01Second home

A second home in a town that never closes

Saint-Malo lends itself to a second home because it is more than a resort. The town holds the whole year, with its hospital, its schools, its commercial port and marina and shops open in February: you spend the summer there, but you can also come for a weekend in November and find a living town. The tide sets its rhythm, twice a day, between the Grand Bé laid bare and the sea risen again against the sea wall, and that spectacle is what people come for out of season.

Access explains the rest. The TGV station puts Paris-Montparnasse about two hours fifteen away without a change, and many Parisian buyers come down on Friday evening. Dinard-Pleurtuit-Saint-Malo airport is some twenty minutes away, Rennes airport an hour, with European connections, and ferries link the port all year round to Jersey, Guernsey and England. Once there, the Intra-Muros is crossed in ten minutes on foot; a car becomes useful from Paramé onwards, and essential in the Clos-Poulet.

Which property for which use?

The weekend pied-à-terre is found in the Intra-Muros: a character apartment behind the ramparts, everything on foot, in granite rebuilt after 1944 and subject to the rules of the protected sector, with no parking. The sea-view second home is found on the Sillon and in Courtoisville: a floor facing the great beach, the most legible choice, whose value plays on the floor and the exposure. The family house is found in Paramé and Rothéneuf: a garden, bedrooms, the beach on foot or a few minutes away.

Two other uses are prepared differently. Saint-Servan suits the second home meant to become a main home one day: schools, winter shops and services on foot, at more measured values than the seafront, with the view over the Rance for the finest addresses. The Clos-Poulet, lastly, sells the estate: a malouinière or a longère, ten minutes from town, on a market of a few properties a year where the owning family often comes before the agency.

  1. 01 The weekend on foot

The Intra-Muros: you arrive by TGV, put down your case, and everything is on foot. No parking, regulated works: an apartment chosen together with its building.

  2. 02 The sea view

Le Sillon and Courtoisville: the floor facing the great beach, the view paid for by the floor, a seaside co-ownership to read before the offer.

  3. 03 The family house

Paramé, Rothéneuf, Saint-Servan: the garden and the bedrooms, the beach a few minutes away, a house that needs regular care.

03Second home

A closed house that reopens without worry

The time between stays is the real question, and in Saint-Malo it comes down to the climate. Local buildings take the wind and the salt: granite pointing, slate roofs, joinery and ventilation age faster than inland, and a house closed all winter fears the damp. An apartment can be managed remotely if the co-ownership is well run: the minutes of the general meetings say what was voted and what was postponed. A house asks for more: someone who calls by, airs it, keeps the heating on frost setting, closes the shutters before storms and looks after the garden.

Three points are read before the offer rather than after. The rules, first: Saint-Malo regulates the use of dwellings, and each co-ownership has its own rules. The sanitation of a country house in the Clos-Poulet, next: if it is not connected to the mains sewer, it is inspected by the SPANC, the public non-collective sanitation service, and a non-compliant installation is costed before buying. The works, finally, to have costed before the offer. Home Select builds this logic of absence into the selection: real charges, caretaker or not, access, exposure, what the house costs when you are not there.

Buying remotely, coming once

The Saint-Malo market has two peaks, spring from April to June and the return in September, when second homes come free after the season. Summer brings the visitors, not the best negotiating conditions. For a buyer who lives elsewhere, autumn and winter are the right window: less competition, more available sellers, and a town seen as it is eleven months out of twelve. The Sillon in August and the Sillon in February are not the same address.

The calendar is therefore prepared ahead: the brief by video call or by telephone; qualification of properties on documents, diagnostics, minutes and charges included; video pre-viewings, steered by Home Select with the seller’s agent, at high tide and at low tide; then a single trip for the decisive viewings, grouped together. The price is set against comparable DVF sales, negotiation and the securing of the preliminary contract follow, the notary is coordinated, and a power of attorney allows the deed to be signed without coming back. Home Select’s fees are due 100% on success, nothing before completion; for the taxation of a second home, your notary and a tax adviser take over.

Frequently asked questions

Second home in Saint-Malo: the guide

Which district of Saint-Malo for a second home?

It depends on the use. The Intra-Muros for weekends on foot and the character apartment, without a car; the Sillon and Courtoisville for the clear sea view, the most legible choice; Paramé and Rothéneuf for the family house with a garden near the beaches; Saint-Servan for a house set to become a main home; the Clos-Poulet for an estate. Settle the use before looking at a single listing: it decides.

Is Saint-Malo lived in out of season?

Yes, and that is what sets it apart from many coastal markets: hospital, schools, port, TGV station and shops open in February make a town that lives all year round. A second home in Saint-Malo is therefore used twelve months a year, and its value in use is judged in winter too.

How do you look after a house in Saint-Malo when you are not there?

By choosing it for that. An apartment in a well-run co-ownership closes and reopens without worry; a house needs regular visits, airing, frost-protection heating, shutters closed before storms and a tended garden. The point to settle before buying is the real cost of that absence, read in the charges and in the condition of the granite, the roofs and the joinery.

Can you buy a second home in Saint-Malo without coming several times?

Yes, that is Home Select’s method: Home Select steers the search from its management, with its network of 15,000 partners, qualifies each property on documents and then by video pre-viewing with the seller’s agent, and you come only once, for the decisive viewings, grouped into a single trip. A notarial power of attorney then allows you to sign without coming back.

What are your fees in Saint-Malo?

Home Select, a property finder in Saint-Malo, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
