Property prices in La Baule in 2026
Home Select, a prestige property finder, reads here the real prices of the La Baule market from the sales registered over the 12 months to end of June 2026: a €6,300/sqm median for apartments, €5,200/sqm for houses, the medians by number of rooms, the series since June 2022 and the gap with Le Pouliguen, Pornichet, Guérande and the inland communes. Benchmarks to offer the right price, not a price for your address.

What the latest sales say, not the listings
The published land registry data, the demandes de valeurs foncières, records 698 retained sales in La Baule over the 12 months to end of June 2026. They describe a market where apartments lead in number without eclipsing houses: 448 apartment sales, for a median of €6,300/sqm and a median floor area of 48 sqm, and 250 house sales, for a median of €5,200/sqm and a median floor area of 106 sqm. The apartment square metre comes out ahead of the house square metre: floor areas and addresses are not the same.
The range is wide: from the first to the last tenth of sales, apartments go from €4,000/sqm to €10,300/sqm, houses from €2,900/sqm to €9,500/sqm. A two-room flat on a courtyard in the centre and a floor facing the bay on the remblai do not sell at the same price; nor do a villa to renovate in Escoublac and a restored villa under the pines. The median places the market; it does not say what your address will cost.

Price by number of rooms: what floor area changes
The table on this page details the median by number of rooms. For apartments, the square metre stays stable: one room at €6,500/sqm (112 sales), two rooms at €6,000/sqm (154 sales), three rooms at €6,700/sqm (120 sales), and four rooms stand at €6,200/sqm, on only 44 sales: the large apartment is rare, and so narrow a base is read with caution.
For houses, the usual rule applies: three rooms at €5,400/sqm (31 sales), four rooms at €4,900/sqm (79 sales), five rooms and more at €5,000/sqm (122 sales). Half of the houses sold over the 12 months to end of June 2026 had five rooms or more: the family villa makes the market, and its square metre stays below that of the three-room houses. What these figures do not say: the condition of the building, the garden, the real distance to the sand and, for an apartment, the charges and the works voted.

Since June 2022: a rise, a peak, a pullback
The series of apartment medians, shown above, tells three stages: €6,200/sqm at end of June 2022, a peak at €6,600/sqm at end of June 2023 and at end of June 2024, then a pullback to €6,300/sqm over the 12 months to end of June 2026. Over one year, the median fell by 3%; since June 2022, it is still up by 1%: a high plateau rather than a fall.
No forecast here: registered sales describe the past. They allow a fair price to be recognised, and spare you paying in 2026 for a peak that has already passed. Whole villas, for their part, often trade between insiders, before any listing: the median only sees them after signature, and it is the watch that gives access to them.

La Baule against its neighbours: the bay has its price, inland drops away
The neighbouring sectors publish their own medians. Along the coast, Le Pouliguen and Batz-sur-Mer stand at €4,800/sqm for houses, below the €5,200/sqm of La Baule’s houses. Pornichet, which continues the bay, is grouped with Saint-Nazaire: €3,200/sqm for apartments, a figure that mixes the resort and the port city, not to be compared as such with La Baule’s apartments. Guérande and La Turballe read at €3,300/sqm for houses, Saint-André-des-Eaux and Besné, inland, at €2,900/sqm: ten minutes from the bay, a house changes scale.
On this market, Home Select builds each offer on the comparable DVF sales of the street, the technical condition of the property, its charges and the seller’s situation: the median frames, it does not decide. The search is run by the management of Home Select with its network of 15,000 partners; pre-viewings are done by video with the seller’s agent, and you travel only for the decisive viewings, grouped into a single trip. Fees are due 100% on success: 2.5% incl. VAT of the net purchase price with the Exclusive offer, minimum €10,000 incl. VAT; 1.5% incl. VAT of the net purchase price with the Confidential offer, reserved for projects of €2M and above, where only off-market properties are presented. Nothing is due before completion.

Are prices falling in La Baule?
The apartment median fell by 3% over one year but is still up by 1% since June 2022: €6,200/sqm at end of June 2022, a peak at €6,600/sqm at end of June 2023 and at end of June 2024, €6,300/sqm over the 12 months to end of June 2026. The figures describe a pullback after a rise, not a collapse. Registered sales describe the past: no forecast follows from them, and each property is judged on its comparables.
Is La Baule more expensive than Le Pouliguen and Pornichet?
Yes for houses: a €5,200/sqm median in La Baule, against €4,800/sqm in Le Pouliguen and Batz-sur-Mer. For Pornichet, caution: the data groups it with Saint-Nazaire, at €3,200/sqm for apartments, a figure that mixes the resort and the port city. In the Guérande country and inland, houses read between €2,900/sqm and €3,300/sqm: the bay and the resort have their price.
How does Home Select set the price of an offer in La Baule?
Home Select confronts each property with the comparable DVF sales of its street and district, then corrects for what the median ignores: the condition of 1930s buildings, the real distance to the sand, the floor and the view for an apartment, the charges and the works voted in the co-ownership of a divided villa. The offer is prepared on documents and after a video pre-viewing; fees are due 100% on success, nothing before completion.
What are your fees in La Baule?
Home Select, a property finder in La Baule, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
