Where to buy in Saint-Malo: the districts

Home Select, a prestige property finder, describes here the five districts of Saint-Malo for what they really sell: the scarcity of the Intra-Muros, the sea view of Le Sillon and Courtoisville, the house with a garden in Paramé and Rothéneuf, year-round living in Saint-Servan and the Cité d’Aleth, the malouinières of the Clos-Poulet. For each: the product, the buyer, the traps and the relative budget, without a single figure.

01Districts

One town, four markets, five districts

Saint-Malo was rebuilt as it was after 1944, and its market reads in that history: the intra-muros is a granite perimeter that never grows, the Sillon sea wall never gets longer, and the malouinières of the Clos-Poulet can be counted. Facing this finite stock, a Parisian demand brought closer by a direct TGV of two hours fifteen from Montparnasse, and a British clientele that never left the côte d’Émeraude, arriving on the ferries from Jersey, Guernsey and England.

The Saint-Malo market is not one market but four. The Intra-Muros lives on the scarcity of an enclosed perimeter and on a second-home clientele; the Sillon seafront is paid for by the view and the floor; Paramé and Rothéneuf offer the house with a garden within reach of the beach; Saint-Servan keeps a year-round use, more family-minded and more measured. The Clos-Poulet, ten minutes away, adds a fifth market, that of the country property. Everywhere the same constraint: the coastal supply no longer expands, and first-rank properties often change hands without ever being listed. The differences play on exposure, floor, view and the condition of the granite, far more than on floor area.

The districts, one by one

  • 01 Intra-Muros the walled town, the rarest perimeter

Behind the ramparts, granite buildings rebuilt after the war to the pre-war design: characterful apartments, some looking out to sea or onto the walls, everything on foot. The most contested segment in town, with no parking and subject to the rules of a protected sector.

  • 02 Le Sillon and Courtoisville the seafront, where the view is paid for by the floor

The sea wall, the great beach and the buildings that line it: the address for an unbroken sea view, sought after as a second home. Values rise with floor level and aspect; ground floors and the second row open the same district at a gentler price.

  • 03 Paramé and Rothéneuf the house with a garden, a short walk from the sand

East of the Sillon, a fabric of villas and seaside houses running out to the coves of Rothéneuf and Le Minihic. The space and garden the walled town cannot give, with the beach on foot or a few minutes away.

  • 04 Saint-Servan and the Cité d’Aleth year-round living, looking over the Rance

The former commune to the south, with its Solidor tower and the Sablons marina: town houses, apartments overlooking the estuary and services on foot. The district of buyers who live here all year, at more measured values than the seafront.

  • 05 The Clos-Poulet and the malouinières the shipowners’ countryside, ten minutes away

Between Saint-Malo, Cancale and the Rance, the 17th and 18th-century houses of the shipowners and the stone longères of the plateau. A market of country properties, confidential by nature, where family succession often comes before any sale.

Intra-Muros, Le Sillon and Courtoisville: scarcity and the view

Behind the ramparts, granite buildings rebuilt after the war to the earlier plan: character apartments, sometimes with a view of the open sea or of the ramparts, everything on foot, the walled town crossed in ten minutes. The product: the apartment, from the pied-à-terre to the high floor with a view. The buyer: the Parisian second-home owner who wants to do everything on foot, the lover of the rebuilt town. The traps: no parking at all, the rules of the protected sector, with façades, roofs and windows under the control of the Architecte des Bâtiments de France, and municipal rules that govern the use of dwellings. The budget: the most contested segment of the town, where scarcity commands more than floor area.

Le Sillon and Courtoisville are the sea wall, the great beach and the buildings that line it: the address of the clear sea view, sought after for second homes. Values rise with the floor and the exposure; ground floors and second rows offer a more accessible way into the same district. The buyer: someone who buys the view above all, and who must check it at high tide as at low tide, the tidal range reaching about thirteen metres at spring tides. The traps come from the sea wind, and the file reveals them.

  1. 01 Granite and roofs

Saint-Malo’s buildings take the wind and the salt: pointing, slate roofs, windows and ventilation are checked before the offer, the item that most often moves a negotiation.

  2. 02 Floor and exposure

On the Sillon, two apartments in the same building do not have the same value: the view is read window by window, on video, before any trip.

