01Neighbourhood

Living in the Quartier Mazarin

Daily life in the Mazarin is that of a classical, quiet city at once: rue Cardinale and place des Quatre-Dauphins steps from the cours Mirabeau, antique dealers and galleries, the Granet museum and its square, the fountains that earned Aix its name of city of water. Everything is done on foot, the cours Mirabeau edging the quarter to the north.

Services follow: schools and lycées of the centre within walking distance, the quarter’s food shops, buses to the bus station and the TGV station. Nights are mild and watched over: the Mazarin is the residential side of the centre, away from the student bustle of the Cordeliers.

The buildings and what sells in the Quartier Mazarin

The private mansion with court and garden is the quarter’s own typology: seventeenth-century façades, ceremonial stairways, enfilade salons, round-tile roofs. Some are split into floor apartments, often through, with parquets, mouldings and fireplaces: the volumes that make the Aix safe value.

The rental stock is older and nobler than elsewhere: character buildings with differentiated floors, a few converted coach houses and outbuildings. Family surfaces of four rooms and more are rare, and properties brought up to date often go before being listed.

Streets and micro-sectors

  1. 01

Rue Cardinale and place des Quatre-Dauphins

Rue Cardinale, its private mansions and place des Quatre-Dauphins form the known heart of the quarter: addresses rarely and dearly change hands, often between insiders, and the condition of the building sets the price as much as the street.

  2. 02

Around the musée Granet and rue du Quatre-Septembre

The musée Granet sector and rue du Quatre-Septembre keep quality older buildings and a bourgeois neighbourhood scale: it is the Mazarin of families, sought after for its through apartments.

  3. 03

The south side of the cours Mirabeau

The buildings looking onto the cours Mirabeau from the south carry the city’s most photographed façades: value is double there, the address and the view over the plane trees, with the traffic and the terraces as counterpart.

  4. 04

Boulevard du Roi-René and the edges

Boulevard du Roi-René closes the quadrilateral to the south: prices step down a notch to stay inside the Mazarin, with the same schools and the same quiet, metres from the cours.

How Home Select hunts in the Quartier Mazarin?

Home Select follows the Quartier Mazarin street by street, with a written brief that fixes the floor, the condition of the building, the noise level and the real surfaces accepted. Home Select receives more than 100 off-market properties every day from its network of 15,000 professional partners, which matters in a quarter where addresses are handed down more than sold. The finder arranges a video pre-viewing of every property before proposing it.

Before the offer, the finder audits on paper what makes the value or the risk of a Mazarin property: easements on court and garden, listing of the old stock, charges and sometimes ancient co-ownerships, surveys of seventeenth-century volumes. Structures and damp call for a building surveyor: have them examined before the offer. For the buyer coming from afar, the finder keeps only the properties matching the brief: Home Select has them view only three properties on average, and negotiates an average 6% off the seller’s price.

Three finder’s reflexes in the Quartier Mazarin

  1. 01 Visit at two hours of the day

The Mazarin changes face between the schools’ morning and the terraces’ evening. The finder schedules the second visit at the liveliest time before advising an offer.

  2. 02 Have the stone and roofs read

Seventeenth-century buildings keep old walls and round-tile roofs: structure, watertightness and damp call for a building surveyor. Have them examined before the offer, then cost the repairs.

  3. 03 Check the easements on court and garden

In the Mazarin’s old stock, a court or a garden can carry rights of way or shared rights. The finder obtains the documents before the offer, not after.

Frequently asked questions

Buying in the Quartier Mazarin: your questions

How much does a property cost in the Quartier Mazarin?

Home Select publishes no price by quarter: the DVF record covers the commune. The Aix median stands at 4,900 €/m² for apartments (DVF, 12 months to end of June 2026, 1,917 sales), and most sales fall between 3,100 and 7,000 €/m²: the noble floors of the Mazarin trade at the top of that range, and the private mansions apart.

What types of property are found in the Mazarin?

Floor apartments in the old stock above all, often through, from the family three-room to the reception surface, and a few private mansions with court and garden that rarely split. Individual houses are exceptional here.

Does the quarter suit a family?

Yes, for those who want the centre on foot: schools of the area, squares and the museum next door, through surfaces in the old stock. The scarcity of large surfaces is the real constraint, more than the use.

Can works be carried out in the Mazarin’s old stock?

Aix’s old centre follows prescriptions on façades, roofs and sometimes joinery: permits are prepared before the offer. Have structure and damp costed by a professional: the old volume is paid for twice when improvised.

How long does it take to buy, and do off-market properties exist?

Home Select brings a buyer to an accepted offer in 45 days on average, against 6 months for a lone buyer, with 3 viewings instead of more than 40. Off-market exists and is the rule here: the Mazarin’s addresses pass between insiders. For a project of €2m and above, the Confidential offer presents only off-market properties.

What are your fees in Aix-en-Provence?

Home Select, a property finder in Aix-en-Provence, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
