Buying in Agay and Le Dramont, Saint-Raphaël
Agay and Le Dramont form the red-rock coast of Saint-Raphaël: a sheltered bay at the foot of the Estérel, Cap Dramont and the Île d’Or, sandy beaches and coves, sea-view villas among the pines and seafront residences. Home Select searches there for the buyer alone, off-market included, checks every property before the offer and negotiates through to the keys.

Living in Agay and Le Dramont
Daily life in Agay revolves around the bay: the sandy beach at the head of the inlet, the small harbour, the village shops, school and café terraces, the lighthouse at the entrance to the anchorage. To the west, the coastal path circles Cap Dramont, from the Landing Beach and its memorial to the cove of Camp Long, facing the Île d’Or. To the north, the tracks of the Estérel climb towards the Rastel d’Agay and the Pic du Cap Roux, on foot or by bike, except on the summer days when fire risk closes the massif.
Agay is a seaside village in its own right, where Antoine de Saint-Exupéry married in 1931. It is reached by the Corniche d’Or along the sea or by train: the coastal line runs along the bay, with halts at Le Dramont and Agay, between the Saint-Raphaël TGV station and Cannes; a car remains necessary on the heights. Summer changes everything: a busy road, full beaches, scarce parking. From autumn to spring the village recovers its calm and its year-round residents: that is the face to judge.

The buildings and what sells in Agay and Le Dramont
The built fabric of Agay tells more than a century of holiday-making. Villas multiplied with the railway and then the Corniche d’Or, opened in 1903: holiday houses among the pines, the oldest with red stone walls, on the slopes that look over the bay. The post-war years added the estates on the heights and, by the water, residences from the 1960s and 1970s with terraces facing the sea. In Le Dramont, more discreet, the houses hide in the pine woods of the cape and around the cove of Camp Long.
The sea-view villa is the sought-after type: a house from the 1930s to the present day on a sloping plot, a terraced garden under pines and cork oaks, a pool where the plot allows, and a view that rules the price, over the bay, the Île d’Or or the open sea. Addresses that walk down to the water are rare and often change hands without a listing. More common: the estate house without a clear view, and the apartment in a seafront residence. The Loi Littoral, the protected massif and the local plan limit what can still be built: property in Agay is a market of existing stock.
Streets and micro-sectors
- 01
Cap Dramont and the Île d’Or
Cap Dramont closes the bay to the west: a pine wood jutting into the sea, the signal station at the top, the coastal path that circles it, and at the foot of the cape the Île d’Or and its crenellated tower, built in the early twentieth century. The Landing Beach and its memorial recall 15 August 1944. The houses of Le Dramont hide among the pines; properties are few, and the view of the island makes the price gap.
- 02
The beach and harbour of Agay
At the head of the bay, the sandy beach, the small harbour and the shops form the heart of the village and its only life on foot, with a railway halt a few steps away. The seafront residences offer apartments with a terrace facing the bay, sought after as second homes because they close up and are managed simply. The trap: the summer bustle, the road and the railway line passing behind, co-owned buildings ageing under the sea spray.
- 03
Pointe de la Baumette and the lighthouse
The Pointe de la Baumette closes the bay to the east, with the lighthouse marking the entrance to the anchorage. The villas there look over the whole bay and Cap Dramont in the evening light, on rocky slopes where land is scarce. One buys here for the frontal view and the sea within walking distance, at the cost of exposure to the open sea and to spray. Beyond, the Corniche d’Or heads for Anthéor and its calanques, another sector that Home Select also covers.
- 04
The heights of the bay, below the Rastel d’Agay
Above the village, the slopes climb towards the Rastel d’Agay, the mass of red rock that dominates the bay. Villas there gain a plunging view over the bay and the Île d’Or, quiet, and real plots under the pines: the sector of family villas, often with a pool. The counterpart: a car for everything, sloping access roads, the forest in direct contact, which imposes brush clearance. The plot below and the neighbour’s trees decide whether the view lasts.