  3. 03 The rulebooks

The municipal rules govern the use of dwellings and every co-ownership has its own rules: both are read before the offer, never after.

Paramé, Rothéneuf and Saint-Servan: the garden and year-round life

East of the Sillon, Paramé and Rothéneuf line up the fabric of villas and seaside houses, as far as the coves of Rothéneuf and Le Minihic. The product: the house with a garden, the space the intra-muros cannot give, with the beach on foot or a few minutes away. The buyer: the family with a regularly used second home, the family from western France buying for the whole year, the Breton home after a Paris career who reopens the family house. The traps: the exposure of beachside houses to the sea wind, whose pointing, roofs and windows do not age as they do inland. The budget: below the seafront at equal floor area, the garden and the distance to the beach making the difference.

Saint-Servan and the Cité d’Aleth, the former commune to the south, with its Solidor tower and its port of Les Sablons: townhouses, buildings with a view over the Rance estuary, services on foot, schools and winter shops. This is the district of buyers who live here all year round, at more measured values than the seafront, and the one that carries most year-round moves: Saint-Malo holds through the whole year, with a lycée, a hospital, a commercial and leisure port and its TGV station, which sets it apart from many coastal markets. The trap here is to choose on the view alone: the daily journey and the district decide.

The Clos-Poulet and the malouinières: the country property

Between Saint-Malo, Cancale and the Rance, the Clos-Poulet is the shipowners’ countryside, ten minutes away: the mansions of the seventeenth and eighteenth centuries and the longères of the plateau. The product: the property, not the address in town. The buyer: rare and patient, someone looking for a malouinière who accepts that only a few sell each year, largely by private agreement, the owning family often coming before the agency. The traps: the old buildings, their roofs, their outbuildings and their drainage, to be inspected by the SPANC if it is not mains-connected; have the works costed before the offer. The budget: that of a country property, which compares poorly with the square metre of an apartment on the Sillon.

This market is approached through the network, the notaires and direct approach, with a search mandate: exactly the ground where a property finder changes the outcome. Home Select receives more than 100 off-market properties every day through its network of 15,000 partners, and runs the search from a distance: brief by video call, vetting on documents, video pre-viewings with the seller’s agent, price tested against comparable DVF sales, then a single trip for the decisive viewings, grouped together, out of season if possible and on a spring-tide day for the seafront. The rest, negotiation, securing the purchase and coordinating the notaire, is done without your coming back.

Frequently asked questions

Where to buy in Saint-Malo: the districts

Which is the most sought-after district of Saint-Malo?

It depends on the product: the Intra-Muros is the most contested segment of the town, because the enclosed perimeter never grows and the second-home clientele looks for scarcity there; Le Sillon and Courtoisville are the address of the clear sea view, where value is paid for by the floor. For a house with a garden, Paramé and Rothéneuf hold the family demand. The right district remains the one that matches the real use of the property.

Where can I buy a sea-view apartment in Saint-Malo?

On Le Sillon and Courtoisville first, facing the great beach, in the buildings that line the sea wall: the view is clear there and rises with the floor and the exposure. In the Intra-Muros next, where some granite apartments look out to the open sea or over the ramparts. In Saint-Servan, the view is over the Rance estuary. In every case, the view is checked window by window, at high tide as at low tide, before travelling.

Which district should I choose to live in Saint-Malo all year round?

Saint-Servan and the Cité d’Aleth, with their schools, their winter shops and their services on foot, carry most year-round moves, at more measured values than the seafront; Paramé follows, for the house with a garden within reach of the beach. Saint-Malo is one of the few coastal towns in Brittany where one can truly settle: lycée, hospital, port and TGV station. The choice is made on the district and the daily journey, not on the view alone.

Can I buy in Saint-Malo without coming several times?

Yes. Home Select, a prestige property finder, runs the search from a distance: brief by video call, vetting of every property on documents, surveys and co-ownership accounts included, video pre-viewings with the seller’s agent, price tested against comparable DVF sales. You only travel for the decisive viewings, grouped into a single trip, from the Intra-Muros to the Clos-Poulet; negotiation, securing the purchase and coordinating the notaire follow without a further trip, a notarial power of attorney remaining possible.

What are your fees in Saint-Malo?

Home Select, a property finder in Saint-Malo, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
