Dame and the market hall
Rue Notre-Dame and the streets around the hall form the commercial heart of Les Chartrons. The narrow stone buildings offer one- to three-bedroom apartments, sought after for the shops and the market hall on foot. Ground-floor shops and evening activity count in the decision.
- 03
Between cours Portal and cours du Médoc
Cours Portal and cours du Médoc run west from the quay, and cours du Médoc marks the northern edge of Les Chartrons, before Bacalan and the Bassins à flot. Between the two, around rue Borie, plots run deeper, with former chais and workshops at the back of the courtyard. This sector concentrates the lofts and the complete merchant houses, on quieter streets where restored and untouched façades alternate.
- 04
The edge of the Jardin Public
Towards the Jardin Public, on the western side of the district, the buildings of Les Chartrons become more bourgeois: dressed-stone façades with piano nobile floors, a few private mansions, residential streets. Families choose this sector for the park and the schools, a few minutes on foot from tram line C.

How Home Select hunts in Les Chartrons
Home Select follows Les Chartrons street by street, with a written brief that sets the acceptable streets, the floor, the orientation and the level of quayside noise the buyer will tolerate. The network of 15,000 professional partners and the more than 100 off-market properties reported every day give access to the merchant houses and large apartments sold privately, before any listing. The property finder previews every property before presenting it.
Before the offer, the property finder audits what makes the value or the risk of a property in Les Chartrons: minutes of the co-owners’ meetings, façade works approved or pending, damp readings in cellars and chais, compliance of extensions and divisions with the PLU, Bâtiments de France constraints on windows and roofs. For buyers travelling from afar, the property finder previews and keeps only the properties that meet the brief: three viewings on average are enough, and negotiation obtains 6% of the seller’s price on average.
Three finder’s reflexes in Les Chartrons
- 01 Visit twice, at two different hours
An apartment on quai des Chartrons is not the same at ten in the morning and at ten at night. The tram, the terraces and the Sunday market cannot be heard on a weekday at noon. The property finder schedules a second visit at the least favourable time before advising an offer, above all for bedrooms on the street side.
- 02 Read the chai before the living room
In a merchant house or a loft, the value lies in the chai: its height, its roof structure, its floor and its buried walls. The property finder looks there for traces of damp, the condition of the beams and the use recorded in the co-ownership rules, which decides whether the volume is habitable or remains an annex.
- 03 Price the division into the offer
The division of a merchant house into lots is checked in the deeds before the price is paid. The property finder confirms that the division was declared, that the co-ownership rules reflect it and that each lot is separately metered. An irregular division is negotiated hard or declined, whatever the charm of the apartment.

Frequently asked questions
Buying in Les Chartrons: your questions
How much does an apartment cost in Les Chartrons?
Prices in Les Chartrons sit above the Bordeaux median, which stands at €4,100 per m² for apartments in 2025 according to DVF data, without reaching the top of the Triangle d’Or. Home Select does not publish prices by district: the DVF record covers the commune as a whole. Most Bordeaux sales fall between €2,800 and €5,700 per m²: a restored apartment on the quay sits in the upper part of that range, a unit in need of renovation at the back of a courtyard sits lower.
What types of property are found in Les Chartrons?
Les Chartrons offers four types: dual-aspect apartments in stone buildings, lofts in former chais, merchant houses with courtyard and chai, and a few échoppes in the side streets. A town garden, where one exists, sits at the back of the plot, behind the chai. One- to three-bedroom apartments make up most sales, while complete ensembles are often traded off-market.
Is Les Chartrons suitable for a family, for schools and transport?
Yes, Les Chartrons is one of the family districts of central Bordeaux, with two- and three-bedroom apartments in the stone buildings and divided merchant houses. State schools follow catchment sectors that change from one street to the next: the property finder checks the catchment of the exact address before the offer. The Jardin Public and its playgrounds are on foot, the centre a few minutes away on tram B.
Can I carry out works in an apartment in Les Chartrons?
Interior works in an apartment in Les Chartrons fall under the co-ownership rules and, for load-bearing walls or common areas, require a vote at the general meeting. Within the listed perimeter of the Port de la Lune, façades, windows and roofs are restored under the supervision of the Architecte des Bâtiments de France, with review periods to plan for. A garden-side extension or a change of use of a chai falls under the PLU and requires planning consent.
How long does it take to buy in Les Chartrons, and are there off-market properties?
With Home Select, a purchase closes in 45 days on average, against 6 months for a buyer acting alone, with 3 viewings instead of more than 40. Off-market properties exist in Les Chartrons, above all merchant houses and large apartments sold directly by owners who refuse a public listing. For projects of €2 million and above, the Confidential Offer presents off-market properties only.
What are your fees in Bordeaux?
Home Select charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