How Home Select hunts in Agay and Le Dramont?
Home Select searches in Agay and Le Dramont remotely, from its management, with a brief set by video call or telephone: the view required, the orientation, walking access to the sea, the plot, the tolerance for noise from the road and the railway. Home Select receives more than 100 off-market properties every day from its network of 15,000 professional partners and monitors 1,700 listing sites: the villas that families sell without publicity reach it before any listing. Each property is qualified from the documents, then the property finder has a video pre-viewing carried out with the seller’s agent, view and access included.
Before the offer, Home Select sets the asking price against comparable DVF sales in the commune, then audits from the documents what makes the value or the risk of a property on the bay: easements, local plan and Loi Littoral, risk prevention plan, brush clearance and access for the fire services, non-mains drainage where the sewer stops, minutes of general meetings in a residence. Retaining walls, waterproofing and spray-exposed façades call for a building surveyor: have the works costed before the offer. Only the shortlisted properties are viewed, during a single trip, after which Home Select negotiates for the buyer alone and secures the purchase through to completion.
Three finder’s reflexes in Agay and Le Dramont
- 01 Have the view filmed from every room
In Agay, the view over the bay makes up part of the price, and it cannot be read from a listing. During the video pre-viewing led with the seller’s agent, Home Select has the view shown from every living room and from the terrace, with what frames it: roofs, pines, the plot below. A view the slope protects is worth its price; a view a neighbour could close off is negotiated.
- 02 Audit the fire risk before the garden
Under the pines of the Estérel, fire risk is no abstraction. Brush clearance is compulsory in exposed areas, generally over 50 m around buildings, at the owner’s expense, and the risk prevention plan may add its own requirements. Ask for the real state of the plot, have the clearance costed before the offer, and check access for the fire services.
- 03 Read the residence before the terrace
By the sea, co-owned buildings from the 1960s and 1970s age under the spray. Before attaching yourself to a terrace facing the bay, read the latest minutes of the general meetings, the maintenance log and the works voted or still to be voted: façade renovation, waterproofing, railings, lift. Two twin apartments can differ by the cost of a façade renovation.

Frequently asked questions
Buying in Agay and Le Dramont: your questions
How much does a property cost in Agay and Le Dramont?
Saint-Raphaël stands over the 12 months to end of June 2026, according to DVF data, at a median of €4,200 per m² for houses and €4,800 per m² for apartments, the latter stable over one year and up 10% since June 2022. Home Select does not publish prices by district: the DVF record covers the whole commune. Most house sales fall between €2,400 and €7,300 per m²: a villa with a view over the bay or the Île d’Or sits in the upper part of that range, or above it; an estate house without a view, around the median.
What types of property are found in Agay and Le Dramont?
Three families. The sea-view villa on the slopes of the bay or in the pine woods of Le Dramont, with a terraced garden and often a pool: the most sought-after property, and the one most often sold off-market. The estate house among the pines, without a clear view, for a family that wants the beach a few minutes away. The apartment in Agay in a seafront residence, most of the listed sales. A villa in Agay with walking access to the water remains the exception.
Are Agay and Le Dramont suitable for a family?
Yes, for a family that lives by the sea every day and accepts the car: sandy beaches, the coves of Le Dramont, the Estérel for walking and cycling, a school in the village, secondary schools in Saint-Raphaël, reached by bus, train or car. Summer saturates the road and the beaches; from autumn to spring the village is quiet. Home Select checks the school catchment and the real journey times of the exact address before the offer.
Can I build, extend or add a pool in Agay and Le Dramont?
Case by case, and less and less. The Loi Littoral makes the 100 m strip from the shoreline unbuildable outside built-up areas, and the shore belongs to the public maritime domain. The Estérel massif is protected, the local plan regulates heights and wooded areas, and the forest-fire risk prevention plan may impose its requirements. An extension, a pool or an outbuilding is therefore checked before the offer: a terrace never declared is regularised or negotiated.
How long does it take to buy in Agay and Le Dramont, and are there off-market properties?
The timing depends on how rare what the brief sets is: a villa with a clear view and access to the water comes up rarely, an apartment in a residence more often. Home Select sets the timetable and keeps to it: brief in winter, video pre-viewings in spring, a single trip of decisive viewings in May-June or in the autumn. Off-market is the rule for the finest villas on the bay, passed down within families or sold through networks. For projects of €2 million and above, the Confidential Offer presents off-market properties only.
