Where to buy in La Baule: the districts
Home Select, a prestige property finder, describes here the four districts of La Baule for what they really sell: the villa under the pines of La Baule-les-Pins, the walk-everywhere apartment of the town centre and its grande avenue, the calm of Océan and the western side, the villa to renovate of Escoublac and the Bois d’Amour. For each: the product, the buyer, the pitfalls and the relative budget, without a single figure.

One bay, one villa stock, four markets
La Baule fits in one image: nine kilometres of sand at the head of a bay, and behind it a stock of Belle Époque and 1930s villas, in regional, Anglo-Norman or Basque style, among the richest on the Atlantic coast. From the 1950s onwards, the remblai, the seafront promenade, became lined with apartment blocks in place of the first beachfront villas; the villas stayed in the streets behind, under the pines planted to hold the dunes. This stock no longer grows: whole houses come up in small numbers, keenly sought by a Parisian clientele three hours away by TGV.
The La Baule market therefore reads in four districts that do not sell the same thing: the original villa in La Baule-les-Pins, the apartment and life on foot in the town centre and around its grande avenue, the compromise between bay and calm in Océan and on the western side, the villa to renovate and the larger garden in Escoublac and the Bois d’Amour. Everywhere, the same rule: many transactions are settled between insiders, before any listing, and value changes from one street to the next with the real distance to the sand, the condition of the building and, in divided villas, the co-ownership rules.
02Districts
The districts, one by one
- 01 La Baule-les-Pins Belle Époque villas under the pines
The original heart of the resort: Belle Époque and 1930s villas behind their fences, under the pines, minutes from the sand. Whole houses are rare here and often trade from network to network; some, divided up, offer garden ground floors, the use of a villa without the upkeep of a whole roof.
- 02 The town centre and its grande avenue the former avenue Lajarrige, all on foot
Around the shopping avenue, the former avenue Lajarrige, the centre holds the life of the resort: apartments carved out of the villas and the blocks, shops and the beach on foot, the train to Paris in three hours. Summer saturates and parking is settled before the offer; the co-ownerships call for careful reading.
- 03 Océan and the western side the west side, villas and quiet
To the west, towards Le Pouliguen, the Océan district lines up more discreet villas and buildings, minutes from the beach and the centre. It is the Baule compromise: the bay without the bustle of the grande avenue, more readable values than on the seafront, and real year-round neighbourhood life.
- 04 Escoublac and the Bois d’Amour the old borough, villas to renovate
Escoublac, the old borough swallowed by the sand, keeps its church and its village feel; the Bois d’Amour extends the district under the trees. This is the resort’s reserve: villas to renovate, larger gardens, the walk to the beach to be checked street by street. The way into La Baule, for those who accept the works.

La Baule-les-Pins: the villa under the pines
La Baule-les-Pins lines up its Belle Époque and 1930s villas behind their fences, under the pines, a few minutes from the sand. The product: the whole house, restored or to renovate, and, in divided villas, the ground floor with a garden, which gives the use of a villa without the upkeep of a whole roof. The buyer: the Parisian family setting up a holiday home destined to become a main residence, the retiree bringing part of their assets home, the lover of seaside architecture.
The pitfalls: 1930s buildings, whose structure, damp, services and energy cannot be read from a listing; co-ownerships of divided villas, with rules on the use of the garden and the fences that are sometimes old; the upkeep of the pines themselves. The budget: that of the most sought-after addresses in town, where whole houses often sell from network to network; a ground floor in a villa opens the district to a more contained budget.
04Districts
The town centre and its grande avenue, Océan and the western side: the apartment and the calm
The town centre and its grande avenue hold the life of the resort: shops, restaurants, the beach at the end of the streets and the train to Paris in three hours. The product: the apartment, carved out of a villa or in a block, up to the floors on the remblai that look over the bay. The buyer: the one who wants to do everything on foot, from the weekend pied-à-terre to settling all year. The pitfalls: the summer crowds, parking to be settled before the offer, the noise of busy streets, co-ownerships to be read closely. The budget: the frontage on the bay and the floor carry the highest values of the La Baule apartment.
Océan and the western side play another tune: more discreet villas and blocks, a few minutes from the beach and the centre, the bay without the bustle of the grande avenue. The product: the quiet villa and the apartment set back, in a real year-round neighbourhood life. The buyer: the family settling in, the couple who want the sea without the summer crowd. The pitfall: choosing on closeness to the beach alone, when the real route, the exposure and the state of the co-ownership decide. The budget: values easier to read than those of the sand front.

Escoublac and the Bois d’Amour: the way into the market, and the method
Set back from the bay, Escoublac is the original borough of the commune: the village retreated before the sand that was burying it, and it keeps its church and its village feel. The Bois d’Amour is the pine wood that the railway cut off from the sea, divided into plots for villas under the trees. The product: the villa to renovate, the larger garden, the calm. The buyer: the family that accepts works to get into La Baule, the buyer from the Nantes area. The pitfalls: the real walking distance to the beach, to be checked street by street, and buildings to be surveyed before the offer. The budget: the way into the La Baule market.
Across the four districts, Home Select runs the search from its management, with its network of 15,000 partners, more than 100 off-market properties received every day and 1,700 listing sites monitored: in La Baule, that is what makes it possible to see whole villas before they are listed. The brief is set by video call or by telephone; each property is qualified on documents, then seen in a video pre-viewing with the seller’s agent; the price is compared with comparable DVF sales. You travel only for the decisive viewings, grouped into a single trip; negotiation, securing the purchase and coordinating the notaire follow without another journey.
- 01 The co-ownership
In divided villas and remblai blocks: charges, façade works voted, use of the garden, read before the offer.
- 02 The building
Structure, damp, services, energy: on 1930s villas, have the works costed before the offer.
- 03 The way to the sand
The real walking distance, measured door to door: it makes the value of an address more than the map does.

Frequently asked questions
Where to buy in La Baule: the districts
Which district for a villa in La Baule?
La Baule-les-Pins for the Belle Époque or 1930s villa under the pines, a few minutes from the sand: the most sought after, often sold before any listing. Océan and the western side for a quiet villa, at values easier to read. Escoublac and the Bois d’Amour for a villa to renovate and a larger garden, the way into the market. The right district remains the one that matches the real use of the house.
Where to buy an apartment in La Baule?
In the town centre and around its grande avenue first: apartments carved out of villas and blocks, shops and the beach on foot, the train to Paris in three hours, and, on the remblai, the floors looking over the bay. In Les Pins and on the Océan side next, where divided villas offer ground floors with gardens. In every case, the co-ownership is read before the offer: charges, façade works voted, use of the garden and parking.
Which district to live in all year in La Baule?
La Baule lives twelve months a year, and every district can be lived in all year. The centre offers life on foot and shops open in February; Océan and the western side, a real neighbourhood life, quieter; Escoublac and the Bois d’Amour, the space and garden of a family. Guérande is ten minutes away, Nantes and its airport an hour: the choice is made on the daily journey, not on the view alone.
Can you buy in La Baule without coming several times?
Yes. Home Select, a prestige property finder, runs the search remotely: brief by video call, qualification of each property on documents, surveys and co-ownership accounts included, video pre-viewings with the seller’s agent, price compared with comparable DVF sales. You travel only for the decisive viewings, grouped into a single trip, from Les Pins to Escoublac; negotiation, securing the purchase and coordinating the notaire follow, and a notarial power of attorney remains possible.
