Buying in La Croix des Gardes and La Bocca, Cannes
La Croix des Gardes and La Bocca form the west of Cannes: a wooded hill, partly a departmental nature park, where villas look out over the Lérins islands and the Estérel, and, below it, a seaside district with the sandy beaches of the boulevard du Midi. Home Select searches there for the buyer alone, off-market included, checks every property before the offer and negotiates through to the keys.

Living in La Croix des Gardes and La Bocca
On the hill, daily life is lived in greenery: the paths of the departmental park beneath the pines, mimosa in bloom in the middle of winter, and at the summit the viewpoint by the cross, which takes in the bay, the Lérins islands and, to the west, the red rocks of the Estérel. People live here by car, with the centre some ten minutes away. No shops on the heights: gardens, silence, the sea below.
La Bocca, down below, lives all year round: a market, shops, the Cannes-la-Bocca station one stop from Cannes station, and above all the Midi beaches, public sandy beaches where the people of Cannes swim from spring onwards. The boulevard du Midi runs facing the Estérel; behind it, the railway separates the seafront from the rest of the district. To the west, the Cannes-Mandelieu business airport borders the district: a point to listen for at the nearest addresses.

The buildings and what sells in La Croix des Gardes and La Bocca
La Croix des Gardes is a hill of villas. Lord Brougham, who launched the resort, had his own built at the foot of the hill; large estates followed on the slopes, since often divided into leafy plots. Villas of the 1930s, renovated houses from the 1960s to the 1980s, a few contemporary builds: gardens descend in terraces, a pool slips in where the slope allows, and value turns on the view, the islands to the east, the Estérel and the sunset to the west.
La Bocca was built with the railway, around the station and the workshops that long made it the working district of Cannes. What remains is a centre of small blocks and town houses, then residences from the 1960s and 1970s, on the seafront as in the streets set back, with a view of the bay from the upper floors; villas are rarer and simpler here than on the hill. La Bocca also carries a share of Cannes’ new-build programmes.
Streets and micro-sectors
- 01
The summit and the park of La Croix des Gardes
Around the park and the viewpoint by the cross, the addresses are the most secluded: large plots, villas beneath the pines, silence. This is the sector for families who want the house, the garden and the footpath at the end of the drive. The forest sets its rules: brush clearance, access for the emergency services, limited building rights.
- 02
The eastern flank, facing the bay and the Lérins islands
The flank that looks towards Cannes is the most sought after: the bay, Le Suquet and the Lérins islands in the foreground. Villas gain the view that makes the price, the residences lower down terraces turned towards the sea. To check: the hum of the city and of the railway on still days, and what may be built below.
- 03
The boulevard du Midi and the Midi beaches
La Bocca’s seafront lines up residences and a few villas facing the sandy beaches, with the Estérel in the line of sight: the apartment in La Bocca usable all year round, upper floors, full south, the beach below. The pitfall is called railway: the coastal line runs just behind the boulevard, and the rooms on the north side hear it.
- 04
The centre of La Bocca, around the market and the station
Around the market and the station, life is that of a seaside village: schools and shops on foot, the centre of Cannes one train stop away. Property in La Bocca is at its most accessible in the city here: buildings from the 1960s to the 1980s, town houses, for living all year round or for a first Cannes pied-à-terre.

