What the latest sales say
Saint-Raphaël is first and foremost an apartment market. Of the 1,331 sales retained in the commune over the 12 months to end of June 2026, 1,043 concern apartments, with a median of €4,800/sqm for a median surface of 51 sqm. The 288 house sales read at €4,200/sqm, for a median surface of 154 sqm. These benchmarks come from the French land registry data (DVF), in other words from sales actually registered, not from the prices displayed in listings.
The range says more than the median. For apartments, the cheapest tenth of sales trades below €2,800/sqm and the priciest tenth above €7,100/sqm; for houses, the spread runs from €2,400 to €7,300/sqm. Between these bounds sit the studio with no view, set back from the seafront, the sea-view three-room apartment in a 1960s residence and the Belle Époque villa in Boulouris: three products, three markets.
Since June 2022, the apartment median has gained 10%, from €4,400/sqm at end of June 2022 to €4,800/sqm over the 12 months to end of June 2026, most of the rise having come between end of June 2022 and end of June 2024. It is stable over one year. The Var department as a whole reads clearly lower, at €3,700/sqm for apartments and €3,500/sqm for houses.

Price per square metre depends on size
In Saint-Raphaël, the square metre costs more in a small property than in a large one. For apartments, it falls by more than a third between the studio and the largest apartments: the table on this page shows it room by room. Comparing a property with the town median therefore makes no sense; the right comparison is made at comparable size, district and view, against recent sales in the same micro-area.
The same rule explains an apparent paradox: the house median reads below the apartment median. The houses sold are large, and those far from the sea weigh on the calculation. Houses of five rooms or more, with a median surface of 261 sqm, trade at €3,500/sqm, while three-room houses read at €5,500/sqm and four-room houses at €5,200/sqm. A median therefore says nothing about a sea-view villa: those trade at the top of the range.

What places a property at the top of the range
Two properties of the same size can trade at unrelated levels. What makes the gap is checked on documents and on video before it is checked on site: a real, open sea view, walking access to the sea, the land, the exposure, the condition of the seafront co-ownership, calm out of season. An advertised sea view may be nothing more than an angle between two buildings; an open view over the bay of Agay or the red rocks of the Estérel commands a price, and is checked window by window.
- 01 The view and the sea on foot
A real, open view, and the beach or the coastal path within walking distance: the first two value criteria, for apartments and villas alike.
- 02 Land and exposure
Pine woods, slope, orientation: in Valescure as on the Corniche d’Or, the land makes a villa’s value as much as the house itself, and it is paid for in upkeep too.
- 03 The co-ownership
On the seafront, buildings from the 1960s and 1970s weigh on the price through their façade works, their waterproofing, their lift and their charges.

Offering the right price: the Home Select method
Home Select prepares every offer with three pieces: comparable sales registered in the same micro-area, at comparable size and view; the property’s technical file, diagnostics and general meeting minutes included; and the seller’s situation. The town median frames the discussion, it never settles it. Also have the works costed before the offer: voted façade works or waterproofing to be redone are part of the price.
The search is steered remotely: Home Select vets each property on documents, conducts a video pre-viewing with the seller’s agent, then tests the asking price against comparable sales. The negotiation then rests on that file. In a market that has reached a plateau, this preparation is what makes a firm offer possible without overpaying.

Property prices in Saint-Raphaël in 2026

The benchmarks published in 2026 cover the sales of the 12 months to end of June 2026: the median of apartments sold in Saint-Raphaël stands at €4,800/sqm, over 1,043 sales, and that of houses at €4,200/sqm, over 288 sales. For apartments, a tenth of sales trades below €2,800/sqm and a tenth above €7,100/sqm. These figures come from the French land registry data (DVF); the table on this page details the median by number of rooms.
How much does a villa cost in Saint-Raphaël?
The house median stands at €4,200/sqm over the 12 months to end of June 2026, for a median surface of 154 sqm, and the range runs from €2,400 to €7,300/sqm from the first to the last tenth of sales. That figure mixes very different houses: a villa with a real sea view, access to the sea and well-exposed land trades at the top of the range, a large house far from the sea rather at the bottom. A villa is judged property by property, against comparable sales.
Are property prices falling in Saint-Raphaël?
The apartment median is stable over one year, at €4,800/sqm over the 12 months to end of June 2026, after a 10% rise since June 2022: it stood at €4,400/sqm at end of June 2022, €4,700/sqm at end of June 2023 and €4,900/sqm at end of June 2024, a level around which it has held since. The data shows a plateau, not a trend that would make it possible to predict what comes next. Home Select does not bet on the market: every offer is built on comparable sales in the targeted area.

For apartments, Saint-Raphaël, at €4,800/sqm over the 12 months to end of June 2026, sits above Fréjus, at €4,300/sqm, and below Sainte-Maxime, at €5,600/sqm; Mandelieu-la-Napoule and Théoule-sur-Mer, on the other side of the Estérel, read at €5,000/sqm.
