A city read by districts, not as a whole

Marseille is not read as one city but as a chain of villages: nobody lives in the 7th as in the 8th or Le Panier, and the choice happens micro-market by micro-market. Prestige concentrates on a narrow seafront strip, from Roucas-Blanc to Pointe Rouge, and on the fine districts of the 8th.

The second reading is historical: one of France’s oldest urban fabrics lives around the Vieux-Port, from Saint-Victor abbey to the exposed stones of the hyper-centre, while the harbour front lives its second life, converted docks and contemporary residences around Joliette and the MuCEM.

Which district for which project?

The question is never which is the nicest district of Marseille, but which district matches the actual use of the property: a sea-view villa is not managed like a Vieux-Port pied-à-terre, and a Panier address does not demand the audits of a recent Joliette residence.
