Buying on La Croisette and La Banane, Cannes
La Croisette and La Banane form the seafront of Cannes: palace hotels and prestige residences facing the bay and the Lérins islands, from the Palais des Festivals to Port Canto, then, just behind, La Banane, the commercial heart between La Croisette and rue d’Antibes. Home Select searches there for the buyer alone, off-market included, checks every property before the offer and negotiates through to the keys.

Living on La Croisette and La Banane
Daily life happens on foot, between the sea and rue d’Antibes. La Croisette becomes a seaside promenade again, from the Palais des Festivals to the Pointe Croisette; the hotels’ private beaches, concessions on a shore that remains public, alternate with public beaches, and swimming starts in spring. Rue d’Antibes gathers the major brands, rue Meynadier the food shops, and the Forville market opens early behind the Vieux Port.
The calendar sets the pace: the Festival in May, congresses through the year, the summer fireworks over the bay. The rest of the time the district lives year-round, with the centre’s schools, shops and services on foot and Cannes station a few minutes north of rue d’Antibes: Antibes a quarter of an hour away by TER, Nice thirty-five minutes, Paris five hours by TGV, Nice airport half an hour. The trade-off is traffic on the boulevard and terraces late into the evening in La Banane.

The buildings and what sells on La Croisette and La Banane
On La Croisette, the buildings tell a century of seaside holidaying: Belle Époque and interwar palace hotels, the Carlton, the Majestic, the Martinez, then the 1960s and 1970s residences that make up most of the seafront, with continuous terraces facing the bay, a caretaker and often a pool. The upper-floor apartment with a direct sea view is the reference value; top floors with a large terrace are the rarest, and a share of them change hands without a listing.
La Banane is made of town buildings: bourgeois façades of the late nineteenth and early twentieth centuries, shops on the ground floor along rue d’Antibes, buildings from the 1930s to the 1970s in the streets running down to the sea. Buyers find one- to three-bedroom apartments, sometimes a top floor with a terrace and a glimpse of the sea between two roofs. A direct sea view is the exception here: what is paid for is the town on foot and La Croisette a step away, without the service charges of a seafront residence.
Streets and micro-sectors
- 01
La Croisette, from the Palais des Festivals to the Carlton
From the Palais des Festivals to the Carlton, by way of the Majestic and La Malmaison, the first stretch of La Croisette is the shop window of Cannes: palace hotels, boutiques of the great fashion houses, private beaches, views over the bay, Le Suquet and the Estérel at sunset. It is the address of the prestige pied-à-terre, for those who want the Festival on the doorstep. The trap is noise: traffic, events, structures set up on the beaches; bedrooms on the sea side are checked first.
- 02
From the Carlton to Port Canto: the residential Croisette
Beyond the Carlton and the Martinez, La Croisette turns mostly residential: 1960s and 1970s residences on the front line, continuous terraces facing the Lérins islands, a caretaker, sometimes a pool. The bustle fades eastwards, and public beaches and Port Canto take over from the palace hotels. It is the address of the year-round direct sea view, with service charges to read before the terrace.
- 03
The Pointe Croisette and Port Canto
At the eastern tip, the Pointe Croisette closes the bay: Port Canto, the Palm Beach, beaches open onto the Lérins islands and, behind them, quiet streets of residences and a few villas. Here one buys the sea without the parade of the boulevard, an apartment with a terrace turned towards the islands or the harbour. Orientation and wind change with each side of the point; the view of the islands is checked room by room.
- 04
Rue d’Antibes and the heart of La Banane
Rue d’Antibes is the main shopping street of Cannes; the short streets linking it to La Croisette form the heart of La Banane: bourgeois buildings with shops at street level, family apartments on the upper floors, pieds-à-terre, café terraces in the evening. One gains the town on foot and loses a little calm; a courtyard-facing or top-floor apartment is negotiated differently from one on the street. Parking is scarce, and a basement cellar is checked against the flood risk.

