Buying a sea-view property in Saint-Malo

Home Select, a prestige property finder, sets out here what “sea view” really means in Saint-Malo: the clear view of the Sillon, the open sea from the ramparts, the coves of Rothéneuf, the Rance estuary at Saint-Servan. Where it is found, what it is worth, what spoils it, and how Home Select checks it before your single trip.

01Sea view

What “sea view” means in Saint-Malo

The phrase covers five realities that listings blur. The open view: the sea filling the window, unobstructed, from the living room. The partial view: the sea at an angle, between two buildings or two roofs. The sea glimpse: a strip of water at the end of a street, seen standing. The seafront: the address on the sea wall, with the view and its reverse, the passing crowd. Waterside, finally, exists only as a figure of speech: the shore belongs to the public maritime domain, and the house closest to a cove in Rothéneuf looks at the sea without owning it.

In Saint-Malo, the tide adds one more factor. The tidal range reaches about thirteen metres at spring tides: twice a day the sea uncovers the Grand Bé and the Bon-Secours pool, then rises again against the Sillon sea wall. The same window looks onto a vast stretch of sand at low tide and onto the waves at high tide, and on stormy days the sea breaks over the wall. A Saint-Malo sea view is therefore described with three details: the room, the floor and the hour of the tide.

Where the sea view is, district by district

Le Sillon and Courtoisville hold the clearest view in town: the sea wall, the great beach and the buildings that line it, where value rises with the floor and the exposure. Ground floors and second rows offer a more accessible way in, with a lower or partial view. In the Intra-Muros, some granite apartments look out to the open sea or over the ramparts: a rare view, within an enclosed perimeter that never grows, with no parking and subject to the rules of the protected sector.

To the east, Paramé carries the sea wall on to the Pointe de Rochebonne, with its seaside villas and its sea-facing buildings; then the Minihic, the Pointe de la Varde and Rothéneuf offer more secluded houses above the coves. To the south, Saint-Servan and the Cité d’Aleth look over the Rance estuary, the Intra-Muros and Dinard: a sheltered water view, gentler than the open sea. The Clos-Poulet, lastly, sells a park and a malouinière, rarely a sea horizon.

  1. 01 The seafront

Le Sillon, Courtoisville and the Paramé sea wall: the clear view, the floor making the difference, the summer crowds as the price.

  2. 02 The cove

The Minihic, the Pointe de la Varde and Rothéneuf: the house facing the sea, more secluded, more exposed to the wind.

  3. 03 The estuary

Saint-Servan and the Cité d’Aleth: the Rance, Dinard and the walled city, a sheltered water view.

What the view is worth, and what spoils it

The Saint-Malo rule is simple: in the same district, the open view and the floor make the gap between two comparable properties, and that gap is the most durable in the market, because the coastal supply no longer grows. A partial view is worth less than an open one; a view gained at the cost of a facing building, a top floor without a lift or a wind-battered façade resells differently.

The traps are known. The angle between two buildings, which closes if the neighbour builds up; the facing front-line building; the seaward façade, which takes the wind and the spray head-on; the passing crowd and the noise of the sea wall in summer; the corrosion of joinery and railings; granite pointing and slate roofs, which age faster facing the salt; seaside co-ownerships, whose façade works come round more often. And two legal frameworks: the loi Littoral, which forbids building within the hundred-metre strip outside built-up areas, and the protected sector of the Intra-Muros, where façades, roofs and windows go through the Architecte des Bâtiments de France.

How Home Select checks the view before your trip

Home Select does not bring a buyer over for a view that does not exist. The check starts on documents: plan, floor, orientation, photographs taken from each room and not from the beach, co-ownership bylaws and minutes for the works voted, neighbouring projects in the local planning scheme, the risk statement attached to the sale. Then comes the video pre-viewing, steered by Home Select with the seller’s agent: window by window, at high tide then at low tide, with one pass on the sea wall or in the street for the noise.

The price is then set against comparable DVF sales in the same district, view against view, before any offer. The brief is fixed by video call or by telephone, the management of Home Select steers the search with its network of 15,000 partners, and Home Select receives more than 100 off-market properties every day. You travel only for the decisive viewings, grouped into a single trip, preferably out of season and on a spring-tide day; negotiation, securing the deal and coordinating the notary are conducted remotely, fees 100% on success.

Frequently asked questions

Buying a sea-view property in Saint-Malo

Which district for a sea view in Saint-Malo?

Le Sillon and Courtoisville for the clear view over the great beach; the Intra-Muros for a granite apartment looking out to sea, rare and without parking; Paramé for a villa on the sea wall, Rothéneuf and the Minihic for a house facing the coves; Saint-Servan and the Cité d’Aleth for an estuary view over the Rance.

Should the view be seen at high tide and at low tide?

Yes. The tidal range reaches about thirteen metres at spring tides: the same window looks onto waves against the sea wall, then onto a vast beach a few hours later. Home Select has the video pre-viewing carried out at both states of the tide, and advises placing your single trip out of season, on a spring-tide day: that is the day when the view, the wind and the noise tell everything.

Does a ground floor on the Sillon really have a sea view?

It has the sea in front of it, but not the view of an upper floor: the sea wall and its walkers pass beneath the windows, summer is lively, and on stormy days the façade takes the spray. It is the most accessible way into the seafront. Home Select classes each property as open view, partial view or glimpse, on documents then on video: the offer pays for what exists.

Can a window be enlarged to gain the view?

Rarely without constraint. In the Intra-Muros, a protected sector, façades and windows go through the Architecte des Bâtiments de France; elsewhere, the local planning scheme sets the rules on appearance, the co-ownership votes on the common parts, and the loi Littoral governs any extension near the shore. The view is bought as it is: it is checked before the offer.

What are your fees in Saint-Malo?

Home Select, a property finder in Saint-Malo, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
