Buying a sea-view property in Cannes

Home Select, a prestige property finder, says where the real sea view is in Cannes: the front line of La Croisette, the noble floors, the hills of La Californie and Super Cannes, the heights of Le Suquet. What “sea view” means in a listing, what the view is worth, its traps, and how Home Select checks it window by window before your trip.

01Sea view

Sea view in Cannes: what does it really mean?

Five realities, which do not sell at the same price. The frontal, open view: the front line of La Croisette, facing the bay and the Lérins islands, with nothing in front. The bay view: from the hills, a plunging panorama over the sea, the town and the islands, with distance for silence. The side view: the sea at an angle, often in the gap between two buildings. The sea glimpse: a strip of horizon between two roofs, which the listing still calls a sea view. And the seafront, an address on the boulevard more than a view.

“Feet in the water” is an image: the shore belongs to the public maritime domain, and the Littoral law forbids building within the 100 m strip outside urbanised areas. You buy a line and a floor; you check what each window actually sees, at every hour.

Where the sea view is, district by district

La Croisette and La Banane carry the frontal view: the palaces and prestige residences of the seafront, the noble floors with south-facing terraces. In La Banane, the triangle between rue d’Antibes and rue Meynadier, a “sea view” listing needs checking: often at an angle, on an upper floor, far from the front line. La Californie and Super Cannes offer the bay view: the 1930s villas of the historic hill, the contemporary properties of the heights with a plunging view, a deep villa market, with sales that often stay discreet.

Le Suquet, the mont Chevalier, sees the harbour and the bay from its heights: character houses and pieds-à-terre where the view is earned by the stairs, in lanes that are demanding on noise and access. La Croix des Gardes, on the western slope, looks at the Lérins islands from the greenery, ten minutes from the centre, on a family and confidential market. And the hinterland of Mougins and Le Cannet: the upper districts of Le Cannet, facing the sea, sell a distant view, often twice the floor area for half the budget of La Croisette.

What the view is worth, and what it hides

In Cannes, the actual view makes the spread more than floor area: two apartments in the same building, identical on paper, sell neither at the same price nor at the same pace depending on the floor and the angle. The front line of La Croisette carries the most liquid values on the coast; the bay view of the hills, the sure values of the villa market. The benchmark figures are on the prices page; each view is priced in its own building, on comparable sales.

What the view hides, the file tells. The seafront lives to the rhythm of the Festival, the summer and the congresses: a terrace on the boulevard is listened to in February before being loved in July. Façades exposed to salt call for waterproofing and rendering, paid through the charges: the minutes of the general meetings are read before the terrace. On the hills, a bay view is only protected by what cannot be built below: the PLU gets checked, like the specifications of the private estates.

  1. 01 Noise and season

An apartment judged in February reveals the noise, the light and the real life of the residence; the same one in July misleads.

  2. 02 Salt and charges

Waterproofing, rendering of exposed façades, works already voted: a badly kept prestige residence always ends up costing.

  3. 03 The built horizon

The view is only protected by the PLU below and the estate’s easements: to be checked before the offer, not after.

How Home Select checks a sea view before your trip

The search is run by the management of Home Select with its network of 15,000 partners, who bring it the noble floors and the villas never listed. Everything starts with a brief by video call or by phone: the usage, how often you will stay, what “sea view” means to you. Each lead is then qualified on documents: plan and floor, orientation, dated photographs, co-ownership bylaws, minutes, charges, easements of the private estates.

Then the video pre-viewing, run by Home Select with the seller’s agent: window by window, terrace included, at the hour when the light matters, camera turned to what the listing does not show, the facing building, the angle of the neighbouring block, the boulevard. The price is confronted with the comparable DVF sales of the micro-sector, the offer prepared off season, when sellers are receptive. You travel only for the decisive viewings, grouped into a single trip, ideally in May-June or September-October; Home Select negotiates, secures the purchase and coordinates the notaire through to completion, with fees 100% on success.

Frequently asked questions

Buying a sea-view property in Cannes

Which district for a sea view in Cannes?

La Croisette for the frontal view, on the front line and the noble floors; La Californie and Super Cannes for the bay view from the hills; Le Suquet for the harbour view from the old town; La Croix des Gardes for the Lérins islands from the greenery. La Banane, just behind La Croisette, offers the town on foot more than the view: when a listing there promises the sea, it gets checked.

Frontal sea view or bay view from the hills: which to choose?

The front line of La Croisette sells the beach on foot, the simplest remote management and liquidity, with the noise of the season and the charges of the large residences. The hills sell the panorama, the silence and the garden, with the logistics of a villa to maintain all year. Real usage and tolerance for logistics decide: it is the first question Home Select settles with you.

Can a sea view in Cannes be checked without travelling?

Yes, and it is Home Select’s method for remote buyers: qualification on documents, then a video pre-viewing run with the seller’s agent, window by window, at the hour when the light matters. You come only for the decisive viewings, grouped into a single trip, on a shortlist where every view has already been seen.

Can a sea view in Cannes disappear?

It is only protected by what cannot be built in front of it: the PLU below, the rules of the private estate on the hills and, outside urbanised areas, the Littoral law that forbids building within the 100 m strip. Before any offer, Home Select has these rules and the view easements checked: a view bought on the strength of a listing can be blocked.

What are your fees in Cannes?

Home Select, a property finder in Cannes, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
