At a glance

  • Over 12 months to end of June 2026, apartments sold at a median of €4,000/m² in Bayonne, €5,200/m² in Anglet and €6,900/m² in Biarritz: three towns in a single urban area, three price scales.
  • On the Basque coast, two apartments of the same size rarely fetch the same price: the real ocean view, the floor, the terrace and the state of the building decide, and in Saint-Jean-de-Luz one sale in ten went above €9,000/m², against a median of €5,800/m².
  • Facing the ocean, the state of the building matters as much as the view: salt-sprayed façades and balconies, façade works voted or looming, the lift, parking and letting rules all need checking before any offer.
  • Home Select, a buyer’s agent in the French Basque Country, searches for your apartment from Seignosse to Saint-Jean-de-Luz, off-market included, reads the building’s records before any offer and negotiates for you, with fees due on success only.

The market

The market for apartments in the French Basque Country, in figures

Over 12 months to end of June 2026, the median apartment price stood at €3,500/m² in the Pyrénées-Atlantiques and €3,100/m² in the Landes, but the coast lives on another scale. At the top, Hossegor (€7,300/m²), on the Landes coast, and Biarritz (€6,900/m²) run neck and neck. Next come Bidart (€6,100/m²) and Saint-Jean-de-Luz (€5,800/m²), then Seignosse (€5,400/m²) and Anglet (€5,200/m²); Bayonne (€4,000/m²) sits at the foot of the scale. Guéthary sold too few apartments for a reliable median. A median blends the holiday studio and the large family apartment, the 1970s block and the grand floor of an Art Deco building: it places a town, never an address.

Within a single town, the building and the floor matter more than the neighbourhood. In Biarritz, eight apartment sales in ten fell between €4,700/m² and €10,800/m²; in Hossegor, the most expensive tenth starts at €11,500/m². Five things make the gap: a real ocean view, judged from the living room; the floor, with a lift; a terrace sheltered from the westerly wind; quiet; and a parking space, scarce in the old town centres. The building’s condition then shows in its general meeting minutes: with salt spray, façade works come round more often than inland, and freshly voted works are paid at purchase or soon after.

Then comes liquidity: the number of apartments you will be able to compare. Over 12 months to end of June 2026, Bayonne recorded 979 sales of all property types, Biarritz 784 and Anglet 764: apartments make up most of these markets, and sorting matters as much as speed. Saint-Jean-de-Luz recorded only 343, Hossegor 145 and Bidart 142: in markets this narrow, the apartment facing the bay or the surf changes hands without a listing, and the network is what opens the door. For a garden, see a house in the French Basque Country; for the Mediterranean, an apartment on the French Riviera; to compare areas, our guide on where to buy in the French Basque Country.

Six areas from north to south, each with its own buildings, prices and pitfalls.

01

Hossegor and Seignosse, in the Landes

North of the Adour, the coast passes into the Landes. In Hossegor, apartments are found by the saltwater lake, around the Place des Landais and on the seafront at La Gravière: the median reaches €7,300/m², and only one sale in ten goes below €4,600/m². Seignosse (€5,400/m²) mainly sells the residences of Le Penon, between dune and pine forest. Surfers, Bordeaux families and Parisians compete for the same bolthole. Read the building’s rules on holiday lets, and have the façades and woodwork checked, since sand and salt wear them fast.

The colourful façades along the Nive quays in Bayonne, their red and green shutters and the bridge across the river
Basque Country - Bayonne - The quays of the Nive

02

Bayonne, between the Nive and the Adour

Bayonne is the apartment town of the Basque Country, and the most affordable in the area: a median of €4,000/m², from €2,600/m² at the first decile to €5,100/m² at the last. Grand Bayonne, around Sainte-Marie cathedral, and Petit Bayonne, across the Nive, line up narrow buildings with timber framing painted red, green or blue; Saint-Esprit, near the station, offers more recent buildings. Buyers come for a town that lives all year, a quarter of an hour from the ocean. Near the quays, ask whether the building lies in a flood zone, and know that the Fêtes de Bayonne happen under your windows.

A wide beach in Anglet facing the ocean, the cliff and the Biarritz lighthouse in the distance
Basque Country - Anglet - A long beach facing the ocean

03

Anglet, from La Barre to La Chambre d’Amour

Between the Adour and Biarritz, Anglet lines its beaches along a promenade, and its apartments follow the coast. The most sought-after apartments in Anglet look over the ocean above Les Cavaliers and La Chambre d’Amour, named after two lovers caught by the tide; Cinq Cantons sells town life on foot, La Barre family-sized apartments by the Adour. The median stands at €5,200/m², the most expensive tenth starts at €7,600/m², and families who live here all year drive demand. Facing the beaches, salt air wears façades: check the minutes for façade works voted or postponed.

