Buying a sea-view property in Marseille

Home Select, a prestige property finder, sets out where to buy a sea-view property in Marseille and what the words really cover: the open view from the Roucas-Blanc villas, the glimpse between two buildings, the seafront of the corniche, the cabanons at Les Goudes. Then the pitfalls of the coast and how Home Select checks a view on paper and on video, window by window, before a single trip.

« Sea view »: what the listing means, and what it hides

In Marseille, « sea view » covers four realities that a listing happily blurs. The open, frontal view that nothing can block: the bay from a villa clinging to the Roucas-Blanc cliff or a house in Malmousque turned towards the water. The partial, or side, view, taken at an angle from a terrace. The « sea glimpse », a blue triangle between two buildings, visible from a single window and standing up. And the seafront proper, on the corniche, with the traffic as the price to pay.

Waterfront addresses form a fifth category, rare, hotly contested and almost always sold without a listing. They never sell the shoreline itself, which belongs to the public maritime domain: you buy proximity to the water, not the beach. Between these realities, the gap in value is considerable from one address to the next, and it is the first thing the file must say, before the price per square metre.

Where is the sea view found, district by district?

The Marseille sea view concentrates on the coastal strip of the 7th and 8th. Roucas-Blanc and Endoume (7th) carry the top of the market: villas clinging to the cliff between the corniche Kennedy and the plage du Prophète, rare and contested frontal sea views and, just above, in Endoume, restored old buildings with permanent family demand. Malmousque and the corniche Kennedy form a micro-market of their own: a small harbour tucked under the corniche, dead-end lanes, houses turned towards the water, and very few properties changing hands each year, almost never through a listing.

Further south, the Pointe Rouge and Les Goudes sell the wildest view: restored cabanons with sea views, discreet villas, a seafront still artisanal at the gateway to the calanques. In the centre, Saint-Victor and the Vieux-Port offer another view over the water, that of the harbour and the forts Saint-Jean and Saint-Nicolas, much sought after as a character pied-à-terre; the port front of the Joliette and l’Arenc, converted docks and contemporary residences around the MuCEM, is a more recent market, to be judged building by building. The bourgeois 8th, Périer, Prado, Carré d’Or, sells the sea ten minutes away rather than the view.

  1. 01 The frontal view

Roucas-Blanc, Endoume, Malmousque: the villas and houses turned towards the water, the top of the market.

  2. 02 The wild view

Pointe Rouge, Les Goudes: the cabanon and the villa at the gateway to the calanques, with land to check.

  3. 03 The harbour view

Saint-Victor, Vieux-Port, Joliette: the forts, the basins and the port front, for a character pied-à-terre.

The seaside pitfalls that video reveals

A view is checked window by window, and video allows it before any trip. The angle between two buildings, which reduces the sea to a glimpse; the facing buildings, and what planning rules allow to be built in front; the orientation, the sunlight on a terrace against exposure to the mistral; the noise of the corniche, invisible on a photo but audible on a video shot with the windows open. In Marseille, two neighbouring addresses may not belong to the same world.

Then the building: by the sea, buildings age fast. Sea spray attacks the ironwork, roof terraces lose their waterproofing, renderings are voted or postponed, and all of it is read in the minutes of the general meetings and the works fund. Finally the law: the loi Littoral protects the 100-metre strip outside built-up areas, a right of way may run along the shore, and Les Goudes falls within the Calanques national park, where the right to extend is often non-existent. The view you pay for must rest on clean title.

How Home Select checks a sea view before a single trip

The method starts on paper: co-ownership bylaws and minutes, the surveys the seller must supply, the cadastral plan and easements, the planning rules that say whether the view can be blocked. Then the video pre-viewing, led by Home Select with the seller’s agent: every window, every terrace, at the requested time, windows open for the noise, compass in hand for the orientation. The price is then tested against comparable sales in the DVF register, address by address, never district by district.

You travel only for the decisive viewings, grouped into a single trip, on a shortlist whose every view has already been seen. Home Select receives more than 100 off-market properties every day from its network of 15,000 partners and monitors 1,700 listing sites: on a market where frontal sea views sell between insiders, that daily watch makes the difference. Home Select’s fees are due on success, nothing before completion.

Frequently asked questions

Buying a sea-view property in Marseille

Which district for a sea view in Marseille?

Roucas-Blanc and Endoume for the frontal view over the bay, from the cliff villas and the old buildings above the corniche; Malmousque for houses turned towards the water, a confidential micro-market; the Pointe Rouge and Les Goudes for the wild view, at the gateway to the calanques. Saint-Victor and the Vieux-Port offer a view of the harbour and the forts rather than of the open sea.

What does « sea glimpse » mean in a Marseille listing?

A triangle of sea visible from a single window, often standing up and at an angle, between two buildings: it is neither an open view nor a seafront, and the price should not pretend otherwise. The check is made window by window, on video, at the time of day you will live in the property, before any trip is considered.

Can you buy a sea view in Marseille without travelling?

The search, yes: the brief by video call, qualification on paper, video pre-viewings led by Home Select with the seller’s agent, the price tested against comparable DVF sales. You come only for the decisive viewings, grouped into a single trip, and a power of attorney lets you sign without coming back. In Marseille, the noise of the corniche and exposure to the mistral justify that single trip.

Does a sea view in Marseille cost more than the rest of the city?

Yes, clearly, and all the more when it is frontal and open: the Roucas-Blanc villas and the waterfront addresses are the top of the Marseille market, and part of those sales never reaches a portal. The levels are read on the Marseille prices page; here, the rule is that a view is paid for at the exact address, after checking, never on the strength of a listing.

What are your fees in Marseille?

Home Select, a property finder in Marseille, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
