Where to buy in Megève: the districts

Home Select, a prestige property finder, describes here the five districts of Megève for what they really sell: the historic chalet of Mont d’Arbois, the ski-in chalet of Rochebrune, the apartment and the renovated farmhouse of the village centre, the sun and views of Le Jaillet, the space of Combloux and Demi-Quartier. For each: the buyer, the pitfalls, the relative budget.

One village, five markets: how to read Megève?

Megève is a village before it is a resort: a lively square, a church, people who live here all year round and farmhouses renovated one by one, at the foot of its ski slopes. That authenticity drives the market: families come back generation after generation, and the finest chalets are handed down more than they are sold. The sales that matter often happen without a listing, between families, notaires and concierges.

Value follows codes that insiders know and listings keep quiet: the slope, the real walking distance to the centre, the exposure in midwinter, the area of buildable land. Two neighbouring chalets may not belong to the same market: a district is therefore chosen by use before price.

02Districts

The districts, one by one

  • 01 Mont d’Arbois the historic slope of the prestige chalet

The historic Rothschild estate, west of the village, on its plateau: prestige chalets in the spruces, summer golf and winter Princesse slopes, the palace and its restaurants. The top of the Megève market, where transactions are extremely rare and discreet.

  • 02 Rochebrune ski-in ski-out chalets by the cable car

South-east of the village, around the Rochebrune cable car: ski-in ski-out chalets, immediate proximity of the centre, the Jaillet slopes opposite. The most sought-after Megève compromise: snow at the door and the village on foot.

  • 03 The village centre apartments and renovated farms walking distance to the shops

The Place du Village and its lanes: renovated farms with haylofts and old wood, apartments in collective chalets, shops and restaurants at the door. Rare, expensive, irreplaceable: the beating heart of Megève.

  • 04 Le Jaillet sunshine and views over the Mont-Blanc massif

North-west of the village, towards Combloux, the sunniest slope: chalets and residences facing the Mont-Blanc massif, the Jaillet gondola within reach. A family market that has grown much, with the widest views of the resort.

  • 05 Combloux and Demi-Quartier the neighbouring alternatives, calm and panoramas

The neighbouring villages of the plateau: Combloux and its character village facing the Mont-Blanc, Demi-Quartier between Megève and Saint-Gervais. The same slopes fifteen minutes away, larger surfaces for a softer budget: the trade-off many of Home Select’s clients end up making.

Mont d’Arbois and Rochebrune: the two chalet slopes

Mont d’Arbois is the historic slope, that of the Rothschild estate, in a resort the Baroness de Rothschild conceived in 1923: prestige chalets among the spruces, golf in summer, the Princesse slopes in winter, the palace and its restaurants within reach. It is the summit of the Megève market, where transactions are extremely rare and discreet. The buyer: the family looking for the chalet it will hand down. The pitfalls: large grounds to maintain out of season, access and snow clearing in winter, and what the planning rules really permit, roofs, pitches and materials included. The budget: the highest in Megève.

Rochebrune, around the cable car, offers the most sought-after compromise in Megève: snow at the door and the village on foot. The product: ski-in chalets and residences close to the lift, a few minutes from the centre. The buyer: the family that wants to ski without a car and dine in the village. The pitfall lies in the altitude: snow at the door is never guaranteed all season, and the ski-in label is checked on a day of thaw, with the real return from the slopes and the shuttle that takes over. The budget: very close to the summit as soon as access to the slopes is real.

04Districts

The village centre: the apartment and the renovated farmhouse

The village centre means the place du Village, the church of Saint-Jean-Baptiste, the lanes and the shop windows of rue Charles Feige, crossed in winter at the pace of horse-drawn carriages. The product: apartments in shared chalets and renovated farmhouses, everything on foot, shops and restaurants at the door. The buyer: whoever wants to live Megève without a car, summer and winter alike, the pied-à-terre that is closed and reopened without logistics, the family that enters the village through an apartment before the chalet. The budget: rare and expensive per square metre, for floor areas that are often smaller; it is the heart of Megève, and it cannot be replaced.

  1. 01 The structure of renovated farmhouses

Old timber sometimes hides old structures: a serious building survey is needed, and the works are costed before the offer.

  2. 02 The co-ownership

Minutes, actual heating and snow-clearing charges, works voted: an apartment in the centre is also judged by its building.

  3. 03 Parking

A garage or a covered space changes how a pied-à-terre is used in winter, and its value when the time comes to sell.

05Districts

Le Jaillet, Combloux and Demi-Quartier: sun, view, space

Le Jaillet is the sunniest slope of the village: chalets and residences facing the Mont-Blanc massif, the Jaillet gondola within reach, the widest views in the resort. It is a family market that has grown a great deal. The buyer: the family that wants light and panorama more than the village square. The pitfalls: the real distance to the centre, which often means a car, and, in recent buildings, the residence rules and their charges. The budget: below the summit of Mont d’Arbois, and highly variable with the view and the distance to the village.

Combloux and Demi-Quartier are the neighbouring alternatives on the plateau: Combloux and its village of character facing Mont-Blanc, Demi-Quartier between Megève and Saint-Gervais. The same slopes a quarter of an hour away, larger floor areas for a gentler budget: it is the trade-off many Home Select clients end up making. The buyer: the family that wants space and calm. The pitfalls: the winter drive to the lifts and the village, to be checked in real conditions, and the exposure. The budget: the gentlest in the area, with a clear gap below Megève.

Frequently asked questions

Where to buy in Megève: the districts

Which is the most sought-after district in Megève?

Mont d’Arbois, the historic slope of the prestige chalet, holds the summit of the market, with extremely rare and discreet transactions. Rochebrune offers the most sought-after compromise: ski-in access by the cable car and the village on foot. Yet the right district remains the one that matches the real use of the property: seasons of presence, skiing, village life or panorama.

Where to buy an apartment in Megève?

In the village centre first, in shared chalets a short walk from the square: the rare, expensive address of a pied-à-terre lived without a car. Then in Rochebrune, near the cable car, and at Le Jaillet, for the sun and the view of Mont-Blanc. In all three cases, the January sun, the garage, the ski locker and the co-ownership charges are read before the offer.

Combloux or Megève: how to choose?

Megève sells the village, its name and life on foot; Combloux, facing Mont-Blanc, and Demi-Quartier, between Megève and Saint-Gervais, sell calm, panoramas and larger floor areas for a gentler budget, with the same slopes a quarter of an hour away. It is a frequent trade-off among Home Select clients: it is prepared by comparing winter drives and sunshine, not only prices.

Can I choose my district in Megève without travelling?

Yes. Home Select sets the brief with you by video call or by telephone, seasons of presence, skiing, car or not, then qualifies each lead on documents and pre-views it on video with the seller’s agent. Home Select steers the search from its management, with its network of 15,000 partners. You travel only for the decisive viewings, grouped into a single trip.