How Home Select hunts in La Croix des Gardes and La Bocca?
Home Select follows La Croix des Gardes and La Bocca with a written brief drawn up by video call or telephone: view, orientation, garden or terrace, access, noise tolerance. Home Select receives more than 100 off-market properties every day from its network of 15,000 partners and monitors 1,700 listing sites: on the hill, where the finest villas change hands privately, it is the network that opens doors; in La Bocca, the sorting of the listed supply makes the difference. Each property is qualified from the documents, then the property finder runs a video pre-viewing with the seller’s agent before presenting it.
Before the offer, the property finder audits from the documents what makes the value or the risk of the property: on the hill, easements, building rights below, brush clearance, the statement of risks; in La Bocca, the minutes of general meetings, works voted, railway noise, flood risk in the low-lying sectors. The asking price is set against comparable DVF sales. Retaining walls and roofs call for a building surveyor: have the works costed before the offer. Only the shortlisted properties are viewed, in a single trip, after which Home Select negotiates for the buyer alone and secures the file through to completion.
Three finder’s reflexes in La Croix des Gardes and La Bocca
- 01 Listen for the train before loving the sea view
On the boulevard du Midi, the coastal line passes a few metres from the façades. A sea-view apartment is judged with the windows closed then open, at the times the trains pass: the bedrooms on the railway side do not live like the sitting room on the beach side. The video pre-viewing is recorded at those hours; glazing, floor and the position of the building enter the negotiation.
- 02 Read the forest as a running cost
On La Croix des Gardes, a villa beneath the pines comes with obligations: brush clearance over 50 metres around buildings in areas exposed to fire, access for the emergency services, a sloping garden held by walls. Have walls, drainage and roof examined by a building surveyor, then have the repairs costed before the offer: the amount weighs in the negotiation.
- 03 Read the charges and the works voted
In the residences of the 1960s and 1970s, value is read in the minutes of general meetings: façade renovation, terrace waterproofing, lift, shared pool, works fund. Compare two addresses with the cost of bringing them up to standard included: a well-kept property costs a little more at completion and far less over ten years.

Frequently asked questions
Buying in La Croix des Gardes and La Bocca: your questions
How much does a property cost in La Croix des Gardes and La Bocca?
In Cannes, the median stands at €5,800 per m² for apartments and €6,100 per m² for houses over the 12 months to end of June 2026 according to DVF data, up 1% over one year and 16% since June 2022 for apartments. Home Select does not publish prices by district: the DVF record covers the commune as a whole. Most apartment sales fall between €3,400 and €11,000 per m²: La Bocca sits in the lower and middle part of that range, the seafront above it; villas on La Croix des Gardes sell above the house median, in the upper part of the range when the view is unobstructed.
What types of property are found in La Croix des Gardes and La Bocca?
Two markets in one. On the hill, the villa set in greenery, from the 1930s to contemporary builds, with a terraced garden, often a pool and a view of the islands or the Estérel. In La Bocca, the apartment dominates: residences of the 1960s and 1970s, blocks in the centre, new programmes, town houses and simpler villas. The villas of the hill often change hands off-market; the apartments of La Bocca make up most of the listed sales.
Are La Croix des Gardes and La Bocca suitable for a family?
Yes, in two ways. The hill is the choice of families who want the house, the garden and the quiet while accepting the car: schools and the centre a few minutes away, the park as a playground. La Bocca offers the opposite: schools, shops, market and station on foot, the Midi beaches at the end of the street, the train to the centre and to Nice. The property finder checks the school catchment of the exact address before the offer.
Can I build or extend on La Croix des Gardes, and what rules apply in La Bocca?
On the hill, the local plan limits building rights, the departmental park, protected natural land, is not built on, and the areas exposed to forest fire impose brush clearance and may condition extensions: a pool, an added storey or a division of the plot is checked before the offer. La Bocca lies in a coastal commune: the Loi Littoral governs urbanisation close to the shore, the shore belongs to the public maritime domain, and works in a co-owned building go through the vote of the general meeting.
How long does it take to buy in La Croix des Gardes and La Bocca, and are there off-market properties?
The timing depends on the brief: an apartment in La Bocca is found within an abundant supply; a villa on La Croix des Gardes with the view required is rare, and its owners choose their moment. Home Select sets the timetable from the first conversation, and the buyer views only the shortlisted properties, first seen on video, in a single trip. Off-market is the rule for the finest villas on the hill. For projects of €2 million and above, the Confidential Offer presents off-market properties only.