The fishermen’s harbour and its boats, the town above
Basque Country - Biarritz - The Port des Pêcheurs

04

Biarritz, from the Grande Plage to the Côte des Basques

The buildings of the Grande Plage, the shop window of the Basque coast, look over the ocean between the Hôtel du Palais, once Empress Eugénie’s villa, the Art Deco casino and the Rocher de la Vierge; the Côte des Basques, the cradle of European surfing, offers terraces above the waves, while the Impératrice, Saint-Charles and Les Halles quarters hold Art Deco and Belle Époque apartments close to everything. The median reaches €6,900/m², and an apartment in Biarritz on the front line trades at the top of the scale, among buyers from Paris, Bordeaux and across Europe. On the clifftops, read the risk disclosure statement; in a divided villa, a lift is rare and parking rarer still.

The harbour of Guéthary, its boats hauled up on the slipway and the white Basque houses with red shutters
Basque Country - Guéthary - The port and its Basque houses

05

Bidart and Guéthary

South of Biarritz, the coast road links two clifftop villages where apartments remain a minority. Bidart sells recent residences between the village, its beaches and Ilbarritz, at a median of €6,100/m²: the ocean and village life ten minutes from Biarritz. Guéthary, a former whaling village perched above Parlementia, recorded only 45 sales of all types over 12 months to end of June 2026: its rare apartments, often in a shared villa, pass on by word of mouth. On the cliff edge, read what the risk disclosure statement says about coastal retreat; near the road and the railway, gauge the noise.

The Basque houses of central Saint-Jean-de-Luz
Basque Country - Saint-Jean-de-Luz - The Basque houses of the centre

06

Saint-Jean-de-Luz and Ciboure

Around its bay, closed by three breakwaters, Saint-Jean-de-Luz sells two kinds of apartment: those in the shipowners’ houses of the old centre, between Rue Gambetta, the harbour and the church where Louis XIV married the Spanish Infanta Maria Theresa, and those on the bay front, the top of the local market. The median stands at €5,800/m², from €3,700/m² at the first decile to €9,000/m² at the last. Across the water, Ciboure, Ravel’s birthplace, keeps its character and the same bay view. Loyal families and Spanish buyers meet here; on the bay front, check the façades after the winter storms, when the swell washes over the promenade.

Properties

The properties people buy in the French Basque Country

The Art Deco apartment

The 1920s and 1930s gave Biarritz its casino and a run of Art Deco buildings: pale façades with geometric lines, continuous balconies, ironwork and handsome entrance halls. They stand around Les Halles, in Saint-Charles and along the seafront, more rarely in Saint-Jean-de-Luz. Prized for their volumes and parquet floors, they call for a technical eye: original wiring and plumbing, a lift added later or missing, a roof terrace to waterproof, ironwork eaten by salt. Ask for the building’s maintenance log and its multi-year works plan.

The apartment in a Belle Époque or neo-Basque villa

Many coastal villas have been divided into a handful of apartments: Belle Époque villas in the Impératrice quarter and at Beaurivage in Biarritz, neo-Basque villas at Sainte-Barbe or in Guéthary, Basque-Landes villas in Hossegor. They bring high ceilings and sometimes a garden for your exclusive use; under the roof, an apartment loses in certified floor area what it gains in charm. Read the division schedule: who has the garden, the attic, the garage? In these small buildings, often run without a professional managing agent, the roof and façades are shared by three or four owners.

The half-timbered apartment of old Bayonne

Between the Nive and the cathedral, the buildings of Grand and Petit Bayonne are narrow and deep, with painted timber framing and wooden staircases; a dual-aspect apartment, where there is one, takes the light of the quays on one side and quiet on the other. These are small co-ownerships, rarely with a lift, where any major works weigh heavily on a few owners. Have a specialist in old buildings examine the timbers, floors and damp in the cellars; in the protected old town, windows and façades follow the rules of the state heritage architect.

The oceanfront residence

Mostly built between the 1960s and the 1980s, these residences shaped the seafronts of Biarritz, Anglet, Hossegor and Le Penon in Seignosse: a lift, parking, sometimes a caretaker and a pool, and wide balconies turned to the waves. Their weak point is the climate: balcony concrete suffers from salt spray, roof-terrace waterproofing ages, and original windows and electric heating drag down the energy rating. Read the actual service charges and the works voted; on the second row, check what the local zoning plan allows in front of you, since a view is lost to the first block built.

Our method

How Home Select searches in the French Basque Country

It starts with a precise brief: holiday bolthole or life all year, the view you expect, the floor, the terrace, parking, how far from the beach, the station or the airport, and the full budget, notary fees of 7 to 8% and service charges included. Every day, Home Select then cross-checks the listings, the properties passed on by its network of 15,000 agents and professional partners, and those that will never be advertised: on the Basque coast, the finest apartments often sell off-market, before they are even photographed.

Each shortlisted apartment is vetted on paper, then viewed before you, in a filmed pre-visit that shows the view from every room: you only travel for those that deserve it. The building is read in detail, with our checklist for vetting a co-ownership: meeting minutes, works voted and to come, the multi-year works plan, the works fund, actual service charges and the building’s rules. Then come the checks specific to this coast: façade works caused by salt spray, coastal retreat on the clifftops, flood zones near the Nive and the Adour, protected old town centres, and change-of-use rules if you plan to let. Have an architect or builder price the works before any offer.

