What registered sales say, not listings
The survey of sales registered in Nîmes over the 12 months to end of June 2026 counts 2,366 transactions: 1,714 apartments and 652 houses. Calculated on the French land registry data (demandes de valeurs foncières), published sale by sale, the two medians stand at €2,200/sqm for apartments and €2,500/sqm for houses. Nîmes remains an apartment market, that of a large city with a dense old centre; the house, a minority of sales, costs more per square metre, and one with a true garden remains the most contested.
The range tells the rest. For apartments, the cheapest tenth of sales trades below €1,100/sqm and the most expensive tenth above €3,200/sqm: nearly a threefold spread, between an apartment to renovate in a tired building and a restored floor opening onto the rooftops. For houses, the range runs from €1,500 to €4,000/sqm, for a median floor area of 97 sqm, against 58 sqm for apartments.
The trend since June 2022 reads as follows: the apartment median has risen by 7%, with a climb until end of June 2023, a dip the following year, then a 3% rise over one year to end of June 2026, which brings it back to its level at end of June 2023. Nîmes rises without hurrying: restored properties sell fast, while the stock to renovate calls for a real works plan.
What these figures cannot say: neither the floor, nor the courtyard, nor the condition of the building. Yet in Nîmes, the structure of an old building, damp in a ground floor on a courtyard, façade works voted or postponed and the energy performance of unrenovated period stock weigh as much as the address.

The square metre depends on size
The table on this page shows it room by room for apartments: a median of €2,400/sqm for a studio, €2,400/sqm for two rooms, €2,100/sqm for three, then a clear step down to €1,700/sqm from four rooms upwards. Two- and three-room apartments make up more than half of apartment sales, 479 and 461 over the 12 months to end of June 2026; the large family apartment trades clearly lower per square metre.
Houses follow another curve: €3,100/sqm for two rooms, €2,800/sqm for three, €2,600/sqm for four, €2,200/sqm from five upwards, the most traded category with 282 sales. The practical consequence: comparing a property with the city median means nothing. The useful comparison is made at comparable size, district and condition, against recent sales in the same micro-area.

Four districts, four markets
The medians published here do not go down to district level, and yet that is where everything plays out. Nîmes reads as four districts: the Écusson, the Jardins de la Fontaine and the quai, Montaury, Les Costières. Two streets apart, a dark apartment overlooks a walkway and a bright floor overlooks the rooftops: the gap shifts from one building to the next, and listings rarely say so.
- 01 The old centre
The Écusson: hôtels particuliers to restore and old buildings, where restoration moves street by street and widens the gap between the renovated property and the one next door.
- 02 The rare address
The Jardins de la Fontaine and the quai: floors overlooking the gardens, residences with terraces, which rarely sell and often change hands privately.
- 03 Garden and space
Montaury for old houses and villas with gardens; Les Costières for larger floor areas, at values more contained than in the Écusson.

Offering the right price, remotely: the method
In Nîmes, Home Select leads the search at management level and draws on its network of 15,000 partners: the fine addresses of the Écusson often change hands privately, and monitoring counts as much as budget. The brief is set by video call or by phone; each property is qualified on paper, pre-viewed on video with the seller’s agent, and its price is tested against comparable DVF sales in the same micro-area. You travel only for the decisive viewings, grouped into a single trip.
Then comes the negotiation, backed by that file. On old buildings, have the works costed before the offer: co-ownership charges, structure, energy and façades are where the real negotiation takes place. Home Select then secures the preliminary contract and coordinates with the notaire through to completion: its fees are due on success, nothing before. The median frames, it does not decide: that is the difference between following a price and building one.

Frequently asked questions
Property prices in Nîmes in 2026
What is the price per sqm in Nîmes in 2026?
The median of registered apartment sales in Nîmes stands at €2,200/sqm over the 12 months to end of June 2026 (1,714 sales), and the house median at €2,500/sqm (652 sales). The most expensive tenth of apartments sells above €3,200/sqm, the cheapest tenth below €1,100/sqm. These benchmarks come from published land registry data; the table on this page details the median by room count.
Have prices risen in Nîmes since June 2022?
Yes, without frenzy: the apartment median has risen by 7% since June 2022 in the published data, including 3% over one year, after a dip. Nobody knows where the market will be in two years, and anyone claiming otherwise is inventing. Home Select’s posture: build every price on comparable sales, advise you to have the works costed before the offer, then negotiate on a specific property, never on a forecast.
Are the towns and villages around Nîmes cheaper?
For houses, no. The Nîmes house median, €2,500/sqm over the 12 months to end of June 2026, matches Saint-Gilles and Bellegarde as well as Marguerittes and Redessan (€2,500/sqm) and stays below Vergèze, Milhaud and Aubais and Vauvert and Le Cailar (€2,600/sqm), Caissargues, Garons and Rodilhan (€2,700/sqm) and Sommières and Calvisson (€3,000/sqm). The city sells old stone and life on foot; the neighbouring communes sell the garden and the calm.
How much does a townhouse with a courtyard in the Écusson cost?
The Nîmes house median, €2,500/sqm over the 12 months to end of June 2026 for a median floor area of 97 sqm, gives the order of magnitude, but a townhouse with a courtyard or an hôtel particulier in the Écusson is judged case by case: structure, damp ground floors, roof, façade and energy rating create wide gaps between two twin façades. Home Select reads these points on paper and on a video pre-viewing; have the works costed before the offer, as that is what the price is set on.
What are your fees in Nîmes?
Home Select, a property finder in Nîmes, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
