Where to buy in Dinard: the districts

Home Select, a prestige property finder, describes here the five districts of Dinard for what they really offer: the front-line villa of the Moulinet, the resort on foot around Écluse beach and the centre, the villa estate of La Malouine, the calm of Le Prieuré, the same coastline at more measured values from Saint-Énogat to Saint-Briac. For each: the buyer, the traps, the budget.

One resort, five markets

Dinard was born not of a port but of a fashion: from the 1860s, British and American families had their villas built here, and the resort keeps from that origin a building stock that nothing can reproduce. Several hundred villas are protected within the protected heritage site, three beaches, l’Écluse, Le Prieuré and Saint-Énogat, each have their own market, and the coastline no longer grows.

These five districts do not sell the same product. The Pointe du Moulinet and La Malouine are villa markets, where the view and the architectural signature make the value; Écluse beach and the centre mix character apartments and town villas; Le Prieuré and the Clair de Lune offer a sheltered register, turned towards the Rance; Saint-Énogat, then Saint-Lunaire and Saint-Briac, extend the coastline at more measured values. Choosing a district means choosing a use, and judging it in both seasons: Dinard in August and Dinard in January are two towns.

02Districts

The districts, one by one

  • 01 Pointe du Moulinet the front-rank villas, facing Saint-Malo

The headland closing the Écluse beach: the most prominent villas in the resort, looking across to the walled town and the estuary. A market of a few addresses, rarely available, where the sale is prepared long before any listing.

  • 02 Écluse beach and the centre the heart of the resort, shops on foot

The great beach with its striped tents, the casino and the shops: characterful apartments and town villas, with the most immediate use of the resort. View and floor level govern values.

  • 03 La Malouine the villa district, quietly set back

The historic villa estate between the Écluse and the sea: wooded plots, Belle Époque architecture and open views. The address of the protected building stock, much sought after and little offered.

  • 04 Le Prieuré and the Clair de Lune the promenade, the estuary and the marina

To the south, the Prieuré beach, the Clair de Lune promenade and the harbour: a more sheltered register, facing the Rance rather than the open sea, prized for its calm and its evening light.

  • 05 Saint-Énogat, Saint-Lunaire and Saint-Briac the coast to the west, more accessible

The village of Saint-Énogat, then the coast towards Saint-Lunaire and Saint-Briac with its golf course: seaside houses and resort villas at more measured values than the Moulinet, on the same shoreline.

The Pointe du Moulinet and La Malouine: the front-line villa

The Pointe du Moulinet closes Écluse beach and carries the most prominent villas of the resort, facing the walled city of Saint-Malo and the estuary. The product: the front-line villa, with the panorama. The buyer: the lover of architecture who buys to keep and hand down, Parisian or British. The trap: a market of a few addresses, rarely available, where the transaction is prepared well before any listing, on a headland exposed to the wind off the open sea. The budget: the top of the Dinard market, together with the surroundings of the Écluse.

La Malouine, the historic villa estate between the Écluse and the sea, offers wooded plots, Belle Époque architecture and open views. The product: the villa of the protected building stock, in calm surroundings. The buyer: the family looking for a family home rather than a passing address. The trap: the protection itself, which regulates façades, roofs and surroundings, and a building that must be costed before it is bought. The budget: the same register as the Moulinet, in a calmer setting, in high demand and rarely offered.

  1. 01 Roof and timber frame

On an old villa they often weigh more than the price gap: to be priced before the offer.

  2. 02 The heritage framework

Projects go through the Architecte des Bâtiments de France: timescales and materials depend on it.

  3. 03 The aspect

Headland exposed to the open sea or sheltered garden: wind and light are checked on video, at two times of day.

The Écluse, the centre and Le Prieuré: living the resort

Écluse beach and the centre form the heart of the resort: the main beach and its striped tents, the casino, the shops. The product: the character apartment and the town villa, everything on foot. The buyer: the Parisian with a second home, the retired buyer who wants to do everything without a car. The traps: the seaside co-ownership, its charges and façade works, joinery facing the salt spray, the summer crowds. The budget: wide, from the street-side apartment to the floor facing the beach.

To the south, Le Prieuré and the Clair de Lune bring together the Prieuré beach, the Clair de Lune promenade along the estuary and the marina: a more sheltered register, turned towards the Rance rather than the open sea, valued for its calm and its evening light. The product: the sheltered house and the apartment facing the estuary. The buyer: whoever prefers shelter to panorama. The trap: confusing an estuary view with an open-sea view. The budget: the same register as the front rows, in a calmer setting than the Écluse seafront.

05Districts

Saint-Énogat, Saint-Lunaire and Saint-Briac: the same coastline, more measured

To the west, Saint-Énogat keeps its village feel and its beach, then the coast runs on towards Saint-Lunaire and Saint-Briac, two neighbouring towns, and the Saint-Briac golf course. The product: the seaside house and the resort villa. The buyer: the family from western France, from Rennes in particular, who keeps a family house here, and whoever wants to live all year, since Saint-Énogat and the set-back streets keep a village life when the seafront empties. The trap: believing that “more measured” means cheap; the gap with the Moulinet comes down to rank and view. The budget: values more accessible than in the front row, on the same coastline.

In every district, the villa is won through relationships and the apartment through selectivity. Home Select works both routes remotely: the management steers the search with its network of 15,000 partners, Home Select receives more than 100 off-market properties every day, each property is qualified on documents, pre-viewed on video with the seller’s agent, and its price set against comparable DVF sales. Frequently asked questions

Where to buy in Dinard: the districts

Which is the most sought-after district in Dinard?

The Pointe du Moulinet and the surroundings of Écluse beach concentrate the highest values, carried by the view of Saint-Malo and the architectural signature; La Malouine and Le Prieuré offer the same register in a calmer setting. But the right district remains the one that matches the real use of the property, in August as in January.

Where to buy an apartment in Dinard?

Around Écluse beach and the centre, for the character apartment, the beach and the shops on foot; at Le Prieuré and the Clair de Lune for a sheltered apartment facing the estuary; in Saint-Énogat for the village feel. Everywhere, the view and the floor make the gap, and the seaside co-ownership is read before the offer.

Which district to live in all year in Dinard?

Saint-Énogat and the set-back streets, which keep a village life when the seafront empties. Saint-Malo, its shops, its secondary school and its station are ten minutes away over the Rance barrage, and many organise their daily life across both banks. The daily journey and street life in winter decide, more than the view.

Can you buy in Dinard without coming several times?

Yes. Home Select, a prestige property finder, steers the search remotely: a brief by video call, each property qualified on documents, video pre-viewings with the seller’s agent, the price set against comparable DVF sales. You travel only for the decisive viewings, grouped into a single trip; negotiation, securing the deal and coordinating the notary follow remotely.
