What registered sales say, not listings
The survey of sales registered in Dinard over the 12 months to end of June 2026 counts 347 retained transactions: 191 apartments and 156 houses. Calculated on the French land registry data (demandes de valeurs foncières), published sale by sale, the two medians stand at €5,300/sqm for apartments and €4,500/sqm for houses. In Dinard an apartment costs more per square metre than a house: it is small, with a median floor area of 54 sqm, often bought as a second home, and the sea view and the floor make the difference.
The range tells the rest. For apartments, the cheapest tenth of sales trades below €3,900/sqm and the most expensive tenth above €7,800/sqm: a twofold spread, between a street-side apartment to renovate and a floor facing the sea. For houses the spread is wider still, from €2,500 to €8,800/sqm, for a median floor area of 101 sqm: between a set-back house to renovate and a front-line villa, the square metre more than triples.
What these figures cannot say: neither the view, nor the floor, nor the condition of the building. Yet on a Belle Époque villa, roof, timber frame, joinery, heating and energy performance often weigh more than the price gap between two properties.

The square metre by size
The table on this page details apartments room by room: a median of €5,700/sqm for a studio (40 sales), €5,200/sqm for two rooms (61 sales), €5,600/sqm for three rooms (62 sales). Small costs most, but the slope is not regular: three rooms climb back above two. A median by size mixes very different addresses, and in Dinard the view, the floor and the nearness of the beaches weigh as much as the floor area.
Houses follow their own curve: a median of €5,000/sqm for three rooms (26 sales), €4,400/sqm for four (38 sales), €4,300/sqm from five upwards (79 sales). Houses of five rooms or more make up about half of house sales and stay close to the town median; small houses cost more per square metre. Comparing a property with the town median therefore says nothing: the useful comparison is made at comparable size, district and view, against recent sales in the same micro-area.

Since June 2022: prices and the neighbouring towns
The trend reads from June 2022: the apartment median is flat, at €5,300/sqm both over the 12 months to end of June 2026 and at end of June 2022. It first rose over two years, up to €5,900/sqm at end of June 2024, before falling back to €5,600/sqm at end of June 2025, then dipping a further 4% over one year. Nobody knows where the market will be in two years: the current phase is above all the moment when preparing the offer makes the difference.
The neighbouring towns redraw the scale. Across the Rance, ten minutes away over the barrage, Saint-Malo costs €800/sqm less than Dinard for apartments. To the west, Saint-Lunaire and Saint-Briac stand at Dinard’s level for houses: the west coast is “more measured” compared with the front rows of the Moulinet, not with the town median. On the Rance and airport side, the scale changes sharply.
- 01 Saint-Malo
A €4,500/sqm apartment median over the 12 months to end of June 2026: the walled city, the TGV station and year-round life, ten minutes away.
- 02 Saint-Lunaire and Saint-Briac
€4,800/sqm for houses: the same coastline, paid at Dinard’s level, the gap lying between front row and set-back.
- 03 La Richardais and Pleurtuit
€3,100/sqm for houses, on the Rance and airport side; Cancale and Saint-Coulomb, beyond Saint-Malo, at €3,500/sqm.

Offering the right price, remotely: the method
In Dinard, Home Select steers the search from its management and mobilises its network of 15,000 partners. The brief is fixed by video call or by telephone; each property is qualified on documents, pre-viewed on video with the seller’s agent, and its price set against comparable DVF sales in the same micro-area, view against view. You travel only for the decisive viewings, grouped into a single trip.
The negotiation rests on that file. On a protected villa, have the works priced before the offer, heritage constraints included: within the protected heritage site, façades, roofs and surroundings are regulated, and projects go through the Architecte des Bâtiments de France. Home Select finally secures the preliminary contract and coordinates with the notary through to completion, fees 100% on success. The median frames, it does not decide: that is the difference between following a price and building it.

Frequently asked questions
Property prices in Dinard in 2026
What is the price per square metre in Dinard in 2026?
The median of registered apartment sales in Dinard stands at €5,300/sqm over the 12 months to end of June 2026 (191 sales), that of houses at €4,500/sqm (156 sales). The most expensive tenth of apartments sells above €7,800/sqm, the cheapest tenth below €3,900/sqm. These benchmarks come from the published land registry data; the table on this page details the median by number of rooms.
Are prices falling in Dinard?
Over one year, the apartment median is down 4%, at €5,300/sqm over the 12 months to end of June 2026, after an initial fall a year earlier; since June 2022 it has held steady. Home Select makes no forecasts: each price is built on comparable sales, with the works priced beforehand, then negotiated. The decision is made on a specific property, not on a trend.
Is Dinard more expensive than Saint-Malo?
For apartments, yes: a €5,300/sqm median in Dinard over the 12 months to end of June 2026, against €4,500/sqm in Saint-Malo. For houses, Dinard (€4,500/sqm) stands at the level of Saint-Lunaire and Saint-Briac (€4,800/sqm), well above La Richardais and Pleurtuit (€3,100/sqm) or Cancale and Saint-Coulomb (€3,500/sqm). What you pay for in Dinard is the resort and its villa stock.
How much does a Belle Époque villa cost in Dinard?
The house median, €4,500/sqm over the 12 months to end of June 2026 for a median floor area of 101 sqm, gives an order of magnitude, but a front-line villa on the Moulinet or in La Malouine is judged case by case: the most expensive tenth of houses goes above €8,800/sqm. Roof, timber frame, joinery, heating and energy can weigh more than the price gap between two villas: have them priced before the offer, heritage constraints included.
