Buying in Valescure, Saint-Raphaël

Valescure covers the hills to the north-east of the centre of Saint-Raphaël, between the town and the Estérel massif: family villas on large plots, under pines and cork oaks, residences with grounds, two golf courses including the oldest in the Var, and calm about ten minutes from the beaches. Home Select searches there for the buyer alone, off-market included, checks every property before the offer and negotiates through to the keys.

01Neighbourhood

Living in Valescure

Daily life in Valescure happens in the garden, under the pines. The roads climb in bends between hedges, cork oaks and mimosas, towards villas barely glimpsed behind their gates. The two golf courses set the pace: Valescure, founded in 1895 by British winter residents and the oldest in the Var, and the Estérel course, more recent. The paths of the state forest begin at the end of the last streets, with access regulated in summer according to the fire risk. A few shops cover the day-to-day; the rest is done in town.

The car is the rule, and that is the neighbourhood’s trade-off. The centre, the Vieux-Port, the beaches and the Saint-Raphaël-Valescure TGV station, which bears the neighbourhood’s name but stands in town, are reached in about ten minutes; buses serve the main roads, not every lane. In exchange, Valescure offers what the seafront does not: silence, the shade of the pines, a plot where children play, a summer easier to breathe than on the saturated coast. The mild winter gave birth to the neighbourhood: it is the season in which it shows itself as it is lived.

02Neighbourhood

The buildings and what sells in Valescure

Valescure was born of wintering: at the end of the nineteenth century, British winter residents and wealthy families built villas there in large pine parks, around the golf course. Belle Époque villas remain, sometimes enlarged, sometimes divided into flats, and their parks have often been parcelled out since. This is the rarest fabric of the neighbourhood: a period house on a plot left whole seldom comes up, and often without a listing. Roofs, joinery, services and drainage are read before the charm, and the renovation is costed before the offer.

Most of the neighbourhood dates from the 1960s to the 1990s: estates of villas on generous plots, with pool and planted garden; contemporary builds on land from divisions; and, around the golf courses, residences with grounds and pool, whose apartments are closed for the winter more simply than a villa. Views take in the fairways, the pine wood or the red rocks of the Estérel; a sea view is the exception, distant, reserved for a few high points. From one street to the next, the estate’s covenants still fix what may be built, fenced or divided.

Streets and micro-sectors

  1. 01

    Around the Valescure golf course

Around the course founded in 1895, villas line up on large plots, flat or gently sloping, under the pines, some with a view of the fairways. This is the address for families and golfers who want calm and the club within walking distance. The trap: a house on the edge of the course is also judged by its nuisances, stray balls, early-morning maintenance, passing players, and by the estate’s covenants.

  2. 02

    The Estérel golf domain

Around the more recent Estérel golf course, villas and residences with pools were for the most part built in a single movement along the fairways, under a co-ownership or an owners’ association. This is the sector for those who want a recent house, shared upkeep and an easy close-up for the winter. To read before the offer: statutes, charges, minutes and the rules imposed on façades and fences.

  3. 03

The upper reaches of Valescure, on the edge of the state forest

At the last bends, the villas touch the Estérel state forest: large wooded plots, complete silence, views of the red rocks and, for a few, the sea in the distance. It is also the sector most exposed to forest fire: compulsory brush clearance, access for the emergency services, narrow roads, the massif closed on days of high risk. For those who want nature as a neighbour and accept to pay for its upkeep.

  4. 04

Lower Valescure, towards the town and the station

Going down towards the centre and the station, the plots tighten and residences mingle with villas: apartments with terraces and shared grounds, more modest houses, shops within reach. This is the way into the neighbourhood for a pied-à-terre, or for a family that wants station, schools and beaches a few minutes away without giving up the pines. The trap: the main roads, to be listened to at real hours in the video pre-viewing.

How Home Select hunts in Valescure?

Home Select follows Valescure estate by estate, with a written brief, set by video call or by telephone: land, pool, the view required, orientation, the journeys accepted to the station, the schools and the beaches. Home Select receives more than 100 off-market properties every day from its network of 15,000 partners and monitors 1,700 listing sites: in Valescure, where period villas and large plots often change hands without publicity, it is this network that opens doors. The search is run remotely: each property is qualified from the documents, then seen in a video pre-viewing with the seller’s agent, access road and grounds included, before being presented.

