Buying in Anthéor and Le Trayas, Saint-Raphaël
Anthéor and Le Trayas, the latter shared with Théoule-sur-Mer, form the eastern end of Saint-Raphaël on the Corniche d’Or: red-rock calanques, the Anthéor viaduct, the Pic du Cap Roux, and perched villas facing the open sea, rare, on steep wooded slopes. Home Select searches there for the buyer alone, off-market included, has access and fire risk audited before the offer and negotiates through to the keys.

01Neighbourhood
Living in Anthéor and Le Trayas
Life here is shared between the sea and the massif. Below, the small beach of Anthéor beneath the arches of the viaduct, then red-rock calanques reached by footpaths or steps; off Cap Roux, a no-fishing zone set up at the fishermen’s request draws divers. Above, the Estérel trails climb to the Pic du Cap Roux; in summer, only on the days the prefecture leaves the massif open.
Everything runs along the Corniche d’Or: towards Agay and the centre of Saint-Raphaël on one side, towards Théoule-sur-Mer, Mandelieu-la-Napoule and the A8 motorway, hence Cannes and Nice airport, on the other. The railway doubles the road: trains between the Saint-Raphaël TGV station and Cannes call at the halts of Anthéor-Cap-Roux and Le Trayas. Shops in Agay or Théoule-sur-Mer, the primary school in Agay, secondary schools in town: a car remains essential. Summer fills the road and the coves; in winter, the silence is almost complete.

The buildings and what sells in Anthéor and Le Trayas
Here, the slope rules everything. Houses cling to the red rock between the road and the sea, or rise in tiers above the Corniche among pines, cork oaks and maquis, with terraced gardens and steps up to the street. The periods sit side by side: older houses, some built of red Estérel stone, post-war villas on plots taken from the pine wood, contemporary houses of concrete and glass turned towards the open sea.
What is rare: an open sea view with nothing opposite, parking at the door, a plot flat enough for a proper pool, and rarer still, the house that runs down to the rocks. What is common: the villa needing work, the view framed by pines, access by a steep path. Between the Loi Littoral, wooded areas and the protected massif, what can still be built is tightly controlled: property in Anthéor and Le Trayas is a matter of existing stock, house by house.
Streets and micro-sectors
- 01
The calanque and viaduct of Anthéor
At the heart of Anthéor, a small sandy beach among the rocks nestles beneath the arches of the railway viaduct, which Allied aircraft bombed several times; on 15 August 1944, the calanque was one of the beaches of the Provence landings. Around it, villas look over the cove and Cap Roux, with the railway halt close by. The trap: trains on the viaduct, the road right next door, the summer crowds.
- 02
Cap Roux and the Pointe de l’Observatoire
Between Anthéor and Le Trayas, the Corniche crosses the wildest stretch of the commune: red porphyry cliffs, calanques at the end of footpaths, the Pic du Cap Roux above, a fishing reserve offshore. Buildings are rare and isolated, and draw their value from a landscape that the protection of the massif preserves. For those who want nature as their only neighbour, and accept a car for everything and a very real fire risk.
- 03
The hamlet of Le Trayas, around its halt
At the far end of the commune, Le Trayas rises in tiers above its calanques around its railway halt, in lanes and hairpin bends, villas among the pines. The boundary between the Var and the Alpes-Maritimes runs through it: one part belongs to Saint-Raphaël, the other to Théoule-sur-Mer, each with its own local plan. People come for the train a few steps away, the sea below, the Estérel above. The trap: narrow roads and scarce parking.
- 04
The heights of Le Trayas, facing the Lérins Islands
Higher up, perched villas look over the open sea and the Bay of Cannes; from some, the view reaches the Lérins Islands. A few form gated estates, with private roads maintained in common. This is the address for panorama and privacy, often with a terraced pool. To check: the width of the road for the fire services, the forest at the boundary, what may grow or be built below.

