Second home on the île de Ré: the guide

Home Select, a prestige property finder, sets out here the rules of a second home on the île de Ré: access by the bridge and its peak hours, the village for the use, from Saint-Martin to Les Portes, the closed house facing salt and low-lying areas, and a purchase conducted remotely in a market where houses are handed down more than they are sold.

01Second home

The island of family houses: which use, at what distance?

A second home on the île de Ré is first a family affair: houses held over several generations, patiently extended, handed down rather than sold. The island is lived by bicycle, among vines, salt marshes and beaches, from the market halls of La Flotte to the oyster huts of the Fier d’Ars. Summer is crowded, September luminous, winter silent: the island then belongs to those who live there all year, in Saint-Martin and La Flotte above all, where life does not close down in winter.

Access decides the use. The island is reached by the toll bridge from La Rochelle, which the TGV puts about two and a half hours from Paris-Montparnasse; from there the island is some twenty minutes away. La Rochelle-Île de Ré airport, close by, runs seasonal flights to London, Brussels and northern Europe. In July and August the bridge becomes the friction point: everything depends on the time you cross. A weekend house is therefore chosen with the journey in mind: the island is some thirty kilometres long, and a house near the bridge is not lived like a house at the far end of the island.

Which village for which use?

Saint-Martin-de-Ré and La Flotte offer the village house inside the ramparts or near the harbour, shops on foot, year-round life: the most sought-after segment, and the most constrained by planning rules. Le Bois-Plage and La Couarde offer the island house a few minutes from the great beaches and the cycle paths, for family use. Ars-en-Ré, Les Portes, Loix and the north coast offer the low house in the calm of the marshes, away from the crowds, for those who want the island out of season as much as in August.

Between these uses, one question decides: how many weeks a year, in which season, with whom? A family coming in summer with children on bicycles does not have the needs of a couple spending the winter in Saint-Martin.

  1. 01 The fortified village

Saint-Martin-de-Ré and La Flotte: ramparts, harbour and shops on foot, under strict planning rules.

  2. 02 Beaches and bicycles

Le Bois-Plage and La Couarde: the lanes and the great beaches, for family use.

  3. 03 The confidential north coast

Ars-en-Ré, Les Portes and Loix: the calm of the marshes, and addresses that sell between insiders.

A closed house that reopens without worry

The real question of a second home is the time between stays. In winter the island empties and many shutters stay closed: a closed house takes in damp, salt works the limewashed walls, the joinery and the shutters, and the wind tests the tiled roofs. It needs careful winterising, water turned off, ventilation, shutters checked, and someone who calls round after every gale: a caretaker, a trusted neighbour or a concierge service.

Three points are read before the offer rather than after. Near the marshes, in Loix, Ars or around the harbour of La Flotte, the coastal risk report and the floor level show the exposure to marine flooding, which governs insurance, the works allowed and resale. If the house is not connected to mains drainage, the non-collective sanitation is inspected by the SPANC. And the PLU says what the house can become: an extension, an outbuilding or a pool are often impossible in agricultural or wine-growing zones, and in Saint-Martin the Architecte des Bâtiments de France rules down to the colour of the shutters. On the budget side, the taxe d’habitation remains due on a second home, with a possible surcharge voted by the commune. Have the works costed before the offer.

Buying remotely in a market that does not advertise

The île de Ré is one of the most closed markets in France: the sales that matter are concluded before they exist publicly, through the network of notaries, craftsmen and neighbours. For a buyer who lives elsewhere, the question is therefore not to view a lot, but to be ready when a house comes free. The management of Home Select runs the search with its network of 15,000 partners, receives more than 100 off-market properties every day and monitors 1,700 listing sites: on the island, watchfulness counts for more than budget.

The calendar is prepared in reverse. The market picks up in spring, from April to June, then again in September; summer saturates the island and makes viewings difficult; winter is the moment of truth for judging a village, and the season when owners make up their minds. The brief in autumn, by video call or phone; qualification on documents and video pre-viewings over the winter, steered by Home Select with the seller’s agent, which also show the street with its shutters closed; then a single trip, in May-June or September-October, for the decisive viewings, grouped together. The price is set against comparable sales in the DVF survey, the sale agreement secured, the notary coordinated, and a power of attorney lets you sign without coming back. Home Select’s fees are due 100% on success, nothing before completion.

Why a property finder on the île de Ré?

The best addresses never list

On this market, a share of the sought-after properties sells before publication, between families and through notaires and local networks. Home Select receives more than 100 off-market properties every day from its network of 15,000 partners.

You only view the essential

Every lead is verified and priced for you before you travel, on file then on a video viewing: you view only the shortlisted properties, your decisive viewings grouped into a single trip. Home Select then defends your offer, with a complete file and the actual sales of the area in hand.

Frequently asked questions

Second home on the île de Ré: the guide

Which village on the île de Ré for a second home?

It depends on the use: Saint-Martin-de-Ré and La Flotte for the village house alive all year; Le Bois-Plage and La Couarde for beaches and family cycling; Ars-en-Ré, Les Portes, Loix and the north coast for the calm of the marshes, away from the crowds. Set the use and the season before looking at a single listing: on the island, that is what decides.

Can you buy a house on the île de Ré without coming several times?

Yes, that is Home Select’s method: Home Select runs the search from its management, with its network of 15,000 partners, qualifies houses on documents and then in a video pre-viewing with the seller’s agent, and you come only once, for the decisive viewings, grouped into a single trip, ideally outside July and August. A notarial power of attorney then lets you sign without coming back.

How do you look after a house on the île de Ré when you are not there?

By choosing it for that: a small village house near the harbour closes and reopens easily, a large house with a garden needs regular care. Plan the winterising, someone who calls round after every gale and the upkeep of the walls and shutters that salt works. In low-lying areas, check the flood risk and the insurance before buying.

When should you buy a second home on the île de Ré?

Outside summer. The market picks up from April to June, then in September, and summer saturates the island and the bridge. Winter is the season when owners make up their minds and when the houses that will never be listed come out: be ready from the autumn, brief written and financing secured, to offer quickly when the right house comes free.

What are your fees on the île de Ré?

Home Select, a property finder on the île de Ré, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
