What registered sales say, not listings
The survey of sales registered in Albi over the 12 months to end of June 2026 counts 635 transactions: 297 apartments and 338 houses. Calculated on the French land registry data (demandes de valeurs foncières), published sale by sale, the two medians stand at €2,300/sqm for apartments and €1,900/sqm for houses. In Albi, an apartment costs more per square metre than a house: it is small, with a median floor area of 55 sqm, while the house sold measures 102 sqm at the median, and the square metre falls as size grows.
The range tells the rest. For apartments, the cheapest tenth of sales trades below €1,500/sqm and the most expensive tenth above €3,300/sqm: a twofold spread, between an apartment to renovate and a renovated floor with a view. For houses, the range runs from €1,100 to €2,900/sqm, from the house to renovate to the restored brick townhouse.
The trend is stability. The house median stood at €2,000/sqm at end of June 2022, held that level until end of June 2024, and has since settled around €1,900/sqm: it is down 3% since June 2022 and 2% over one year. Nothing spectacular: a market without pressure, at levels still measured for a UNESCO-listed city.
What these figures cannot say: neither the floor, nor the view over the Tarn, nor the condition of the brick. Yet in Albi, a dark house on a small courtyard and a bright room open to the river do not carry the same price, and joints, renders and the energy performance of old buildings weigh as much as the address.

The square metre depends on size
The table on this page shows it room by room for apartments: a median of €3,000/sqm for a studio, €2,300/sqm for two rooms, €2,200/sqm for three, €1,900/sqm for four, €1,700/sqm from five upwards. Three-room apartments lead the apartment sales, 94 over the 12 months to end of June 2026, just ahead of two-room ones; large apartments, some sixty sales from four rooms upwards, trade clearly lower per square metre.
Houses also fall away on the larger sizes: €2,000/sqm for three rooms, €2,200/sqm for four, €1,700/sqm from five upwards, the most traded category with 170 sales. The practical consequence: comparing a property with the town median means nothing. The useful comparison is made at comparable size, district and condition, against recent sales in the same micro-area.

Four districts, as many levels
The medians published here do not go down to district level, and yet that is where everything plays out. Albi reads as four districts: the episcopal city, the old centre and the Vigan square, the banks of the Tarn and the old bridge, the outskirts and the southern slopes. The gap lies between properties more than between districts: condition, floor and the view over the Tarn make the difference, and listings rarely say so.
- 01 The protected addresses
The episcopal city: lanes of stone and brick beneath Sainte-Cécile and the Berbie, rare properties framed by the protected sector, views over the Tarn.
- 02 The bourgeois town
The old centre and the Vigan square: brick townhouses, hôtels particuliers behind their carriage gates, fine surfaces to renovate.
- 03 The river and the garden
The banks of the Tarn for the rare address, sold fast and often without a listing; the outskirts and the southern slopes for houses with gardens.

Offering the right price, remotely: the method
In Albi, Home Select leads the search at management level and draws on its network of 15,000 partners: the Toulouse clientele deals part of the market privately, and tastefully renovated properties go as soon as they surface. The brief is set by video call or by phone; each property is qualified on paper, pre-viewed on video with the seller’s agent, and its price is tested against comparable DVF sales in the same micro-area. You travel only for the decisive viewings, grouped into a single trip.
Then comes the negotiation, backed by that file. On brick buildings, have the works costed before the offer, and read the constraints of the protected sector before signing: they weigh on works as on resale. Home Select then secures the preliminary contract and coordinates with the notaire through to completion. Here, selection does more than negotiation: the median frames, it does not decide.

Frequently asked questions
Property prices in Albi in 2026
What is the price per sqm in Albi in 2026?
The median of registered apartment sales in Albi stands at €2,300/sqm over the 12 months to end of June 2026 (297 sales), and the house median at €1,900/sqm (338 sales). The most expensive tenth of apartments sells above €3,300/sqm, the cheapest tenth below €1,500/sqm. These benchmarks come from published land registry data; the table on this page details the median by room count.
Are prices falling in Albi?
Barely: the house median is down 2% over one year and 3% since June 2022 in the published data, after a plateau at €2,000/sqm until end of June 2024. It is a stable market, not a fall. Nobody knows where it will be in two years; Home Select’s posture is to build every price on comparable sales, advise you to have the works costed before the offer, then negotiate on a specific property.
Is Albi dearer than its neighbours?
For houses, almost everywhere. With a median of €1,900/sqm over the 12 months to end of June 2026, Albi is ahead of Saint-Juéry and Arthès and of Gaillac and Lisle-sur-Tarn (€1,700/sqm), of Lescure-d’Albigeois and Cunac (€1,600/sqm) and of Réalmont and Dourgne (€1,100/sqm), but behind Puygouzon and Labastide-Dénat (€2,000/sqm). The town sells what the neighbouring communes do not have: the episcopal city, the Tarn, shops and the station on foot.
Why does an apartment cost more per square metre than a house in Albi?
Because the two products are not alike: the apartment sold measures 55 sqm at the median, the house 102 sqm, and the square metre falls as size grows, down to €1,700/sqm for houses of five rooms and more. The apartment buys the town on foot, the house buys space. Home Select always compares at equal size and use, against sales in the same micro-area, never from one median to another.