How Home Select hunts in Anthéor and Le Trayas?
Home Select searches in Anthéor and Le Trayas remotely, from its management, on the Saint-Raphaël side as on the Théoule-sur-Mer side, with a brief set by video call or telephone: the view required, orientation, distance to the water, the slope accepted, parking, pool. Home Select receives more than 100 off-market properties every day from its network of 15,000 partners and monitors 1,700 listing sites: the rare villas sold without publicity reach it before any listing. Each property is qualified from the documents, then seen in a video pre-viewing led with the seller’s agent, from the Corniche to the last terrace.
Before the offer, Home Select sets the price against comparable DVF sales, rare here and chosen one by one, then has each house audited from the documents: rights of way, access for the fire services, brush clearance and the risk statement, local plan and Loi Littoral, non-mains drainage where the sewer stops, estate statutes if there are any. Retaining walls, rock banks and roofs call for a building surveyor: have the works costed before the offer. Only the shortlisted houses are viewed, in a single trip; Home Select then negotiates for the buyer alone, secures the purchase and coordinates the notaire through to completion.
Three finder’s reflexes in Anthéor and Le Trayas
- 01 Know which side of the boundary the address is on
In Le Trayas, two neighbouring houses can belong one to Saint-Raphaël, in the Var, the other to Théoule-sur-Mer, in the Alpes-Maritimes. The commune sets the local plan and the property tax; the prefect of each department sets the rules on brush clearance and access to the massif. Check in the land register which side the plot is on before comparing two properties.
- 02 Read the estate statutes before the view
On the heights of Le Trayas, a villa in a gated estate also depends on an owners’ association, which maintains the private roads, the gate and the shared facilities; its statutes and covenants may regulate fences, façades or subdivision. Ask for them with the latest minutes and the level of charges, and check the road works already voted: a sloping private road is costly to rebuild.
- 03 Count brush clearance as a yearly cost
Brush clearance is compulsory in exposed areas, generally over 50 m around buildings and along the private access road, and that perimeter can spill over onto the neighbour’s land. The risk statement must say whether the property is subject to it: ask for the real state of the plot and the latest work done, then have the yearly upkeep costed before the offer.

Frequently asked questions
Buying in Anthéor and Le Trayas: your questions
How much does a property cost in Anthéor and Le Trayas?
In Saint-Raphaël, the median stands over the 12 months to end of June 2026, according to DVF data, at €4,200 per m² for houses and €4,800 per m² for apartments; most house sales fall between €2,400 and €7,300 per m². Home Select does not publish prices by district: the DVF record covers the whole commune, and the part of Le Trayas in Théoule-sur-Mer falls under that commune’s record. A perched villa with an open sea view sits in the upper part of the range, or above it; a house to renovate, closer to the median.
What types of property are found in Anthéor and Le Trayas?
Mostly villas, on sloping plots: the perched villa facing the open sea, with a terraced pool where the rock allows; the older house to renovate, its view framed by pines; the villa in a gated estate on the heights of Le Trayas. An apartment in Anthéor or Le Trayas remains the exception. A villa in Anthéor that runs down to the rocks, or a villa in Le Trayas with a view of the Lérins Islands and parking at the door, is the rarest property in the area.
Are Anthéor and Le Trayas suitable for a family?
For holidays, without hesitation: the beach of Anthéor and the calanques, the Estérel trails, diving at Cap Roux. For year-round family life, it is a choice of isolation: the primary school in Agay, secondary schools in the centre of Saint-Raphaël, by car or train, and a busy Corniche in summer. Steps also count with young children. Home Select checks the school catchment of the exact address and the real journey times before the offer.
Can I extend a villa or create access to the sea in Anthéor and Le Trayas?
Rarely without constraint. The Loi Littoral makes the 100 m strip from the shoreline unbuildable outside built-up areas, and the shore belongs to the public maritime domain: steps, a platform or a jetty on the rocks require an occupation permit, which is precarious and revocable. The eastern Estérel massif is a listed site: depending on the plot, changing the appearance of the place requires a special authorisation. Protected woodland and the fire risk add to this. Home Select has the existing permits and the real possibilities checked before the offer.
How long does it take to buy in Anthéor and Le Trayas, and are there off-market properties?
The timing depends on scarcity: a perched villa combining view, access and parking rarely comes up. Home Select sets the timetable and keeps to it: brief in winter, video pre-viewings in spring, a single trip for the decisive viewings, in May-June or in the autumn. Off-market sales are common on the Corniche: houses passed down within families or sold privately. For projects of €2 million and above, the Confidential Offer presents off-market properties only.