Before the offer, Home Select audits from the documents what makes the value or the risk of a house in Valescure: the estate’s covenants, building rights under the PLU, the compliance of extensions and of the pool, the risks statement, brush clearance actually done, rights of way, private drainage where the public network ends. The price is compared with comparable DVF sales in the commune. Roofs, retaining walls, terraces and services call for a building surveyor: have them examined and costed before the offer. Only the shortlisted houses are viewed, in a single trip, then Home Select negotiates for the buyer alone, secures the purchase and coordinates the notaire through to completion.

Three finder’s reflexes in Valescure

  1. 01 Read the covenants before the garden

In Valescure, many villas belong to an estate whose covenants still apply: minimum plot size, a ban on dividing, the height of fences, the colour of façades, sometimes the use of the house. Ask for them with the statutes of the owners’ association and read them before planning a pool, an extension or a division: they can forbid what the PLU allows.

  2. 02 Audit the brush clearance before the offer

Under the pines and on the edge of the Estérel, brush clearance is a legal obligation, generally over fifty metres around buildings in zones exposed to forest fire, at the owner’s expense. Have the grounds filmed in the video pre-viewing, ask for the real state of their upkeep and the requirements of the applicable prevention plan, then have the restoration costed before the offer.

  3. 03 Count the upkeep of a house closed for the winter

A villa in Valescure is also paid for every year: garden and pines, pool, watering under summer restrictions, brush clearance, caretaking if the house stays closed for several months. Have these items estimated before the offer, and check that the water supply and the drainage match the size of the plot. A residence with shared grounds changes the equation: less freedom, pooled upkeep that the charges state in black and white.

Frequently asked questions

Buying in Valescure: your questions

How much does a property cost in Valescure?

In Saint-Raphaël, the median stands at €4,200 per m² for houses and €4,800 per m² for apartments over the 12 months to end of June 2026 according to DVF data, and most house sales fall between €2,400 and €7,300 per m². Home Select does not publish prices by neighbourhood: the DVF record covers the whole commune. In Valescure, villas on large plots sit above the house median, period properties on a whole park at the top of the range, more modest estate houses and apartments in residences around the medians.

What types of property are found in Valescure?

Four types: the estate villa from the 1960s to the 1990s with a pool, the contemporary villa on a divided plot, the Belle Époque villa of the winter residents on its park of pines, and the apartment with a terrace in a residence with grounds and a pool, near the golf courses or in the lower part of the neighbourhood. An apartment in Valescure is closed up simply for the winter; a villa in Valescure calls for steady upkeep. Period properties on a whole plot are the rarest and often sell without a listing.

Is Valescure suitable for a family?

Yes, and that is its first use: space, a garden, a pool and the calm of residential streets are the very reason for the neighbourhood. Schools are in the neighbourhood or in town depending on the level, a few minutes by car; activities follow the same regime: golf, tennis, the paths of the Estérel, beaches about ten minutes away. The car remains indispensable. State-school catchments change from one street to the next: Home Select checks the catchment of the address before the offer.

Can a villa be extended or a pool built in Valescure?

Often, but under three conditions. The local plan sets the footprint, the heights and the wooded areas to be preserved; the estate’s covenants can forbid what the PLU allows, division included; the fire risk prevention plan, where it applies, imposes its requirements on buildings and access. Depending on its size, a pool or an extension requires a prior declaration or a building permit. Home Select checks the existing permits and the real possibilities with the planning department before the offer: an imaginary extension must not pay the price of a real plot.

How long does it take to buy in Valescure, and are there off-market properties?

A villa that combines the land, the view and the condition wanted remains rare, and its owners choose their moment: the timing depends first on how demanding the brief is. Home Select sets the timetable from the start, then keeps to it: the brief in winter, video pre-viewings in spring, a single trip for the decisive viewings, in May-June or in September. Off-market properties are frequent in Valescure: period villas passed down within families, houses sold privately or through local networks. For projects of €2 million and above, the Confidential Offer presents off-market properties only.

What are your fees in Saint-Raphaël?

Home Select, a property finder in Saint-Raphaël, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
