Where to buy in Saint-Raphaël: the districts

Home Select, a prestige property finder, describes the five districts of Saint-Raphaël here for what they really offer: the apartment of the centre and Santa Lucia, the villa in the pines of Valescure, the villa facing the sea in Boulouris, the seaside village of Agay and Le Dramont, the perched villas of Anthéor and Le Trayas. For each: the buyer, the traps, the budget.

One town, five markets

Saint-Raphaël stretches from Fréjus to the red calanques of the Estérel, over a commune of about 90 km², a large part of it taken up by the massif. The centre, around the Vieux-Port and Santa Lucia, concentrates the apartments and year-round life. To the north-east, Valescure lines up villas in the pines, around the golf course. Eastwards, the coast runs through Boulouris, then Agay and Le Dramont, then Anthéor and Le Trayas, along the Corniche d’Or, opened in 1903 towards Cannes.

These five districts do not sell the same product. The centre is an apartment market, the most liquid in town; the other four are first of all villa markets, where the view, the land, the slope and the access make the value. Choosing a district therefore means choosing a use: the apartment that is locked up and managed remotely in the centre, the family villa in Valescure or Boulouris, the house facing the sea and the Estérel from Agay to Le Trayas.

The districts, one by one

  • 01 The centre, the Vieux-Port and Santa Lucia sea-view apartments, year-round life on foot, TGV station

The seafront, from the Vieux-Port, at the foot of the basilica, to Santa Lucia, the town’s largest harbour: Belle Époque buildings and residences from the sixties to today, sea-view apartments, life on foot all year, a TGV station in the centre. The most liquid market, where the real view and the building’s condition make the difference.

Read: The centre, the Vieux-Port and Santa Lucia

  • 02 Valescure family villas under the pines, around the golf courses

North-east of the centre, the residential quarter of pines and historic golf courses, including the Valescure course, founded in 1895 by British winter visitors: family villas on large plots, upmarket residences, calm, views over the golf course or the Estérel. To check: brush clearance and the estate rulebook.

    Read: Valescure

  • 03 Boulouris villas facing the sea, coves and the coastal path

With Les Plaines, the quarter local professionals call the most sought-after: villas, including Belle Époque villas facing the sea, little traffic, the coastal path and coves on foot, a small harbour. A market where the villa dominates and urban growth has barely touched the area: addresses facing the water are rare.

    Read: Boulouris

  • 04 Agay and Le Dramont the bay, the red rocks, a seaside village

East of Boulouris, Cap Dramont, the Île d’Or and its crenellated tower, the beach of the Provence landings, then the bay of Agay, its beaches, lighthouse and small harbour. Villas overlooking the bay and the red rocks, seafront apartments: a seaside village in its own right, where Antoine de Saint-Exupéry was married in 1931.

    Read: Agay and Le Dramont

  • 05 Anthéor and Le Trayas villas perched on the Corniche d’Or, rare and exposed

The Corniche d’Or towards Cannes: red calanques, the Anthéor viaduct, the Pic du Cap Roux above the sea. Rare villas sit perched facing the open sea, on steep wooded slopes. Before any offer, access, parking, brush clearance and fire risk are audited on documents: the view is not enough.

The centre, the Vieux-Port and Santa Lucia: the apartment

The centre is the Saint-Raphaël that lives all year round: the seafront, the Vieux-Port at the foot of the neo-Byzantine basilica, Santa Lucia, the town’s largest harbour, built in the late 1960s, and the TGV station right in the centre. The buildings mix Belle Époque blocks and residences from the sixties to today, with sea-view apartments. The buyer: the owner of a pied-à-terre managed from a distance, the young retiree who wants to do everything on foot, the family settling for good thanks to the direct TGV.

It is Saint-Raphaël’s entry budget, from the studio to the large sea-view apartment, and the most liquid market in town. In summer the centre is saturated: noise and parking must also be judged in season. In the seafront residences of the sixties and seventies, three points separate two neighbouring apartments.

