01Lake view

Lake view in Aix-les-Bains: what does it really mean?

Lac du Bourget, the largest natural lake in France, opens below the town: the Mont Revard watches over it, the belvederes look at the water, and the shores remain protected, where building does not happen. A lake view is therefore rarely a shoreline view; it is most often a belvedere view, taken from the heights, which takes in the water and the mountains opposite. Listings use one word for four realities: the open view over the lake; the partial view, framed between two roofs or two trees; the lake glimpse, from a side window or a balcony; and the waterside property, which is no longer built on these protected shores.

Exposure is the other half of the definition: a Tresserve belvedere does not see the same light as a Grand Port floor, and a summer view says nothing about the January sun. Two neighbouring properties can trade at very different levels for this reason alone: a lake view is looked at in both lights, morning and evening.

Where the view is, district by district

Tresserve and the heights above the lake carry most of the view: villas with a lake view, gardens, a market bounded by the protection of the shores, which makes every dominant address rare. Properties there trade quickly and often without a listing, between buyers who hand on from one generation to the next. The town centre and Grand Port offer the other face: the esplanade, the façades of the great thermal age around the casino du Grand Cercle, and remarkable floors, some of which open onto the lake.

The thermal quarter, calm and tree-planted, mixes old buildings and small residences a short walk from the centre and the lake: a few floors there take the view, in a very mixed stock. The western slopes, last, are rather the family villas with gardens: people come to live there, and the view, when it exists, is shared with the rooftops. Choosing a district is choosing between the belvedere and town life.

What the view is worth, and what must be checked

The view is a market in itself here: when a villa or a floor with a view comes free, it trades quickly, often off-market. The open view places a property above its district; the partial view is worth a highly variable premium depending on what frames it, and the lake glimpse must never be paid for as a view. The other trap is confusing view and access: the shores of the Bourget are protected, and seeing the lake gives no right to go down to it.

A view can close: trees growing, a building possible on a plot below, the orientation of the belvederes. The loi Littoral applies to the communes bordering the lake: extensions and annexes are strictly regulated, and the 100-metre strip remains unbuildable outside urbanised areas; an impossible permit changes the value of a property more surely than any negotiation. In the old stock, add the co-ownership: charges, façade works, lifts, energy rating, to be read in the minutes before the offer.

  1. 01 What may grow in front

The neighbour’s trees, a building below, a raised roof: the local planning rules and the plot are read before the offer, not after.

  2. 02 The Belle Époque co-ownership

Three years of general-meeting minutes tell of the charges and works to come: within one building, the gap is decided building by building.

  3. 03 View and access to the water

Seeing the lake and going down to it are two distinct rights: any private access depends on permits checked title by title.

How Home Select checks the view before a single trip

On file first: plan and orientation, plot and land registry, title and easements, local planning rules, dated photographs with their time. Home Select’s management runs the search with its network of 15,000 partners, and Home Select receives more than 100 off-market properties every day: on a lake where the belvederes trade before any listing, that is where the search begins.

Then on video, live, led by Home Select with the seller’s agent, in both lights if possible: every window, the share of water actually visible, the position of the sun, the neighbour’s trees, the slope and the access. The asking price is set against the comparable sales recorded on the same heights. You travel only for the decisive viewings, grouped into a single trip, preferably in May and June or in September and October; negotiation, securing the sale agreement and coordinating the notaire are then handled remotely, and the ten-day cooling-off period protects you after signing.

Frequently asked questions

Buying a lake-view property in Aix-les-Bains

Which district for a lake view in Aix-les-Bains?

Tresserve and the heights above the lake first: the belvederes over the Bourget, a market bounded by the protection of the shores, where every dominant address is rare. Then the town centre and Grand Port, for the remarkable floors of the Belle Époque stock; the thermal quarter, calm and tree-planted, a short walk from the water; the western slopes, rather the family villas with gardens. The slopes are chosen for space, the heights for the view.

Can you still buy with a lake view in Aix-les-Bains?

Yes, but the supply is bounded: the shores of the Bourget are protected and the view concentrates on the belvederes, above all at Tresserve and on the heights. These properties trade quickly, often off-market: watching counts for more than budget alone. Home Select receives more than 100 off-market properties every day and watches 1,700 listing sites; the search begins with what is not listed.

Does a lake view give access to the lake?

No. The shores of the Bourget are protected, and seeing the water gives no right to go down to it. Any private access depends on permits which do not automatically pass with the sale: their existence and validity are checked title by title, before paying for access to the lake.

Can a lake view be checked without coming to Aix-les-Bains?

Yes, for the essentials: plan, orientation, plot, easements and local planning rules are read on file, then a live viewing led by Home Select with the seller’s agent shows every window, the share of water visible and the light at the chosen hour. You travel only once, for the decisive viewings grouped together; negotiation and completion are then handled remotely, with a notarial power of attorney possible.

What are your fees in Aix-les-Bains?
