What the latest sales say, not the listings

The published land registry data, the demandes de valeurs foncières, record 916 retained sales in Saint-Malo over the 12 months to end of June 2026. Apartments make up most of them: 588 sales, for a median of €4,500 per m² and a median floor area of 51 m². Houses follow with 328 sales, a median of €4,300 per m² and a median floor area of 103 m². A detail that surprises: here a house sells for slightly less per square metre than an apartment; its median mixes the town house of Saint-Servan, the family house of the residential districts and the seaside villa of Paramé or Rothéneuf.

The range tells the rest. From the first to the last tenth of sales, apartments run from €2,800 to €6,300 per m², houses from €2,600 to €6,800 per m²: the top of the house market goes beyond that of apartments, carried by sea-facing properties that do not multiply. The gap comes from the exposure, the floor, the view and the condition of the granite, far more than from the floor area: the median places the market, it does not say what your address will cost.

Price by number of rooms: smaller costs more per square metre

For apartments, the table on this page shows a steady slope: one room at €4,600 per m² (100 sales), two rooms at €4,600 per m² (203 sales), three rooms at €4,500 per m² (176 sales), four rooms at €4,000 per m² (68 sales), five rooms and more at €3,700 per m² (40 sales). Small floor areas carry the demand for pieds-à-terre, the weekend demand for the Intra-Muros or the Sillon.

For houses, the market is played first on large floor areas: 193 sales of five rooms and more, at €4,200 per m², against 79 sales of four rooms at €4,400 per m² and 41 of three rooms at €4,400 per m². What these figures do not say: the view, the floor, the garden, the condition of the granite and the roofs, or the charges of a seafront building. The diagnostics, energy rating included, are at the seller’s expense and are read before talking price; works are costed before the offer.

Since June 2022: a stable median, a slight dip over one year

The series of apartment medians, shown above, tells of a market that rose until end of June 2024 and then returned to its starting level: €4,500 per m² at end of June 2022, €4,600 per m² at end of June 2023, €4,700 per m² at end of June 2024, then €4,500 per m² over the 12 months to end of June 2026. The published data put the movement at 0% since June 2022 and a 1% dip over one year. Nothing like a fall: a mature market, carried by a town that lives all year round.

No forecast here: registered sales describe the past. They make it possible to recognise a fair price and not to pay, in 2026, an asking price that ignores the sales of the 12 months to end of June 2026. Timing matters too: the market has two peaks, spring and the return in September, and autumn and winter bring less competition. Front-line properties, for their part, often change hands without a listing: the median only sees them afterwards.

Saint-Malo and its neighbours: Dinard above, Cancale and the hinterland below

The neighbouring sectors publish their own medians, and they draw two slopes. On the other bank of the Rance, Dinard and Saint-Lunaire cost more for apartments: the villa resort outprices the year-round town. Inland and along the coast, houses drop: €3,100 per m² for Pleurtuit and La Richardais, €1,800 per m² for Dol-de-Bretagne and the Marais. For a malouinière, the square metre compares poorly: it is an estate, judged property by property.

Home Select builds each offer on the comparable DVF sales of the district, the technical condition of the property, its charges and the seller’s situation: the median frames, it does not decide. The management of Home Select steers the search with its network of 15,000 partners; pre-viewings are done by video with the seller’s agent, and you travel only for the decisive viewings, grouped into a single trip. Fees are 100% on success: 2.5% incl. VAT of the net purchase price with the Exclusive offer, minimum €10,000 incl. VAT; 1.5% incl. VAT of the net purchase price with the Confidential offer, reserved for projects of €2M and above, which presents off-market properties only. Nothing is due before completion.

  1. 01 Dinard and Saint-Lunaire

€5,300 per m² for apartments: the other bank of the Rance, above the Saint-Malo median.

  2. 02 Cancale and the Pointe du Grouin

€3,500 per m² for houses: the coast of the bay of Mont-Saint-Michel, below the Saint-Malo median.

  3. 03 The Clos-Poulet

€3,100 per m² for houses in Saint-Méloir and La Gouesnière: the shipowners’ countryside.