  1. 01 Façade works and waterproofing

Façades exposed to sea spray, flat roof terraces: check what has been voted and what remains to be voted, and have your share costed before the offer.

  2. 02 The lift

In a sixties building, its age and upkeep decide the comfort of a high floor, and the calls for funds to come.

  3. 03 The charges

Read the actual charges of the last financial years, not the listing’s estimate: a caretaker, gardens or a pool change the bill.

04Districts

Valescure and Boulouris: the family villa

Valescure is the residential district of pines and golf courses, north-east of the centre; its golf course, founded in 1895 by British winter visitors, is the oldest in the Var. The product: family villas on large plots and upmarket residences, in calm surroundings, with views over the golf course or the Estérel. The buyer: the family settling in, the young retiree. The traps: brush clearance (débroussaillement), compulsory in exposed areas, generally over 50 m around buildings, and the estate rulebooks. The budget: that of a villa on a large plot, where you pay for space and calm more than for the sea.

Boulouris, with Les Plaines, is the district local professionals call the most sought-after. The villa dominates there, including Belle Époque villas facing the sea, in an area that urban growth has barely touched: little traffic, the coastal path, coves, a small harbour. The buyer: the family that wants the sea within walking distance. The traps: the loi Littoral (the coastal law), the condition of an old villa, and the shore, which belongs to the public maritime domain: a seafront villa never owns the shore it overlooks. The budget: the top of the market as soon as the sea view is real.

05Districts

Agay, Le Dramont, Anthéor and Le Trayas: facing the Estérel

Agay is a seaside village in its own right, with its bay, its beaches, its lighthouse and its small harbour; Antoine de Saint-Exupéry was married there in 1931. Le Dramont keeps the beach of the landings of 15 August 1944, facing the Île d’Or and its crenellated tower. The product: villas overlooking the bay and the red rocks, seafront apartments. The buyer: someone who prefers a village to a town. The budget: wide, from the seafront apartment to the villa overlooking the bay. The traps: the season, which saturates the village in summer, and on the heights, the fire risk.

Further along the Corniche d’Or, Anthéor and Le Trayas sit between the Anthéor viaduct, the Pic du Cap Roux and the red calanques. The product: perched villas facing the sea, rare, on steep wooded slopes. The buyer: someone looking for the view and seclusion. The traps are those of the slope and the forest: access, parking, brush clearance and fire risk are audited before any offer. The budget follows the view as much as the access: a rare view commands a price, a difficult access is negotiated.

Frequently asked questions

Where to buy in Saint-Raphaël: the districts

Which is the most sought-after district of Saint-Raphaël?

Boulouris, with Les Plaines, is the district local professionals call the most sought-after: villas, including Belle Époque villas facing the sea, the coastal path, coves and little traffic. Valescure is its counterpart in the pines, around the golf course. But the right district remains the one that matches the real use of the property.

Where can I buy a sea-view apartment in Saint-Raphaël?

In the centre, from the Vieux-Port to Santa Lucia, where the seafront lines up Belle Époque blocks and residences from the sixties to today, and in Agay, which has seafront apartments. Check that the view is real and open, window by window, then read the condition of the co-ownership: façade works, waterproofing, lift and charges weigh on the price.

Where can I find a quiet villa in Saint-Raphaël?

In Valescure, in the pines and on large plots; in Boulouris, where traffic is light and the sea within walking distance; in Anthéor and Le Trayas, for seclusion and the view, accepting sloping access. Calm must also be checked in summer: a villa that is peaceful in February can sit along a busy road in August. Before the offer, have the brush clearance and the access for emergency services checked.

Which district should I choose to live in Saint-Raphaël all year round?

The centre, if you want to do everything on foot: shops, beaches, harbour and TGV station, in a town that lives through the winter. Valescure or Boulouris, for a family that wants a garden and calm, at the cost of longer journeys to the centre. The decisive question remains the daily journey, to school or to work, to be tested before the offer.

What are your fees in Saint-Raphaël?

Home Select, a property finder in Saint-Raphaël, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