How Home Select hunts on La Croisette and La Banane?
Home Select follows La Croisette and La Banane building by building, with a written brief: the view required, direct or side-on, the floor, the terrace, the orientation, the noise tolerated on the boulevard side or the shopping-street side. Home Select receives more than 100 off-market properties every day from its network of 15,000 professional partners and monitors 1,700 listing sites: Home Select thus reaches the upper floors sold without a listing. The search is run remotely: each apartment is qualified from the documents, then a video pre-viewing is conducted with the seller’s agent, at the hour when light and noise matter.
Before the offer, Home Select audits from the documents what makes the value or the risk of a seafront property: minutes of the general meetings, façade works approved or pending, the real service charges of a residence with caretaker and pool, the share of units occupied year-round, the risk report for basement cellars and car parks. The price is set against comparable DVF sales. The buyer travels only for the decisive viewings, grouped into a single trip outside the Festival and the congresses; Home Select then negotiates for the buyer alone, secures the preliminary contract and coordinates the notary through to completion.
Three finder’s reflexes on La Croisette and La Banane
- 01 Read the charges before the terrace
On La Croisette, two similar apartments in two neighbouring residences do not cost the same to live in: caretaker, pool, lifts, repainting of a salt-exposed façade. Home Select obtains the last three general-meeting minutes and the approved budget before advising an offer. A badly kept prestige address always ends up being paid for.
- 02 Judge the noise on a Festival evening
A floor on La Croisette is not the same on a February morning and a May evening: traffic, events, structures set up on the beaches, terraces in La Banane late into the night. Home Select has a second video pre-viewing carried out at the least favourable time, above all for bedrooms on the boulevard side.
- 03 Tell a direct sea view from a glimpse of the sea
A direct view over the bay from the front line, a side view from a set-back terrace and a glimpse of the sea at the end of a street in La Banane are not paid for in the same way. The video pre-viewing films the view from every room, and Home Select sets it against comparable DVF sales before settling on an offer price.

Frequently asked questions
Buying on La Croisette and La Banane: your questions
How much does a property cost on La Croisette and La Banane?
La Croisette and La Banane sell above the Cannes median, which stands at €5,800 per m² for apartments over the 12 months to end of June 2026 according to DVF data, up 1% over one year and 16% since June 2022. Home Select does not publish prices by district: the DVF record covers the commune. Most apartment sales in Cannes fall between €3,400 and €11,000 per m²: an upper floor with a sea view on La Croisette sits at the top of that range, while a courtyard-facing apartment in La Banane in need of renovation sits closer to the median.
What types of property are found on La Croisette and La Banane?
Four types: the sea-view apartment in the residences of La Croisette, often with a continuous terrace and a caretaker; the top floor with a large terrace, the rarest; the family apartment of La Banane, with two or three bedrooms; and the one-bedroom pied-à-terre between rue d’Antibes and the sea. The villa is the exception, towards the Pointe Croisette. Large front-line apartments and terraces often change hands off-market.
Do La Croisette and La Banane suit a family?
Yes, provided town-centre life is accepted: primary and secondary schools on foot, the beaches and seafront gardens as playgrounds, the station and buses for the rest of the coast. Families settled year-round often prefer La Banane or the Pointe Croisette, and a dual-aspect or courtyard-facing apartment. School catchments change from one street to the next: Home Select checks them for the exact address before the offer.
Can works be carried out in an apartment on La Croisette?
Interior works fall under the co-ownership rules and, for load-bearing walls or common parts, require a vote at the general meeting. Enclosing a terrace, changing windows or altering a façade requires planning consent; some palace-hotel façades are protected as historic monuments, and within their surroundings exterior works go through the Architecte des Bâtiments de France. Have the works costed before the offer: the amount then weighs in the negotiation.
How long does it take to buy on La Croisette and La Banane, and are there off-market properties?
The Cannes property market is the most liquid on the coast, but the right properties go fast. Home Select sets the timetable from the start, avoiding the Festival and the major congresses, then keeps to it: the buyer views only the shortlisted properties, first seen on video, in a single trip. Off-market properties exist: upper floors of La Croisette sold through networks, apartments sold before any listing. For projects of €2 million and above, the Confidential Offer presents off-market properties only.
What are your fees in Cannes?
Home Select, a property finder in Cannes, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
