Property prices on the île de Ré in 2026
Home Select, a prestige property finder, reads the prices of the île de Ré from the sales registered over the 12 months to end of June 2026: a €6,300/sqm median for houses, €5,900/sqm for apartments, the medians by number of rooms, the 8% fall over one year after the peak at end of June 2023 and the gap from one village to the next. Benchmarks to offer the right price, not the price of your house.

An island of houses: what the 12 months to end of June 2026 say
The published land registry data, the demandes de valeurs foncières, record 472 retained sales across the island’s ten communes over the 12 months to end of June 2026. They describe first an island of houses: 445 sales, for a median of €6,300/sqm and a median floor area of 99 sqm. Apartments are a marginal market: only 27 sales, for a median of €5,900/sqm and a median floor area of 42 sqm, too thin a base to draw a rule from.
The range for houses is wide: from the first to the last tenth of sales, they go from €3,600/sqm to €9,800/sqm. That spread describes the island as it is: value depends on the village, the street, the courtyard and the white wall, and two neighbouring houses do not compare. Private sales, so frequent here, are included in these data too, since every sale goes through a published notarial deed: the median sees them, but after the fact.

Price by number of rooms: the small house costs more per square metre
The table on this page details the house median by number of rooms, and it falls as the house grows: two rooms €7,500/sqm (32 sales), three rooms €7,000/sqm (94 sales), four rooms €6,100/sqm (123 sales), five rooms and more €6,100/sqm (181 sales). The small village house costs the most per square metre; the large family house, by far the most sold, costs less per square metre but far more in total.
A reading rule follows: a village where mostly large houses sell mechanically shows a lower median, without being cheaper for a comparable house. What these figures do not say is what the plot allows: an extension, an outbuilding or a pool are often impossible in agricultural or wine-growing zones, and in Saint-Martin the Architecte des Bâtiments de France rules down to the colour of the shutters. Nor do they say how exposed the low-lying areas are to marine flooding, which governs insurance and the works allowed. The surveys, risks included, are at the seller’s expense: they are read before talking price.

Since June 2022: the peak at end of June 2023, then the correction
The series of house medians, shown above, tells a round trip: €6,700/sqm at end of June 2022, a peak at €7,600/sqm at end of June 2023, then a three-year decline, to €7,500/sqm at end of June 2024, €6,900/sqm at end of June 2025 and €6,300/sqm over the 12 months to end of June 2026. Over one year, the median fell by 8%; since June 2022, it is down by 6%. The correction has wiped out the whole surge.
No forecast here: registered sales describe the past, not the year to come. The correction reopens room for negotiation on houses still listed at peak prices; it changes nothing about the scarcity of a tiny supply, where houses are handed down more than they are sold. On the island, the real competition is not price: it is being ready, brief written and financing secured, on the day a house that will never be listed comes free.

Village by village: six markets on one island
The island’s six sectors publish their own house medians, and they do not follow reputation. Saint-Martin-de-Ré holds the highest, €7,200/sqm; Le Bois-Plage-en-Ré and La Couarde follow at €6,900/sqm, La Flotte, with its harbour and its covered market, at €6,500/sqm. Sainte-Marie-de-Ré and Rivedoux-Plage, on the bridge side, stand at €6,200/sqm, Ars-en-Ré and Les Portes, the most sought-after villages, at €6,000/sqm.
On the island, the search is run by the management of Home Select with its network of 15,000 partners; pre-viewings are done by video with the seller’s agent, and you travel only for the decisive viewings, grouped into a single trip. Fees are due 100% on success: 2.5% incl. VAT of the net purchase price with the Exclusive offer, minimum €10,000 incl. VAT; 1.5% incl. VAT of the net purchase price with the Confidential offer, reserved for projects of €2M and above, where only off-market properties are presented. Nothing is due before completion.
