Second home in Saint-Tropez: the guide
Home Select, a prestige property finder, sets out the rules of a second home in Saint-Tropez: which part of the gulf for which usage, from the village to Ramatuelle, the audit of the estate before the offer, running a house closed out of season, and an inverted buying calendar, where one searches from October to April to live the summer. A guide to buying right in an insiders’ market.

Which usage, which part of the gulf?
The gulf of Saint-Tropez attracts second-home projects first: families and entrepreneurs from Paris, often loyal tenants of the peninsula before buying there, and a long-standing international clientele, Belgian, Swiss, British and Italian, joined by American and Middle Eastern buyers. Summer belongs to Pampelonne and the coves of Les Salins; autumn gives the village back to those who live there, with Les Voiles de Saint-Tropez and the harvest in the vineyards of Ramatuelle and Gassin; in winter, one walks the coastal path towards Cap Camarat.
Each part of the gulf answers a usage. The village and La Ponche for living on foot, above the quays, in a village house or a character pied-à-terre, often without parking. Les Parcs de Saint-Tropez for the villa with pool and gulf view, in a guarded estate with strict covenants. Les Salins and La Capilla for the villa between vineyards and coves, for direct beach use. Ramatuelle and Gassin for the bastide in the wine-growing hills, with views over the bay of Pampelonne. Grimaud and Port Grimaud for another logic, lakeside and family-minded, with the medieval village and the houses on the water.

What is checked before making an offer in the gulf
In Les Parcs as in the other estates of the peninsula, the covenants, the statutes of the owners’ association, the easements and rights of way govern works, extensions and usage far more than the house itself: colour of the façades, fences, planting, sometimes a path crossing the plot. On the peninsula, few plots allow what one imagines: the Loi Littoral, classified woodland, the protected sectors of Ramatuelle; pool, outbuilding and extension are measured against the local planning scheme and the sector rules, never against the promise of a listing.
The shoreline belongs to the public maritime domain: a so-called private beach is an access, never a property. Sewerage, where it is not mains, is inspected by the SPANC; brush clearing is compulsory within fifty metres of buildings in exposed areas, and the Var is one. A property seen in February says nothing about August: traffic on the route des Plages, the Pampelonne beach clubs, the real time to the village are documented on file and on video before the trip, not after signing. And the works are costed before the offer, never after.

Running a house closed out of season
The real question of a second home in the gulf is the time between stays: who keeps watch, who maintains the pool and the garden, who clears the brush in spring, who shuts off the water and winterises the house, who opens the door for the tradesman? A village house closes simply; an estate villa or a bastide in the hills needs a caretaker, a gardener and year-round pool care.
Home Select builds this logic of absence into the selection: guarded estate or not, secured access, an outbuilding for a caretaker, predictable upkeep of the garden and the pine wood, utility connections, exposure to wind and fire, distance to the shops open in winter in Gassin or Grimaud. The right second home is the one whose cost of closing was read before the offer, not discovered the first winter.

Search from October to April, live the summer
The short season inverts the calendar: decisions are prepared from October to April, away from the summer crowds, when owners receive serious buyers. The market picks up in spring, from April to June, then in September and October; summer slows the viewings while saturating the logistics; winter, very quiet, favours discreet acquisitions and negotiation.
For a remote buyer, the sequence fits into one season: brief by video call in the autumn, qualification on file and video pre-viewings steered by Home Select with the seller’s agent over the winter, a single trip for the decisive viewings, grouped by sector, village, hills, beach, then the offer, supported by the gulf’s rare comparable sales. Home Select’s fees are 100% on success; the Confidentielle offer, 1.5% incl. VAT of the net purchase price, reserved for projects of 2 million euros and above, provides the same full service and presents only off-market properties: in the gulf, that is the tier of the market that counts.

Frequently asked questions
Second home in Saint-Tropez: the guide
Where to buy a second home in Saint-Tropez?
By usage: the village and La Ponche to live on foot; Les Parcs de Saint-Tropez for the estate villa with a gulf view; Les Salins and La Capilla for beaches and coves; Ramatuelle and Gassin for the hills and the bay of Pampelonne; Grimaud and Port Grimaud for lakeside, family life. Each part of the gulf answers a different project, and the value gaps between two neighbouring addresses are considerable.
What to check in a private estate before making an offer?
The covenants and the statutes of the owners’ association, the easements and rights of way, then the real buildability: Loi Littoral, classified woodland, local planning scheme. Pool, fence, extension and access depend on these documents, not on the listing. Home Select reads them before the video pre-viewing, and has the works costed before the offer.
How do I run a house in the gulf from a distance?
By choosing it for that: guarded estate or secured access, garden and pool with predictable upkeep, brush clearing organised every spring, water and pool winterised, shops open in winter close by. A village house closes simply; a villa in the hills needs a caretaker and a gardener all year. Home Select builds this cost of absence into the selection.
When to buy a second home in Saint-Tropez?
From October to April to search and decide, when owners receive serious buyers and the gulf becomes a village again; in spring and in September and October for the decisive viewings, when fine properties can be seen in good conditions. Summer is for living the place, not for buying: the logistics saturate and viewings slow down.
What are your fees in Saint-Tropez?