Negotiation rests on the file: comparable recorded sales in the building and the street, and time on the market. Home Select defends your offer, follows the preliminary contract with your notary, the conditions precedent and the financing, then stays with you until completion and the handover of the keys. Its fees are due on success only.

One method, two ways in

Both are billed only if the property is found and the purchase completed. On top comes 10% of the negotiated reduction: Home Select is also paid on what you save.

Frequently asked questions

Buying an apartment in the French Basque Country: your questions

Where can I buy an apartment with an ocean view in the French Basque Country?

On the seafronts: in Biarritz, from the Grande Plage to Milady; in Anglet, from La Chambre d’Amour to Les Cavaliers; in Saint-Jean-de-Luz, facing the bay; in Hossegor, in the Landes. Over 12 months to end of June 2026, the median apartment price stood at €6,900/m² in Biarritz, €5,200/m² in Anglet, €5,800/m² in Saint-Jean-de-Luz and €7,300/m² in Hossegor, with the front line trading at the top of the scale. Home Select checks every view from the apartment itself before putting it to you.

Biarritz, Anglet or Bayonne: where should I buy an apartment?

Three ways of living. Biarritz (€6,900/m² median over 12 months to end of June 2026) sells the ocean, prestige and life on foot; Anglet (€5,200/m²) its beaches, the Chiberta forest and a very residential feel; Bayonne (€4,000/m²) a historic town that lives all year, with its high-speed rail station and its quays. Home Select often runs all three searches side by side, comparing view, size and neighbourhood life for the same budget.

Hossegor or Biarritz: where should I buy an apartment near the surf?

The two markets are close: over 12 months to end of June 2026, the median apartment price stood at €7,300/m² in Hossegor and €6,900/m² in Biarritz. Hossegor, in the Landes, is a surf village between a saltwater lake and the ocean, lively in summer, quiet in winter, with a small market of 145 sales of all types; Biarritz is a town in its own right, with its airport and life all year round. Home Select helps you choose according to the time you will spend there.

What should I check in a seafront apartment building in the Basque Country?

First, what salt spray does to the building: façades, balconies, railings, windows and terrace waterproofing age faster than in town. Then read the minutes of the last three general meetings, the multi-year works plan, the balance of the works fund and the actual service charges for the last two years; on a clifftop, the risk disclosure statement says whether the building is exposed to coastal retreat. Home Select gathers these documents and reads them with you before any offer.

Can I rent out my apartment as a holiday let in the French Basque Country?

Under conditions. In the towns concerned within the Pays Basque urban community, a home that is not your main residence can only be let to holidaymakers with a change-of-use permit, sometimes with compensation; Hossegor and Seignosse, in the Landes, belong to another group of towns, where the rules are checked with the town hall. The building’s rules may also ban or restrict holiday lets, and a general meeting can, under conditions, vote to ban them. Home Select checks these rules before any offer.

Who pays for building works voted before I buy an apartment in France?

As a rule, the seller pays the calls for funds that fall due before the sale and the buyer those that fall due after, even for works voted before you arrive; the preliminary contract can set a different split between you. On the Basque coast, where façade works come round often, voted works appear in the meeting minutes and in the seller’s pre-sale statement. Home Select flags them to you from the documents, before any offer.

Is it worth using a buyer’s agent to buy an apartment in the French Basque Country?

Yes, because the finest apartments are rarely advertised, and those that are often go quickly, sometimes before your first trip. A buyer’s agent works for you alone, from shortlisting to negotiation, and reads what the listing leaves out: façade works already voted, a partial view, holiday lets banned by the rules. Home Select, a buyer’s agent in the French Basque Country, adds its network of 15,000 agents and professional partners and fees due on success only.

How much does an apartment cost in the French Basque Country in 2026?

Over 12 months to end of June 2026, the median price per square metre of apartments in the French Basque Country ranged from €4,000/m² in Bayonne to €7,700/m² in Guéthary. Pyrénées-Atlantiques: €3,500/m² median for apartments, over 6,119 sales. Landes: €3,100/m² median for apartments, over 2,204 sales (DVF / DGFiP via data.gouv.fr, October 2026 release, 12 months to end of June 2026). Home Select reads these figures street by street before any offer: view, land and condition make most of the price.

How long does it take to buy in the French Basque Country with a buyer’s agent?

The calendar depends on how rare the target property is in {nom} and on your availability: Home Select frames it at the brief, then holds it. Properties are first seen on video, and your decisive viewings are grouped into a single trip.

How do you reach off-market properties in the French Basque Country?

Through the network and direct approach: Home Select receives more than 100 properties every day from its 15,000 professional partners before they go on sale, and also contacts owners when the setting calls for it. In {nom}, the monitoring starts with two sectors: Guéthary and Hossegor. That is often where the unfindable property is.

What are your fees in the French Basque Country?

Home Select, a buyer’s agent in the French Basque Country, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above, plus 10% of the negotiated reduction in both cases. Home Select is paid on success only, and also on what you save: nothing is due until you have bought.
